I agree with the first reviewer's comments, but his rating puzzles me. This is a nice little
motel, a little bit away from downtown Warwick (perhaps a 10-15 min walk). The motel just opened in September, and some things are indeed done in unusual ways. For example, there is no computer at the front desk; the reservations are instead recorded in a notebook. The breakfast area has a very nice shiny seminar table with executive chairs around it (all very new!). Our room had no alarm clock, but a very fancy flat screen TV (perhaps it had an alarm clock function, but we could not find it and so used our cell-phones instead). Everything in the room was very nice and new, including the bathroom and the bed. The owner was very friendly, even though he seemd to be on duty 24 hours a day. As far as I could tell this motel is about half the price of any other lodging in Warwick (all B&Bs).

A bus (NJ Transit 196/197) from NYC Port Authority stops just outside of the motel (on Route 17A & Overlook Dr.; this is a request-only stop just after (on the way from NYC) Warwick Park & Ride). This is very convenient for an early start on the Appalachian
Trail (just take a NYC-bound bus for 3-4 miles to Kain Rd. and Bellvale Creamery in Bellvale, "at the top of the hill" for the driver).

The motel is newly renovated and Clean. it was destroyed by fire a year or so ago and bought by a couple from India who completely rebuiltit. It took them about 8 months (They expected it to take about 8 weeks).There are 18 regular rooms. The downstairs rooms have 2 double beds. The upstairs rooms have 1 king bed. At this time all rooms (except the "suites") are $79 + tax which bring it to about $89.47.
They also have 2 larger rooms upstairs they call "suites" (even though it's still just 1-room), with a sofa-bed and a king bed and a fridge for an additional $20.
Before we rented the room, the owner wanted to show off the rooms. He was especially proud showing off the curved shower rods over the tub and 32" TV (which does have VGA and component inputs).
I don't think they've been hoteliers before.

My wife and I like to sleep together in the same bed. Climbing stairs is a problem with her sciatic nerve but that's the only way to get a larger bed. We always use a queen or king bed. 2 double beds are unacceptable, even if they're the only thing on a ground floor.

Don't expect Super 8 amenities. You won't get a fridge, microwave, coffeepot or HBO/Showtime, hair dryer, iron & board in your room. I particularly miss the vanity area found in most motel bathrooms. There is just a sink on the wall. There is no place to put your toothpaste, brush, deodorant, cosmetics, etc.

You won't get WIFI (there is a CAT 5 cable in each room for internet) so if you want your iPhone to work, you should bring along your own wireless router to plug into the available CAT5; AT&T bars inside the room are low to none so it won't even work on EDGE. Internet on the CAT5 cable seemed to be down a lot, but that probably isn't the motel's fault.

While the area seems to be one that I felt fairly safe in, I was disconcerted that the door locks are the least expensive model home-style keyed locks: Not the credit card design most places use.

There are no lamps in the rooms. The light switch turns on multiple recessed CFL lights in the ceiling, so the room is either grocery store bright or dark. You won't be able to read in bed while your spouse sleeps.

The bed is a bit firm for me. My wife says it's HARD. It's a Sealy Posturepedic "Atlanta Firm". It's like sleeping on a styrofoam box.

There's not much atmosphere, but that may come in time. The furniture in the room is nice, but the rooms have the cheap feeling of an ordinary Super 8, without the amenities. It's basically just a cheap box with a bed and TV.

I wouldn't reccommend this motel if you can find a similarly priced option in/near Warwick.
