Sin Duda! What a wonderful place. Great rooms, great beach, great palapas. The common area/kitchen is perfect, with coffee, yogurt and granola available every morning. There is plenty of wildlife: birds, fish, crabs, rays, and also the loveliest cats and dogs (beach buddies). Dave and Lesley are amazingly generous hosts, with plenty of stories to tell and margaritas to share. The villas are also eco conscious, which is a refreshing difference from the large resorts in Cancun and Playa del Carmen. Xcalak is quite isolated, so remember to grab your groceries on the way and bring plenty of cash for the afternoon food trucks.

Our stay at Sin Duda couldn't have been any better. We had the Ocean room and enjoyed having the shared kitchen which was fully equipped and stocked with coffee, delicious homemade granola with fresh coconut and yoghurt. The library was astounding and makes you wish your stay was longer - like maybe three months. We loved snorkeling right out from the property where there are lots of coral heads containing octopus, eel, rays, many types of fish, and squid. While kayaking in the lagoon we saw a ray and many large birds and had a great time exploring the mangroves. There is a beautiful garden that is home to lots of birds, geckos, and hermit crabs, and has great napping and reading areas under private palapas with lounge chairs and tables. Most of all we looked forward to the evenings when we would sit and talk with the other travelers, neighbors, and our wonderful hosts, Dave and Lesley. We can't wait to go back and spend time with our new friends.

An amazing family holiday at the majestic Sin Duda Villas!! Loved meeting the new owners, Dave and Lesley. Already thinking about when we can return. Great people, great accommodations, beautiful scenery, magnificent snorkeling. Looking forward to our next visit.

I've done a lot of traveling, all over Mexico and Central America. I gotta say, Sin Duda is a special haven. The beach is lovely and well taken care of. Snorkeling is out of this world, only steps from the beach. You'll see a wide variety of fish and beautiful coral. The grounds are really interesting and there's plenty of opportunity to relax and watch the world go by.

The hosts, Lesley and Dave are great. When we arrived they greeted us as we pulled up and helped us with our luggage. They showed us the ocean room which would be ours for the next two nights. It's a nice room facing the ocean with a balcony to relax on. Great bed, hot shower and ample space. Really nicely decorated with interesting artwork. There's a communal sitting area with kitchen right down the hall. It's awesome to have a large fridge, stove and coffee for one's use. Lots of books to read are also in this sitting area/kitchen.

Back to the hosts, Dave and Lesley, they were GREAT...going above and beyond. Extremely helpful and willing to go out of their way to make sure you have a good old time.

My husband and I were there to celebrate his bday. I mentioned this to Lesley and by surprise she made appetizers and drinks for all the guests. We congregated in the sitting area and out of the blue everybody began to sing Happy Birthday! What a treat and so thoughtful! It's a bday we'll never forget!

If you want a mellow vacation, off the beaten track, with a lovely beach, great rooms, awesome hosts then this is for you. One goes to Sin Duda to chill and to perhaps reflect how lucky we are to have found such a hidden gem. Book the trip, you won't be disappointed!

This was our 3rd time staying at Sin Duda and it was just as fabulous as always. The rooms are large, airy, clean, beautifully decorated and the beds are incredibly comfortable. I can't say enough about how much it helps to create a peaceful vacation when you have a comfortable beach lounge chair right out front under a shaded palapa (if you choose) with the option to head out directly in front of the villa for some of the best snorkeling I've done at any time. Or go sea kayaking if you feel like it. No travel to the beach, or trying to find a lounge spot or decide whether to go on a great snorkeling trip or go to the beach and maybe get some okay snorkeling in. The grocery trucks popping by to supplement your meals is a nice option as the road has been in less-than-ideal conditions the past 2 times we have gone and getting into town or heading to one of the nearby restaurants (there are a couple) hasn't been as attractive an option.

As much as I would like to keep Sin Duda our family secret, I have recommended it over and over. I can't say enough wonderful things about it, it is our "happy place". Also, for any others who have been there in the past and are aware there are new owners and have any concerns about changes - don't be!!! Dave and Lesley are excellent hosts and are keeping the same standards of quality and service that Robert and Margo had, as well as the Margoritas! They made us feel right at home and as welcome as we felt before.

Room Tip: All the rooms are excellent!! The downstairs room has the hottest shower.

Maybe a bit egoistic, but I don't want to share this piece of heaven ;) but since I really love the previous owners, Margo & Robert and just met the amazing new ones Dave & Lesley, I'm writing a review!

It's the second time we've been at Sin Duda (first time in the summer), and yet again, after a pretty bad dirt road you arrive to a beautiful clean house, full with books and a calm vibe. The rooms have great taste, and the beds are amazing. On the day time you can spend your time around the beach, snorkeling, on your own veranda or go downtown to dive and have lunch.
The kitchens are fully equipped at Sin Duda and the owners seem to be always around when you need them ;)

In the evenings there is a social drink or snack which is a good ice breaker to meet the other people that are visiting. This is great fun! Thankfully we also stayed for the bbq night, which was a great evening with great food and company!!

It's hard to explain in a few paragraphs why this place is so amazing. But it really is somewhere you can disconnect and feel you are really in the middle of nowhere - at the same time with all the modern comforts that make life easier.

Room Tip: I would go with the rooms with ocean view, even though the laguna room is also great, my dad stayed...

OMG! If only I was back at Sin Duda this instant! My husband and I wanted to go some place relaxing and romantic for our honeymoon. We wanted some place that was beautiful, serene, warm, and adventurous, but also AFORDABLE! After reading the reviews on this site we chose Sin Duda, and we could have not picked a better spot! We were a little worried about driving there from Cancun, but it was remarkably easy! There were even a plethera of cenotes and parks to explore right off the highway...which I would highly recommend doing if you have the time. Dave and Les (the new owners) were so welcoming. They greeted us with "Margo"-ritas (named after the original owner, Margo), and a friendly easy-going vibe. We stayed in the "Ocean" room, which was "muy bonita" to say the very least! The view of the ocean looked like a painting, and we had our own private balcony to lay around in. I read some complaints on this site about cieling fans being on timers, but there was a floor fan in the room as well, so we were always very comfortable (not to mention the constant ocean breeze). The beach itself was like a magical garden (I know that sounds cheesy, but there's no other way to describe it) with all these private nooks and crannies and palapas...and very private. The snorkeling just off the beach was just as good as any diving I've done...a huge moray eel lives in a reef head just off shore! Sometimes we joined the other guests with Les and Dave for happy-hour, which was always fun, and sometimes we had quiet evenings to ourselves. It was really an amazing experience for us, and we both can't wait to come back!

Room Tip: The "Ocean" room was very romantic and breezy
