Having read some recent reports arrived with some trepidation.... However!!!
The room was immaculate and sharp ...we were in the garden area ....well appointed... Lacking wifi in this area but available on the main areas...
The main reception areas could do with a bit of sharpening up but only a minor criticism
The service before and during meals could not have been better... Nothing too much trouble... Charming...spot on!!!!
The breakfasts were delicious... Dinner was very acceptable... In need of a little more zing.... The wines were excellent... Service impeccable...
Value utterly terrific... Dinner B and B all for an excellent price...
Working as we do in the industry our views are based on professional experience and our standards are high!!!

We booked on a one night + breakfast,evening meal deal. Arrived ahead of the book in slot but we were able to leave our overnight case with reception - who I have to say were very friendly and welcoming and arranged for our belongings to be in our room when we came back to check in. We did ask for a Lighthouse Room when booking but having not been to this Hotel before we had not realised the distance from the main hotel! On the plus side they were very well decorated rooms, we were able to to view most of them as we passed by to get to our room in the far corner of the 'garden' - in summer I imagine it would be quite a different experience. It did feel a little odd to us having to get into outerwear to cross the gardens and car park for our evening meal and breakfast the next morning, but there is a coat rail just by the door so you do not have to take them into the restaurant! I give a star to the staff for making the whole dining experience very enjoyable, taking our order at the bar and then showing us through to our table with wine ready, the evening meal was well cooked and presented and likewise the breakfast next morning. We would return for another stay, and might then try a room within the hotel for comparison. I had to give a low score for sleep quality as through the night there was heavy rain and wind, at the back of the room there was a drive and a large wooden gate, which rattled loudly in the wind and kept us awake. I imagine in good weather there would be no problem and these rooms would be quiet and peaceful, our bad luck! Even if you do not chose to stay at this Hotel, it is a good place to eat or take afternoon tea and relax, give it a try!

Room Tip: Probably avoid room 43 if it is a breezy night!

We've stayed at The Swan before but next time we come to Southwold we'll want to know that some work has been done to justify the VERY expensive room rate. Public areas are tatty and our bedroom (The Admiral Suite) was disappointing - for the rate we were charged I would have expected something less tired. The carpet was stained, there was no information (breakfast times? sample menus? local information?), the fridge in the wardrobe was on and humming, but completely empty, and one of the bedside lights wasn't working. On the upside, the bathroom was great, clean, stylish and warm, but have to agree with previous comments about the reception staff. When I reported the lack of a guest folder the receptionist promised somewhat grudgingly to find one for me, but couldn't be bothered either to produce one or explain why not. When I reminded her the following morning as we checked out her response was a dismissive, 'yeah, sorry about that.' Subtext: Whateverrr.
After a couple of so-so meals here, we've opted in the past to eat at The Crown, but this time we thought we'd give The Swan a chance to show that it had upped its game. Sadly we didn't find out - when I asked to book a table for dinner I was told the restaurant was completely booked with a Burns Night Supper (on Thursday the 24th, although Burns Night is the 25th?!). Given that my booking was confirmed via e-mail on January 13th would it not have been polite to mention in passing that no dinner would be available?

We have now been going to the Swan hotel for over 7 years. The staff are always professional and helpful. We always eat at least once in the restaurant which is fantastic and of very high standard. Breakfast is lovely and very civilised.

Room Tip: Always have had a double - plenty of room, although have upgraded several times - maybe worth asking...

We booked 6 double rooms and stayed at the Swan last night. First impressions are good and the hotel is well presented but the staff are really quite unpleasant and do not make you feel welcome. We checked in late afternoon but as we were meeting our friends, we all decided to have a few drinks at the bar before going to our rooms. The women on reception and then at the bar were quite curt and appeared incapable of smiling or being polite. As we had children with us we decided to stay there all night so between 12 adults and 2 children, we spent quite a lot of money but they were still most unhelpful. We were also quite unfortunate to have a run in with a local who claimed we were sitting at 'his' table. We had been there for almost 2 hours at this point so were slightly taken aback as it wasn't reserved. When things flared up slightly, the deputy manager told us that the local was in there everyday and she was quite rude to us rather than appeasing the situation as we were paying customers and had been quite happy until being accosted by the 'local'.
When we finally went to our room to get changed for dinner, the smell of paint was immediately apparent. The rooms are also very tired and the bathrooms more so, not what you would expect for £180 per night. I complained about the smell of paint when we checked out (as we were quite late going to the rooms in the evening and I don't like complaining!) but they just said they would speak to maintenance.
The hotel is in a good position and is also very clean but the rooms are hugely overpriced for what you get and the staff made us feel so unwelcome it was almost uncomfortable at times. We make regular visits with our friends to Southwold but will not be staying in this hotel again.

Thank you for your review. Our hotel dates back to the early 1600 and therefore requires constant upkeep. Our intention is to have the building looking the best it can all of the time and so we do have maintenance painting most days in and around the hotel, I do apologise for this upsetting your visit.
It is very much out of character for my team to appear unwelcoming, usually only the kindest of words are used by reviewers. So, please rest assured that this will be investigated. Wishing you a Happy New Year.

We stayed at The Swan as part of a package (one night B&B, one night dinner, bed & breakfast) as we were joining a friend's birthday celebration dinner on the second night. Our room (No. 1) was large and comfortable, with a four-poster bed, two armchairs, a desk & chair and good wardrobe space. It had bay windows overlooking the front of the hotel and with a sea view (just). The floor was very creaky, but that's part of the charm of an old hotel. The bathroom had a good sized bath and decent shower-head, but almost no shelf space for toiletries. Both rooms would certainly benefit from a freshening up of wallpaper and paintwork.

We arrived on a wild, wet, windy afternoon and the room was quite cold, as the hotel has an admirable policy of not heating empty rooms. When we turned the radiators on, one didn't work, but it was fixed within minutes of reporting it.

We had lunch and drinks in the bar, a meal with a large party in a private room, and breakfast both mornings. All of the food and drinks were excellent and the staff were all friendly and helpful.

We will no doubt return to Southwold and will be more than happy to stay at The Swan again.

Room Tip: Have a look at the rooms online and/or phone the hotel to talk to them about your preferences.

We have visited Southwold many times as we have relatives in Lowestoft and have eaten lunch at the Swan which is lovely. We decided to stay for a couple of nights, one of them being the Christmas Light Switch on night which comes as a package, bed, breakfast and evening meal. The hotel is lovely and olde worlde.... our room was nice apart from the noise from the probably out-dated water system! Apart from that it was very comfortable - I did think that the light cord in the bathroom could have been replaced rather than being tied in a knot where it had broken!!! The downside of the evening meal on the Friday was that it was "party style" tables and we don't do sitting by people we don't know! I think they should have said this when I booked on the phone. However, having said that, they did deal with the situation really well, giving us a table for two in the window - everyone else seemed happy on the tables for 6,8, and 10 but we were far happier on our own. The food was excellent and the service superb. I would stay here again but I do think it could do with a lick of paint here and there. Southwold is a lovely place in summer and winter - our Friday was made complete by a lovely covering of snow - very festive!
