The newly (and way past due) renovations have helped these units a lot. Grounds and facilities overall have great potential in a great location.

Only time will tell if management and staff steps up to the challenge and takes cleaning and maintenance seriously with the newer units. If they don't, the renovations will be completely obliterated by problems very quickly. Building 11 has some great inside improvements. However, the steps leading to the units are old and falling apart. Kitchen area was not very clean (utensils, closet, etc) and the rest of the unit is already showing wear. Turning the gas fireplace on emits a strong gas odor that does not dissipate even with the windows and doors open. I have a gas fireplace at home, and I know there's a light smell for a few moments, but after two hours in the unit with doors and windows open, I realized the fireplace was not to be used -- should NEVER be used in this unit. Apparently renovations haven't added any insulation or sound deadening between units, because we still hear neighboring conversations both above and beside our unit. :-(

After several years of "special assessments" on top of maintenance fees, I fear BRV and Festiva just might not even have what it takes to operate this league of property.

This was our 4th stay at this property. Although not the best, we love the central location, all of the extras for kids to do at the resort itself, & the price - so we return. Over the years, we have had both renovated and non-renovated units. Our first night of this trip was in Building 12 - which has not been renovated. The unit was full of mold and we were told we could not move, except to another unit in Bldg 12, as the resort was full. We viewed that unit and found the same conditions. After having the windows open all night so our 8 yr old asthmatic child could breathe, we were moved to another unit late the next afternoon. Jeff at the front desk was very kind and understanding. The grounds and new pool look great. Looking forward to new cabins under construction.

STAY AWAY unless you are promised a renovated room. The old rooms are horrible, uncomfortable, and have poor construction (you hear everything going on all around you) . Good luck getting any customer service from this resort. We had to go to the main office in a hurricane just to get paper towels because apparently no one could bring them to us- interestingly enough there were 3 employees in the office when we got there. I have never had such a bad experience with a hotel. We checked out 4 days early because the internet didn't work, the staff couldn't even give local dinner suggestions (It is a city of about 30 people with about 20 restaurants) and it was just plain miserable. We were lucky we were with our best buddies otherwise I would have left sooner. Just stay away.... if they give you a renovated room maybe it would be better! Not sure why they even rent out the old rooms anymore!

Room Tip: Dirty carpet, walls with patched dry wall that was peeling, uncomfortable beds with pilling sheets...

We are just finishing up our weeks time share trade and I think I would come back here again. As stated in other reviews, the rooms are a little dark but comfy. The kitchen is well appointed. We have a 3 bedroom unit with master and another bedroom upstairs. One problem is that there is no bathroom upstairs for the second bedroom. Master bath has separate shower and jetted tub. Takes a while for the hot water get to the shower but you just need to be patient.
Lots of good things to do in the area. Really close to several grocery stores and restaurants.
They called when we first got here about attending a "tour" but were really low key about it (compared to some other places we have stayed at). No other sales calls have come in. That is much appreciated. Thanks!!

We exchanged one of our timeshares for a week at Blue Ridge Village. It was a one bedroom, one bath, full kitchen with eating area, and living room area unit.

Pros: Fantastic air conditioning; ability to open the windows for fresh air, nice bed, good towels, full kitchen, nice little lake stocked with fish (catch and release only), indoor pool, paddle boats, activities for those who like that kind of stuff, well-groomed grounds, parking in front of your unit, nice staff, nice views of mountains, jacuzzi tub, the place was clean.

Cons: Cheap construction, heard everything above us, especially children running, very uncomfortable couch to lounge on, small shower, tight-nit bathroom due to whirlpool tub's size, only one piece of teeny tiny soap provided, small TVs, dated interiors -- wallpaper was peeling off everywhere.

We'll return again to BRV, as a timeshare exchange, but we would never buy a unit here.

The resort was good . Rooms are nice and supereb with jacaizzi . TVs in all rooms. Very close to Grand father and sugar mountain. Lots of stuffs for Kids (Playground, games, swimming pool and tennis)

Food lion is close by and we can get full grocery from there, Resort has full kitchen

I didn't not know what to expect when we got here but I have to say I was very impressed. I was here with my wife and 6 year old and really needed a couple of days away. The room in building 11 was quite large and looked like new. Modern kitchen with all the amenities. Really nice bathroom with large Jacuzzi tub. We had a 2 BR villa that was as big as most apartments. My son had so much to do! Miniature golf, paddle boating in the pond that I could see from my unit, indoor pool, checkers and chess and more. Plus they don't charge anything for these amenities. Close by attractions and many dining choices. Staff was great too! Plus it was a great break from the summer heat as the mountain air was cool. Wish I could stay a week!
