A gorgeous, clean and modern B&B. The breakfast was fantastic; fruit, cereal, toast and a traditional English fry up (which wasn't at all greasy)! The couple who own it were exceptionally friendly. A lovely place that I would recommend to anyone.

We stayed just for one night but really enjoyed it here. The delightful rooms open onto a courtyard and were beautifully decorated and spotlessly clean. We had a plentiful breakfast in the morning and the welcome and service we received was really excellent.
Would like to go back as the restaurant in the village pub was also very high quality.

A first class b& b with a luxury room, including wi fi and all home comforts. Breakfast was outstanding and we were made very welcome. If you need a base for a visit to N Yorshire, this is the place to stay. Whether business or pleasure, it is reasonably priced and excellent value!

My husband, daughter and I stayed here on our way home from Scotland. The rooms were very comfortable, we had a very good meal in the pub in the evening and Emma made us a lovely breakfast in the morning.

This was the first stop for our two week tour to Scotland.What a joy this place is,
Emma our host was first class and her breakfasts were excellent.
Lovely self contained accommadation was excellent.
This set the standard for our trip and was totally acceptable.
Only downside was that we only stayed two nights

An example of just how a B&B should run! We stayed in the wash house, a nice bright room with a large en-suite bathroom with shower. The relaxed atmosphere, hospitality, beautiful buildings, cosy rooms and great breakfast cooking and service make this an ideal place to stay. There is even a small terrace where you can watch swallows flying into the garage to nest. It is a great base for exploring and walking in the North York Moors or western Yorkshire Dales. Nearby pubs and restaurants offer some good food. Don't miss the pie shop in Great Ayton if you have a walk up Roseberry topping!

We stayed at Carlton Barns recently as my husband was doing a birds of prey day at Sion Hill which is close by.
Being in the B&B industry ourselves we are probably the worst guests to have as there is the constant comparison with what we do. I chose this B&B because it is a similar set up to our own with the outbuildings converted into tastefully decorated self contained rooms with ensuite bathrooms and it did not disappoint on any level.
The rooms were comfortable with good quality furnishings and Emma looked after us really well - ensuring that we had wine and champagne glasses when we needed them and cooking us a superb breakfast on both mornings - do try the home made lemon and lime marmalade it is divine.
All in all this we found this to be a wonderful retreat and I suspect that we will be returning on a regular basis especially with the fantastic pub in the village (see separate review)
Thanks Emma for looking after us so well we really enjoyed our stay, neither of us wanted to come home we definatley have stayed longer - if we hadn't needed to get back to our own guests!

Room Tip: On the basis of the room we had I would suspect all rooms are wonderful
