the rooms are comfortable: spacious, bright and airy
the roof top restaurant is great, the breakfast delicious and you have a wonderful view on the harbour!
The position is perfect if you want to visit the city, I suggest the guided tours!

We were visiting Stone Town during Ramadan and so many restaurants and bars were closed until after 6:30. We went to Mercury's and an elderly man asked us what we were looking for, we told him a place to do 'sundowners' and he lead us to Lu Lu's in this hotel. It was so much fun. He took us to the top floor where there is a lounge under cover and then we stepped out on to the roof top where the maitre'd offered us a private balcony up a spiral staircase. It was so much fun. We had great appetizers of fish, chicken and beef kabobs. Our service was extremely attentive and the food was tasty.

We stayed in the family suite, which was great for a family of 4 (two double beds). Rooms are comfortable and the rooftop restaurant and bar has a good view across the harbour. Food was OK without being spectacular but the club sandwiches were excellent. Hotel found us a city guide at a much lower price than we saw advertised elsewhere and the trip they took us on was fascinating, giving us an insight into local life and history and the confidence to wander ourselves without getting hopelessly lost in the maze of streets.

We stayed in Seyyida for four nights and found both the hotel and the "deluxe" room to be charming, altough somewhat imperfect. Walls were thin and we could hear both the neighbor room TV and street conversations. There was no door (but a curtain) dividing the bathroom from the sleeping room. The in-room safe was too small to hold even an iPad, and the free Wi-Fi did not extend to our room. In the lobby we got a connection, but with rather low bandwidth. The location of the hotel was great, however, near Forodhani in the outskirts of the Old Town maze. Breakfast, served in their rooftop terrace restaurant Lu Lu, was good, and the rooftop view was terrific. Lunch and dinner had variable quality. The staff made sure to come and spray the mosquito net of our bed every evening. There were some brief power blackouts, but this happened everywhere we stayed in Tanzania.

A decent hotel, but I had expected more from the room. The maintenance was poor and there was a really noisy pump/generator in the alley in the street next to our room. Fortunately it stopped making noise at around 9-10 pm. Our mosquito net was poorly attached... and the door to the balcony had a funky locking mechanism which looked as it had been constructed by a five year old... nice location and service though...

We stayed 2 nights at this fantastic hotel in Stone Town. On arrival we were upgraded to a deluxe room and notified of a complimentary dinner as we were honeymooners.
The room and bathroom were very spacious and attractive. The small balcony overlooked the harbour.
The hotel is well located within a 5 minutes walk of a fair amount of Stone Town sights including House of Wonders, Palace Museum and Forodhani Gardens. It is in the centre of a local neighbourhood which is a bonus as Zanzibarian life unfolds right in front of the hotel.
The staff are brilliant. We ate at the rooftop terrace for our complimentary meal. The food and views were superb. Breakfast is also served up here.

I would recommend this hotel without hesitation.

We arrived at the Seyyida Hotel after a long journey from mainland Tanzania where we had been on safari. We received a friendly welcome into the cool hotel with a glass of juice by the polite and efficient staff. Our spacious sea view room on the first floor was clean, cool and beautifully decorated and had a lovely view out to the seafront (albeit across a picturesque graveyard).

I won't pretend that this is a super luxury hotel by Western European or US standards. While well located, we did have to walk down small alleyways to reach the hotel. The service at breakfast was relaxed to say the least. However it was a lovely place to stay, full of character and with great staff. I would definitely recommend it or stay there again myself.
