“Modern, spacious and clean”

Toad hall was perfect for our 3 night stay and had everything we needed for 3 adults and 3 children. It was clean, spacious and modern. There was also a new children's play area which was great. There was no washing machine or tumbledryer in the cottage but there were facilities on site for anyone to use. My only criticism was that there were several low beams upstairs and everyone over 5'5" banged their head more than once.

“Lovely barn conversion and very comfortable”

We spent a long weekend in Toad Hall while attending a family wedding. The house was comfortable and clean with plenty of space for sitting and eating. The kitchen is well supplied with glasses and crockery and an adequate amount of basic cooking equipment but if you plan serious cooking you may need to bring a few extras with you. There is a good amount of outdoor furniture and m 2 yr old grandson was able to run up an down in the courtyard without being able to escape! As mentioned before the beams are quite low in places and you do have to watch your head, but it is a converted barn!
We spent most of our time socialising but the area has a lot of places to visit which we have done in the past. Lovely countryside and villages.

“The perfect place to see in the New Year with friends/family”

We had a fabulous 4 nights away over the New Year at Toad Hall with friends. There were 4 adults and 4 children (aged 6 & 9) and the property was perfect. We didn't want to use the sofa bed in the lounge but the owner was more than happy for us to use camp beds alongside the single beds for the kids, which meant we all had bedrooms. The property was spotless and the beds really comfortable. Appliances were a high spec, and there was everything we needed to enjoy our stay (from cooking a roast on New Year's Day, to the kids having their own tv area where we hooked up our Wii console). We visited the local swimming pool in Towcester which had a flume and waves, and went to Towcester Races on New Years Day which was great fun. I would thoroughly recommend this cottage to anyone looking for a relaxing short break away.

“Perfect Getaway in fabulous cottage”

We stayed here for 3 nights during October mid-term with 4 kids and 4 adults. The cottage was stylish comfortable and extremely well kitted out with original features and masses of character. There was a welcome pack on arrival as well as toiletries and basic essentials ( I disagree with the comments left by previous guests). It's a great base for exploring the surrounding area and amenities and its just a shame we couldn't stay longer. We will certainly be back and hopefully the sun will shine so we can use the bbq and outdoor areas.

This cottage was amazing. All of the modern conveniences, but with the character expected of a converted Barn. A really peaceful rural location, yet only a short distance from some great days out for the family. (Towcester race course is a short walk away, Stoke Bruerne and Silverstone a short drive and that's just the places we managed to fit in!). We had concerns prior to our arrival because of a previous review, but I have to say that having stayed here, i couldn't relate to a single one of the points raised in that review. The owners were really friendly and it was obvious they cared about us enjoying our stay, the place was amazing and the location perfect for our planned trip. We are already planning to re-book for the summer when we visit our family again and look forward to getting to use the BBQ facility in the warmer weather! Highly recommended.

mean spirited distinct unwelcoming lack of hospitality - so obviously only run as a business for their benefit & not to benefit the paying guest. Minimalistic to the extreme - no warmth or welcoming atmosphere. Not a single small bar of soap in entire area - toilets/sinks. Hand towels only expected to bath with & of the cheapest, thinest scratchiest material - poundland's cheapest! Not a single hangar to hang ur clothes on, no hooks to hang on, very little drawer or space to put ur clothing in main rooms, insufficient chairs for number stated accomodated for. No mixing bowls or oven/serving dishes in kitchen, 2 dishwasher tablets only for entire weekend & request for more ignored! Totally inadequate toilet roll supply on arrival. No local information of nearby walks etc & on asking owners obviously just wanted us off their property so sent us off to an area without providing any detail on local parking etc. Ceilings upstairs are extremely hazardous - I cannot believe that they were allowed planning permission to rent out this to the public with such an obvious hazard. Extremely low beams, unpadded & with no hazard warnings. Travelodge provides the same standard - no attention to detail for any comfort or welcoming.

A good property, well located, immaculately clean, lovely bedding. I do defy any guest not to garrotte themselves on the forehead-high beams upstairs....

However....having stayed in self-catering properties on many an occasion, I know the difference between a clinical commercial let and one where hospitality is a motivating factor. There was a meanness in the hosts' approach that was reflected in the quality of our experience. Not a single bar of soap, a serious understocking of toilet rolls, 2 dishwasher tablets, and a very under-resourced kitchen. If you're happy to spend a weekend eating pizza, you're fine. If you're wanting - as we were - to cook a decent meal, it is not. One small frying pan with a loose handle, in a cottage that is let for 8 people. Etc.

On politely raising some of these issues with the hosts, we were met with the response, 'none has ever 'complained' before.' I didn't appreciate this response, although most of the issues were addressed.

This was a very special family occasion, as we had informed the host, and it was marred by this lack of generosity. Interrupt a family celebration with a trip to a supermarket to buy soap and dishwasher tablets....? For the sake of a fiver and a little more thoughtful investment in the needs of guests , this could all have been avoided.

Would I stay here again? Probably not. I'd rather go somewhere less slick where I am assured of a warm welcome.
