How many places DON'T have Internet access in today's cyber-reliant world. "Sorry, it wasn't advertised" is what we heard when inquiring the main office. Oh, please. We spend THOUSANDS of dollars on a family vacation and we can't access the Internet because the owners (The Dunn's) don't wish to reveal their security code? That is NOT luxury (oh, 'luxury' was advertised). Just do your homework and never assume anything when writing your check.

Funny how you can go to a beautiful location, but the experience you have with the rental company and accomodations can really put a damper on things. Went to North Topsail in July, 2011 with extended family - one group in a duplex and 3 other families in condos at Villa Capriani.

Pros: Beach was absolutely beautiful - clean, lots of shells, felt very uncrowded. Perfect for a laid back family vacation. Villa Capriani grounds were pretty well kept up - pools and decks very clean and gardens/landscaping very well maintained. Hallways / elevator a little dingy and showing their age. Town of Snead's Ferry is pretty run down and no restaurants to speak of - so if that is your thing, this part of Topsail is not for you.

Cons: Condition of the unit we rented (Villa Capriani 317B) was atrocious! Filthy Filthy Filthy!.. First of all, we arrived a little early and the extremely rude staff at Treasure Realty said we could not check in - unit was still being cleaned. Fine, that is to be expected - but from their attitude, you could never tell who was paying their salaries. However, when we checked in several hours later, it had not been touched. Sand and crumbs all over floors, toothpaste and other unidentifible stains in the sinks, hair and sand in tubs, etc. Called the Treasure staff, was put on hold for 45 minutes,and an hour later a cleaning crew showed up and did a decent job. However, no amount of cleaning could mask the filth in this condo - white berber carpet on stairs and in bedrooms was black with dirt - we wore sandals or socks all week and they were filthy after minutes. Upolstered furniture was in similar dirty condition. Cracked plastic chairs on balcony along with a rusted out umbrella stand. Almost no light bulbs in the place worked, on/off buttons on both TV's broken, pots and pans dirty/greasy and put back in cupboards. The pictures on Treasure's website looked ok, but reality was way different. Have stayed in Isle of Palms, Destin, Hilton Head, Ocean Isle for similar pricing and as a result, have certain expectations. Villa Capriani overall met them, unit 317B did NOT. My brothers had 2 other units at Villa Capriani that were really very nice, so these owners just do not properly maintain theirs to the same standard.

Bottom line: i would recommend North Topsail for a quiet family vacation, and also Villa Capriani overall - but DO NOT rent 317B unless you are really into substandard, dirty accomodations. Also avoid Treasure Realty - rude, unresponsive, etc. Still have not received security deposit back, was not told there was a cash deposit required for pool keys, overall a pretty backward and unhospitable operation.

I was so hesitant about going to this beach since I have never been there before. I have to tell you that I would go back here year after year. My kids are ages 3, 5 and 7 and they could not have been more happy on the beach and in the pool at our rental house (BEach place Realty was awesome along with our rental house in Seaside VIllage!). There isn't a TON of things to do on the Island, but there are 2 very local playgrounds that are real nice along wiht some nice afforadable places to eat (Andy's cheeseburgers!!). We were focused on spending time with the kids that we normally don't have time to do during the regular working weeks. It was a great time to spend with the family. The beach was beautiful. Water was so warm and water and beach were so nice and clean. Beaches are not crowded at all. We saw the same few families each day, but had plenty of space for the kids to play in the sand and in the water without worrying about losing them in any crowds. Again, no fears of crowds like in Ocean City, NJ or other boardwalk beaches.

We stayed in 2503 the week of July 23rd and it was fantastic! The condo was really nice, and had everything you could possibly need, especially in the kitchen! The view was nice too.
The only complaint we have is that the middle elevator was not working while we were there, and being on the 5th floor made for some long waits.
The Atlantis restaurant was not open either, which was somewhat disappointing.
Check in and out process was hassle free.
I would highly recommend this condo for a very enjoyable vacation. The resort itself is family oriented, so if you are there to party, you may want to consider going somewhere else.

We rented a 1-bedroom condo on North Topsail Beach in late May. Not to be self-sufficient but because a lot of the beach houses on this island are multi-bedroom and quite large. That makes perfect sense for extended family stays but more than what we needed for 4 nights. Our unit was on 5th floor, at the rear of the complex but with good views over both the ocean in front of us and the back water behind us. It was very clean, neat, and had a good floor plan for such a compact area. The balcony was small but big enough for 2 chairs. It had air-conditioning but wasn't needed at night. The only problem we had was a towel bar in the bathroom needed repair. Pretty minor. Overall, it was a pleasant place to base ourselves and sight-see.

The island itself is a 26-mile sandbar (they call it a barrier island) and the dunes are fascinating. We walked the beach each morning and night. The beach at North Topsail is good sand, free of debris, not very crowded at all, and a lot of surrounding land is still undeveloped, so it was nice. Good stars at night when it wasn't cloudy. No hint of a town though, just some residences and condo communities. Our condo complex didn't have a restaurant, although it had a concierge, exercise room, indoor and outdoor pools, outdoor Bar-B-Qs and picnic tables, and free parking. There were good restaurants further south on the island at Surf City and Topsail Beach.

At Surf City, I highly recommend paying the $1 fee to walk out on the fishing pier. It's ocean fishing at its best. The water is very clear from above and large, brown and white striped jellyfish can be seen floating int he water. The water is good for swimming close to shore and surfing as far out as the pier.

Lastly, we really liked Topsail Beach at the bottom of the island, which had a 1950's feel and look to it. The beach houses on Topsail Island were all built on pillars to allow the storm tossed ocean to wash under them, not thru them, and are mostly 3-story structures so one can see over the dunes. Then they have wooden walkways built over the dunes with steps down to the beach. Some houses are inter-connected by elevated walk-ways.

The island also has quite a few concrete observation towers left standing after the 1940's "Operation Bumblebee" experiments, where rockets were tested in preparation for the space program.

I liked the island and the unique beach culture. Very worthwhile seeing!
