We were doing the Coast to Coast and after a very wet day trekking over from Grasmere we had high hopes of the Old Water View after all AW himself had been a frequent visitor. We were looking forward to a warm welcome, a comfortable room, somewhere to dry our gear and some good food.

The welcome was warmish but a bit distant so not a great start. The room (LittleGem) seemed OK although it was in an annex in the lower part of a barn conversion so wet weather gear was necessary to get to/from the hotel for dinner. The drying room was a shed with a boiler in it and clearly going to be struggling if everyone staying there was a walker. By this time we were hoping dinner would make us feel better. What can I say dinner was OK but a bit pricey for what we received and breakfast the following morning was again OK but nowhere near as good as our B&B in Grasmere.

The real issue was the room. It looks pleasant and at least there was plenty of hot water for showers. However, after dinner we quickly discovered the builder who had done the conversion knew nothing about sound insulation. Lying in bed listening to the family above us chatting into the small hours and going to the toilet at regular intervals wasn't a good way to prepare for the following days 16 mile walk to Shap. They weren't being unreasonably noisy but they would have had to whisper for me to get to sleep. My partner of course was sound asleep before they came back to their room so no problems for her.

If This is the only room available just walk away and go and stay in another hotel. If that's not an option take ear plugs with you.

We stayed in 10 B&B's and hotels on our C2C walk and this was one of the least impressive. Maybe it was good when Wainwright stayed there but that was along time ago.

Paterdale is noted as one of Wainwright's favorite places and the local store was the first to sell his books. The Old Waterview is a B&B that is steeped in the history of Wainwright and many years ago, under different owners, it was a place that he frequently visited. The B&B is a lovely homage to his spirit. The rooms are comfortable and the proprietor has a wealth of knowledge about the trail. Breakfast is divine, more choice than most places. We stayed two nights at Old Water View during our Coast to Coast walk. It is situated in a beautiful spot and our room was spacious and very comfortable. With a rest day we were able to enjoy the garden area and also easily walk to a neighbouring village to replace some equipmnt. On both nights we ate at the restaurant and enjoyed delicious meals. The owner, Ian, made us feel very welcome and we enjoyed hearing about th earea and his walking experiences. The Wainwright memorabilia was a real bonus.

A very pleasant place to stay, and indeed used by the great Wainwright himself ... the owner Ian has walked and guided on the Coast to Coast walk, and so is interesting to speak with about the upcoming days ... also his daughter I believe is the youngest person to ever complete the C2C at aged 7. The room was large and comfortable, but no water view for me ... breakfast was lovely, and there is a laptop in the guest living room for internet access. The C2C walk itself passes right by outside so location is ideal. you have a choice of eating at the guest house itself or at the pub 100m away. I did the latter and enjoyed a delicious home cooked meal, all too rare in these freezer/microwave/deep-fat-fryer days

We recently stayed at the Old Water View when walking the C2C. On our arrival we were greeted by our very helpful and friendly host Ian who made us feel at home straight away. This B&B is situated in a beautiful part of Patterdale close to amenities. We loved looking at all the Wainwright memorabilla placed around the house and took great interest in it as he was the reason we were doing this walk. Our room was very comfortable and clean and the meals, especially dinner were superb along with a great wine list to choose from. Breakfast was also hearty and Ian had also organised some great sandwiches and lunch for us. After a great sleep and excellent food we were ready to tackle the next leg of our journey. I would thoroughly recommend that anyone visiting Patterdale and especially anyone doing the C2C, stay at this wonderful accommodation. Full credit to Ian for running a great B&B.
