“Excellent Akumal vacation and loved the house”

We've been to the region many times - usually staying in big all inclusives or condos. We always wanted to find a great house on the beach in Akumal ever since we snorkeled out in this area a few years ago. Glad we did! Our group of 10 had a pristine beautiful beach right out the back slider doors. You cannot beat the privacy and feeling like you've arrived in your own slice of paradise. I think overall we may have spent just as much time in the pool as we did in the ocean. Great to have both options. Regarding the house: it really has one of the best beaches right out the back door compared to the other houses in the area. Wear aqua shoes. Bring your snorkel gear. Lots of fish and shellfish to see in crystal clear knee deep water. Slept 5 couples comfortably (had 2 sets of twins converted to kings before we arrived). AC works great in the bedrooms - no AC in the rest of the house (and late May was HOT - we would not go again this late in the year due to the humidity and heat). There's a charcoal grill that we used a few times - didn't get as hot as we would have liked due to the humidity. Small wild hermit crabs crawl all over the beach and pool area at night - we had so much fun watching them. The turtles are breeding this time of year, so we were not able to roam about the beach at night. On the night before we left, a turtle laid her eggs right on the home's beach! Amazing! The conservationists were there confirming the nest. Very cool experience. You can go up to the roof and watch the starts at night. Housekeeping staff does a great job keeping everything spotless. I have to say it was a bit challenging getting around without a rental. The walk north to the restaurants is only about 30 minutes but it felt like an hour. And if you are hot and hungry, it makes it worse. We all walked to town several times for dinner and then took taxis home. We ordered groceries, beer and booze through rivieramayagroceries.com, would definitely recommend. Our group went through tons of food and beverages, and Pedro (house keeping staff) went to the grocery store for us a few times for a fee. He also helped arrange van transportation for us for one of our excursions out of Puerto Aventuras. About the area: Akumal has a few great restaurants. Don't miss La Buena Vida, been there now a few times and continue to love it (go for happy hour - super cheap). OK shopping. Went to Tulum to a public beach and was a bit disappointed. Went on a Sunday when mostly local families come out. The beach clubs were crowded. Quite a bit of seaweed, too. Also spent a day in Playa Del Carmen - shopped, had lunch and dinner, spent some time on the beach. Also very crowded compared to what I remember of it from a few years ago. Seaweed not bad. Honestly we looked forward to being on our private beach - so much better. Best part of the trip - snorkeling with the turtles downtown Akumal (they are huge and peaceful and endangered - do not touch or annoy them). As of the timing of this trip, you could just walk into the water, swim out a bit (bring your fins) and see a few turtles. There's a big debate going on now between locals and conservationists (and maybe police and local hotels) about access to the turtles, and possible fees for snorkeling there. It's a very busy place during the day with many tours coming through. I hope the turtles win, they are amazing creatures. Overall I'd do this trip again, but have a rental car for getting around.

“WOW ...exceeded expectations”
Reviewed April 3, 2016 for a stay in March 2016

Our group of 12 stayed here and were extremely pleased with everything. Beds were very comfortable, each bedroom had its own air conditioning, kitchen adequately equipped, pool fantastic for kids, garden area beautiful, very clean and with a view that can't beat. Large bottled water is provided in the kitchen and bedrooms also. Cleaning and grounds staff were very friendly and kept the property pristine. Beach front was great, excellent snorkelling right off shore, calm waters, soft sand. We noticed people from other condos often walked down infront of the villa to enter the water if we weren't down there. It is rocky once you enter the water so you will need water shoes if walking out (least rocky though of all properties on the bay). It is perfect for small kids to learn to snorkel as it is shallow (you can walk out very far) and waters are nice and calm due to the reef. Way better location than Jade beach where we saw large waves and sargasso grass in places. It is a fantastic property for bigger groups. We enjoyed every second here and would highly recommend.

“Delightful Home”

We celebrated Thanksgiving at Villa Los Primos. It is our second time renting in the Akumal area. This home is in a gated community called Akumal South. There are perhaps 18 homes in this secluded beach community. The beachfront is marvelous. A little rocky upon entering the water so watershoes or tevas are a good idea. You can snorkel or kayak right off the beach. Small ocean side pool. The house is nicely appointed. We rented the apartment over the garage for extra space. It is actually quite spartan compared to the main house. Bedrooms are air conditioned. We had an issue with one ac unit and it was remedied within a day and a half....the manager apologized that it took so long but a national holiday interfered with repairs. Of course the bedroom with the problem ac was for the most heat sensitive person in our group. Some of us didn't bother with the ac. Between the ceiling fans and breeze it was comfortable most nights. The manager Rhett made an appearance within 24 hours to give us a brief on the area, things to do, answer questions, etc. A very personable gentleman. We have one in our party that has issues with stairs so we tried to pick a home with at least one main level master bedroom. Unfortunately there are quite a few stairs to get into the place from the road and when on the main level there are steps from the bedroom/foyer/kitchen to the living room/dining room. This family member figured out that going around the side of the house to the back/oceanfront eliminated all but one step to get into the house. The DVD player is in one of the bedrooms upstairs which is disappointing as we brought some DVD's and thought we could watch them together in the living room. The housekeeper and gardener are a husband/wife team. They were very pleasant and unobtrusive. They will prepare meals for the cost of groceries and a per person charge. We had them prepare our Thanksgiving day feast: Chicken mole, chicken fajitas, and garlic shrimp. It was lovely and they cleaned up too! A negative of this place is that there are no restaurants in walking distance. We usually went to Tulum or Akumal to eat. Leo's is a pizza place that will deliver. We had their pizza one night and it was excellent. Their number can be found in the information booklet that is on the coffe table. We went to Xel Ha for a day. We always do and it is a great way to spend the day. We get the all inclusive package so people can eat and drink all day...of course we designate a duty driver... The homes to either side are very close. One home had a bunch of shrieking little girls but they seemed to retire very early so it wasn't an issue. The area is very family friendly. No spring breaker types here. You can walk to Akumal. We did so 3 times. It is about a 35 minute walk each way and you do have to pick your way through some rocky patches but it was good exercise and fun. You pass some all inclusives once you get out of the
Akumal South cove. Take water as it gets hot or buy a bottle when you get to Akumal at the beach bar or the little sundries store. We would recommend ordering groceries, soft drinks, beer, wine, etc ahead of time. It is so nice to walk into a fully stocked house. We use the services of RivieraMayaGroceries for this and it is such a time saver! Granted we went to the store a couple of times for odds and ends but it was so nice not to have to spend hours of our vacation time in a grocery store. Their rates are reasonable and there is a $25 delivery charge. One last note...a bit stingy with the towels. We had 7 ladies (actually 3 teenage girls) and 2 gents in our party. Most of us like one bath towel for our body and one for our hair. There never were enough towels.
