We stayed here in May and loved it. The room was comfortable and we appreciated having our early-morning cuppa gazing at the sea view from the four-poster. Ask for this room if you can! Breakfast was superb, no problem chatting to the other guests at the big table (although there is a smaller dining room if you happen to be the only guests). Pier, shops and pubs/restaurants are all within easy walking distance. Pauline is a great hostess, nothing was too much trouble. Although not cheap (nothing is in Southwold), we felt it was worth it. And if you go, on no account miss the Adnams brewery tour!

Room Tip: First floor double-bedded room with sea view may cost more, but worth it.

Just returned from a lovely weekend in this very impressive B+B which has a really nice feel to it. The house has been renovated to a very high standard and the furnishings and décor are lovely. Spotlessly clean everywhere too, good quality bedding and towels. The landlady and other staff are very friendly and nothing is too much trouble for them.
The location is great - right on the sea front and within easy walking distance of everything - you don't need to use a car at all. We had a twin room with a view of the sea and pier. Very comfortable.
I would definitely recommend this place and will return at some point.

Beautiful building and a very friendly landlady. Once we got to know her she is truly a lovely lady! Nothing too much trouble, room was spotless and breakfast good.
The only thing we didn't really like was something that a previous reviewer commented on. We weren't too keen on having breakfast with the other guests as there is only one large table in the dining room. Not that we are miserable but sometimes you dont fancy small talk with strangers first thing in the morning!
Having said all that we would definitely stay again as its so homely there, in fact, cant wait.

We had a lovely weekend stay, our room overlooking the seafront and pier was sumptous. The breakfasts were excellent- full english or smoked salmon and scrambled eggs on Sunday! Just left the car opposite and were able to walk to everything. Loved Pauline- who is a great landlady- bubbly and nothing is too much trouble for her!

Really enjoyed our 2 night stay. Room has lovely four-poster bed and tasteful decor in keeping with the house. Pauline is a marvellous host who offers good advice on what to do and where to go for food. And her breakfasts really set you up for a full day's activity! Recommended.

Just had a lovely relaxing weekend at Home@21. Accommodation very welcoming, cosy and spotlessly clean. Breakfast extremely good with plenty of choice and nothing too much trouble. Had a rear view room which was very nice, would have been good to have seen the fabulous view from the front room, but already taken when we booked! It was my 50th birthday whilst we were there, and Pauline (the Landlady), even gave me a beautiful hand made soap as a birthday gift aptly named "The Southwold Landlady"! Loved Southwold & Home@21!

Pauline is the perfect host ,with a friendly but relaxed manner .
she helped advise the best walks and places to visit .
the house is wonderful with a completly relaxing atmosphere ,great for a weekend escape
