This cottage has everything you need and more to have a relaxing family holiday. Ideally placed to access all the peak district and further east into Lincolnshire, there's lots to do around the area and plenty of leaflets to plan your days out. Shops and eateries in Wirksworth just a short 5 min drive away, or everything you need to make a home cooked meal. The owners are very welcoming and even went out of their way to help us get to the local garage for repairs...going above and beyond.

“Perfect Holiday Cottage”

We stayed at Spout Barn for 4 nights as 3 families.
The accommodation is 'upside down' with two en suite bedrooms to the ground floor and the third off the open plan living area to the first floor. The accommodation is well equipped and modern. It is light and airy and perfect for keeping an eye on the little ones being open plan. There is a lovely courtyard with BBQ to the front and a lawned area to the rear with loungers. The stairs are somewhat steep but stair gates were provided when requested.
The owner is on hand for any queries.
The one thing worth mentioning is that one of the down stairs bedrooms has a curtain in place of a door.
The views afforded by the property are spectacular and its location means it is a perfect base from which to explore Derbyshire.
We loved it so much we have already enquired about two further holidays. You will not be disappointed with this property.

“Perfect hidden gem...”

Stayed at spout barn over the May half term week with my husband, mother and two children (2 & 7).... Had a wonderful time. Spout barn is absolutely lovely and a perfect setup for entertaining with the family. The open plan kitchen makes cooking fun and socialable for all the family. The kids played lego, while one made salad and the other cooked.... Just perfect.

The area is stunning. Loved waking up to rolling hills, blue skies and the sound of silence.... The kids enjoyed feeding the horse, walking to see the Bulls in the field and running through the long grass.... Lots of happy memories made.

The house is superbly furnished and is very well equipped.... Jo thought of everything.
Jo was on site if there were any problems and was really friendly.

The farm is centrally located and never travelled more than 8 miles to get to our days out. We went to Matlock, Abraham heights, dovedale, Ashbourne and crich valley trams.

Would highly recommend this holiday cottage and will be returning next year.

“Perfect Christmas”

We spent Christmas at spout barn (6 adults and 2 children) our second stay . Again it was fantastic, perfectly equipped for all the Christmas cooking and festivities. The snow came Boxing Day, and it made the scenery out of the window even more spectacular. The location is ideal for walking in the countryside and exploring the Peak District.

“Beautiful renovated barn”

We had a wonderful stay in the spotless barn conversion owned by Jo. We had 6 people stay and there was more than enough room as the bedrooms were really spacious. It was warm, cosy and we loved the kitchen especially - it was really modern and had great views of the rolling hills and fields. We would absolutely recommend staying here, place is very close to Carsington Water (absolutely beautiful) and the surrounding area is lovely. We had a nice meal in Wirksworth (Le Mistral) which did a great deal for 2 courses (£10.95).
Hope to return another year!

“Excellent value for money”

Lovely cottage, nice area and views. One of the ground floor bedrooms has a curtain instead of a door, this would be better if a door was fitted. Only thing missing in the lounge was a coffee table, had to use the pouffe to put things on. this is a modern well equipped cottage an d we had a lovely time there.

“Wonderful”

This is the best cottage we have ever rented. It was spotless, very scenic and photogenic, had all the conveniences one would want and a great hostess-owner, Joanna. She was there to meet all our needs. The Barn Conversion was beautifully done, with our daughter and her husband, our two granddaughters, and us all having ensuite bedrooms - awesome! The area is in a beautiful part of Derbyshire, very quiet, and extremely comfortable. We hope that open day soon we can return to this gem of a property.
It is modern, yet it is a wonderful old barn conversion!
