stayed at the lilacs for one night it was very clean looked after property by its owner Tina, the bathroom was very spacious with bath products and shampoos etc.We had a very good breakfast plenty of choice. The only downside was the stairs very steep with a turn in them and no banister no good for anybody with walking difficulties.Tina was very helpful and took us into Ashbourne in her car in the evening and came back for us all in all a very good stay.

Booked this on the strength of its trip advisor rating and reviews so expectations were high, but to our eye's this is a fairly bog standard b&b with a host doing little more than going through the motions. We'd stayed at the chained oak near alton towers the night before and the two experiences were like chalk and cheese. Lilacs will probably appeal if you're into plastic flowers and consider a tissue box naked unless wrapped in an embroidered cover.
The driveway is a very sharp turn off a busy road with a very narrow gap to the car park behind the property.
Lilacs is really to far out of Ashbourne to walk in and back for Dinner but the Royal Oak (5 minute's walk further out of town) offers really good food and excellent value - if a little lacking in character and atmosphere.

Room Tip: Room 1 has a small en suite and suffers noise from passing traffic

The Lilacs is a major credit to our host. We were welcomed in the car park as we arrived and shown straight up to our room, which was very clean with a spacious bedroom and bathroom.

Breakfast was perfect everyday - cereal and yoghurt to start, then a cooked breakfast, with a choice of toast and eggs all the way through to a full English breakfast.

Rooms were very clean and tidy when we arrived and when we came back everyday. Chocolate biscuits left every day too, which were always eaten immediately on our return in the evening with a cup of tea!

The Royal Oak 5 minutes walk down the road was an ideal meal on our first night. Another eating highlight was The Saracen's Head in Shirley, about 10 minutes drive towards Derby. There are plenty of other great places to eat in the surrounding area and those in Ashbourne are within comfortable walking distance.

Overall, a great place to stay, on the doorstep of the Peak District and ideally placed to get to numerous attractions and amazing walks. Thank you for welcoming us into your home, it was a pleasure all week.

I would stay here again when going back to Alton Towers. It's a great location. The welcome was a lovely one from Tina. The room was lovely with personal extras such as mints, hot chocolate, pen,note pad and a pack of cards. The breakfast was amazing. xx

This is a lovely B&B base in the peaks. The self catering cottage is bijou, compact and well equipped. Ideal for a couple. Eventually it will be in need of a little refreshing/updating but that does not detract from it's cleverly equipped functionality making the most of a small spaces with good storage - "cute and dinky". By far the Lilac's best attribute is the owner Tina, who it seems, single handedly runs the B&B and the cottage. Nothing is too much trouble and the welcome is warm. The garden is spectacular and a haven for butterflies, a real labour of love with little areas to relax and enjoy the lovely view in a sun trap. The breakfast is delicious. There is a compact car park that has a capacity for a surprising number of cars especially if the guests are considerate. There are plenty of places to eat near by and the location is close to many trails and Ashbourne centre which is beautiful. We will rent the cottage again. However I would say that if you have small children that are partial to running around and have no sense of danger , that this business is too close to a busy main road (A52)! In saying that , within moments of settling in we tuned out of hearing any traffic even at night with the windows open. With fond memories of our stay I look forward to a future return. A great holiday base for visiting this area of the Peaks.

We had only planned to stay a single night but would happily stay for longer on future visits to Staffordshire.
From the moment we arrived we were made very welcome. Our room was clean comfortable & well appointed with tea/coffee making facilities & flat screen TV. The en-suite bathroom was surprisingly large, modern & supremely clean & well equipped.
There was plenty of choices for breakfast & our full English was cooked perfectly.
We could not have expected anything more for the money.

Absolutely wee gem of a place!!. Easy to find with sat nav, Only 20-30 mins drive from Alton Towers so perfect for a stay over. We arrived to a lovely friendly welcome from the landlady who showed us to our room. It wasn,t overly huge but it was clean and tidy and was ensuite with shower. H ad tea and coffee making and a tv.all working and clean!.The breakfast was great and you could choose whatever you wanted and it was cooked freshly to order. The pub at the end of the road serves delicious evening meals in a great atmosphere. Will definitely go back!!!
