“Excellent value, lovely view and breakfast”

Sure the decor is somewhat dated, but the rooms are spacious and clean, and if you get a room facing the sea the views are amazing. We found the staff extremely friendly and helpful, and also the full English breakfast that is included is delicous and excellent value for money. Would definitely stay again.

My stay at the Terrace Guest House was almost perfect, I had a big double room to myself at a bargain price, and the owners were pleasant as well.. A lovely sea view (There was a mix up about the room but that was easily solved) and plenty of tea, coffee and milk.

Very central location, hardly any distance from the station, though not quite as near the Cliffs Pavilion as I'd expected, though the walk there and back was lovely, what a great view all the way.

I had a great sleep even though the curtains didn't quite fasten, the room was still dark enough for me to sleep. I could have had the full English breakfast but am a toast and cereal fan, and there was plenty of that offered.

And now I have to come to the sad bit.... the shower didn't work. (Well, it worked, but hardly any water came out, I gave up with a quick body wash. As a shampoo first thing in the morning is part of my routine, I felt scruffy and I must admit, disappointed.

All in all, a good stay, but I'd need to know the shower had been fixed before I stayed again!

I'd recommend it but I'd also recommend finding a hair salon nearby if you want a decent shampoo!

We would highly recommend Terrace Guesthouse; it is situated by the sea. The rooms are lovely and very clean, the breakfast was delicious and the staffs very friendly, one of them even spoke Danish, which we found very helpful.
Southend-on-sea offers a lot of nice restaurants, shopping and casinos. Southend-on-sea offers a lot for kids as well, a lovely beach, Adventure Island and a lot more.
We flew to Stanstead and got airport bus no. X30, there is a bus to Southend every hour.
We had a 5 min. walk from the bus station to the Guesthouse.
Super hotel with a fantastic sea view, we got out money worth. We will definitely come back to Terrace Guesthouse.

Last weekend we booked a last minute weekend in Southend and chose this hotel due to the good location and reasonable price. Due to the late booking, the only rooms that were left were the £55 non en-suite rooms. On arrival we were told that for the first night we could stay in an en-suite room as it was available (no extra charge). As a whole we were very impressed with this hotel for the price. We have stayed in far worse B&Bs and paid more. Our only complaint was that in the first room the shower was very temperamental. We actually preferred the second en-suite room in the basement (we only shared with 2 other rooms and had no problem getting in). We would definitely recommend this hotel and will probably go for the £55 rooms when we return.

This B&B has been been rated 3 by RAC and AA,I think they need to revisit . On arrival I was invited into a very cluttered,gruby and untidy office to pay the bill before we had been shown the room, which we found on entering was in need of refurnishing, it had a worn faded carpet and stained pine furniture although the room and bedding were very clean,The window frames were in need of painting and were difficult to open, the digital TV worked but very few channels were available. The bathroom was modern and clean with soap and shower gell provided.The extractor fan wasn't working and at 4.30pm there was no hot water (on asking the emersion heater was put on- 45 minute wait) . The staff were not smart in appearance but friendly and polite and we had an excellent breakfast.
Overall I think for the awards given by the AA and RAC we were expecting better.We would not return.

On reading this review we have put this room to the top of our list for refurbishment. We are pleased that the reviewer found the

"room and bedding to be to be very clean"
and the bathroom to be

"modern and clean with soap and shower gell provided" and that they thought that we provided an

"excellant breakfast"

We have tidied up our office and smartened up the staff because of this reveiw as well as fixing the TV and window in the room.

We provide hot water for all of our guests available on tap at the peak times in the mornings and evenings, and usually enough for the day time. This particular day we had a full hotel, and many guests had long hot baths and showers unusually during the daytime and into the afternoon which unfortunately meant this guest had to wait maybe 20 minutes for hot water. This was a one off incident for which we are sorry.

Overall we have taken on board the comments and improved.

The photos online did not accurately reflect our experience at the Terrace Guest House. The room was similar to that of a student bedsit, in terms of cleanliness and decor. The tables in the breakfast room were sticky and dirty. The plus side was its proximity to the beaches & pier, and the friendliness of the staff.

So difficult to find a hotel to accomodate 2 adults and 3 teens aged 8, 12, 15.

we were provided with two rooms with an internal ajoining door, so just like a large appartment.
Great breakfast in the morning and very helpful and friendly staff.

Highly reccomended. will stay there again for sure. all for £ 75 the lot inc Full breakfast.
