I spent 2 nights in this excellent b&b - very well located on the front between the pier and the centre of the town, and only 5 minutes'walk from either. I didn't have the sea view from my room, but the evening sun and open aspect from the second floor twin room - in which there was plenty of space - was lovely. How nice to have a generously sized bath as well. Good breakfast, which set me up for the day - no lunch required! And Pauline is friendly without overwhelming one - ideal for the role!

This was a proper old fashioned holiday of the best type. Because we booked late we had to change rooms for our two night stay, which all went swimmingly and meant we could experience both rooms. Our first night was spent in the half tester bedroom, beautiful and cosy with en-suite, and our second spent in the small, sea-front twin with private bathroom down the corridor. Everything in the rooms is lovely, stylish and clean. Our ambition is to spend the night in the four poster en-suite, so we'll be back. The room facing the seafront is a wonder to wake up in.
Pauline is lovely, glamorous, extremely friendly and terribly helpful, she knows the place back to front!
I think what we loved the most about our stay was breakfast time. All foodies are catered for and the food is delicious, served by attentive and friendly staff, but the best thing is that you all sit at the same table. This is a massive benefit we'd never come across before, having always stayed in b&bs with individual tables where you rarely make contact with your neighbours. Not so here, we all got to know each other, exchanged stories, places to visit and so on, it was an absolute pleasure.
We would whole-heartedly recommend this b&b, thank you Pauline.

My wife and I have just returned from this most excellent b&b in Southwold. We were there 3 nights and had the front room with the four poster bed and superb sea view. I would recommed this room because of this marvellous view. Pauline, the owner, is the best host/landlady I have ever met. She is friendly and welcoming and did everything to make our stay so special. She is to be congratulated and commended for running and maintaining a first class establishment. I have no hesitation in recommending this b&b to others

Room Tip: Front double room with sea view and the 4 poster bed.

Just got back from a great stay in the most charming b&b in Southwold. The room was spacious, comfortable and had the most amazing view of the pier. It was lovely to fall asleep to the sound of the waves. Pauline, the landlady gave us a great welcome, took the time to find out what we wanted from our break and made a number of suggestions all of which were perfect. Breakfast was delicious and served at a civilised hour. We will definitely return.

Room Tip: The double at the front with the four poster is huge and light with a great view.

Home@21 is the best B&B in town. The rooms are clean & comfortable, breakfast is comprised of locally sourced food, well cooked & lots of choice. Pauline is very welcoming & goes the extra mile to make every guest feel valued & her staff are the same. A five star experience.

By far the best B&B in Southwold. Comfortable beds, lovely room & excellent breakfast. Pauline, the landlady, is a great host, going the extra mile for guests & providing useful information about things to do and see. Really enjoyed our stay, have been before and will definitely be back. Twin room has lovely views of the pier & sea with private bathroom just down the corridor.

From the initial phone contact with Pauline I had the feeling that home@21 would be a very welcoming place. We were not disappointed. A first class host and staff matched by the beautiful rooms and excellent breakfast.Near to all amenities as all Southwold accommodation are but home@21is a sea front b &b with excellent views. Would thoroughly recommend. Jack and Sarah
