We took advantage of an online special and stayed one night midweek. Wonderful! Ask for room #3 as it has beautiful wood beams, yet there is great light in the room. There are charming appointments. There is a feeling of history and everything is in perfect shape and is well taken care of. Shiny wood floors, Oriental carpets and nice antiques! A full breakfast comes with the room-eggs,toast, fruit, yogurt, tea and coffee. Yum! There is wine and cheese available in the evening. Walk just 1/2 block and you are in the village. The beach is a short drive away. I was traveling with my adult daughter and we had a great time. This place would also be perfect for a couple wanting a quiet getaway. I am in the hospitality industry and I am really picky and I was pleased to see that they pay attention to detail. Lovely!

Room Tip: Room 3. Top floor has more wood and historic charm!

First the good - it's all covered in the other reviews and it certainly is a beautiful house, lovingly restored and in an excellent location. Top notch and the large room and modern bathroom were very comfortable. So no complaints at all on that score.

But we failed to recognise the service experience others have enjoyed. After arriving latish (9pm), we checked ourselves in by hunting around until we found our key with a note. Fair enough. Next morning we arrived in the dining area for breakfast and pretty much felt invisible for the first ten minutes. The man serving the hot dishes (we never learnt his name because he never introduced himself) stopped discussing traffic patterns with another guest and asked if we wanted eggs. "Good morning" I answered "Er, oh yes, good morning, how would you like your eggs?"
"Poached on toast with bacon, please"
"Oh we don't have bacon"
Nor it turned out did they have any gluten-free bread or pastries etc. Which was disappointing as I had emailed especially six weeks on advance with this information...and we found a cake shop 100 yes up the road that did wonderful gluten-free muffins and other goodies. GF bread freezes so its not difficult to have a small loaf on stand by. Given being limited to a GF diet is pretty awkward (and its not a lifestyle choice, but a medical necessity), most of the hospitality industry has recognised the benefits of dealing with it.

Even more disappointing was that on Day 2 the situation had not changed. No bacon and nothing gluten free. This is not hospitality.

We found our room (1) was disturbed by the people above walking and talking.

So overall, we never did meet our hosts, felt blanked, but enjoyed the house and its location, and even the nice touches like the wine and nibbles left out in the evening. Perhaps we needed to be American...

Thank you for taking the time to share your comments about your stay with us. We appreciate your compliments, as we do take pride in our B&B.

Regarding your remarks as to a late check-in, during our normal check-in hours of 3-6pm as stated on our confirmation letter, our property is staffed by employees in addition to the Innkeeper. Although he is on the premises, the innkeeper is not always present for unannounced late arrivals. Because you were not greeted personally, you missed the tour of the house, including details as to our breakfast buffet offerings.

As to service. we are sorry you were disappointed, as we strive to please our many guests who hail from all parts of the world. Unfortunately, perfection is not always possible and there are times when things inadvertently "fall through the cracks". We make every effort to offer our guests an enjoyable visit. All feedback is valuable to us so that we can continue to improve the guest experience here at The 1708 House.

Clean, comfortable, friendly, relaxing and a great location. Walking distance to a number of Southampton restaurants. We had room 8 on the second floor that was spacious, comfortable, and quiet. Complimentary internet, a great breakfast with fresh fruit, ham, cheese, wonderful bagels, eggs cooked to order, cereal and more. "Tea Time" that is included has wine, cheese, and more.

A gem in Southampton. Be sure to do the Wine Trail and stop at Borghese and Roanoke wineries.

As a first time traveler to "The Hamptons" I/we wanted someplace to stay that was actually in the Southhampton village. There are many places to stay in the hotel/motel category on Long Island and also some in the B&B category. The choice of this Boutique B&B was a winner, hands down. Here's why. Location: it's right in town (Southhampton) so you can walk to shops and restaurants... get a latte or have a gelato just down the street. Rooms and Decor: loved the antiques, soft bedding, china breakfast placements etc. Very friendly owner and staff. Breakfast selections of bagels muffins, pastries yogurt etc etc etc, were replenished continually...plus there's eggs... made to order and inside and outside seating (weather permitting). Afternoon wine, cheese, etc was left out for us to enjoy later, as well as cookies and hot water and tea bags. Loved staying there. It was a great place to stay because it was centrally located in the Hamptons... so it was easy to take a few trips to Sag Harbor, Easthampton etc. They are strick on no pets, so for someone like me with allergies to pets, it was a no worries/no allergy problems trip. It's the only place I will stay in "The Hamptons".

A wonderful inn with beautiful decor and warm and welcoming staff. The room was extremely cosy and comfortable and well cleaned.The inn is right in the middle of the town so no car is needed to get around. There are lots of quaint little shops and boutiques. A nice walk to the beach or take the car and drive to Coopers Beach. A parking pass and beach towels are included in the rates. All in all, a wonderful place to stay.

My wife and I spent a spectacular week end ( sept. 8th thru the 10th)at the 1708 House,located just a short walking distance from town of Southhampton.
We chose a third floor suite with king bed and enjoyed the quiet the ambiance and nicely decorated room.The whole room was decorated with beautiful antiques. The staff was very friendly and very attentive. We chose a local restaurant for dinner called Red Bar. Excellent an highly recomended.You can walk but its probably less than a half mile, we drove!!!
We love the Hamptons we got complimentary beach passes and towels from 1708 staff for Coopers beach. Perfect non-crowded excellent water and sand, reminded me of being in North Carolina , Sunday night we chose a local rest. called Tutti I Giorno a short 300 yard walk from the INN, We ate at the bar excellent ambience, food and decor. overall I highly recomend the 1708 house , again the staff was excellent and we loved the breakfast, please take the wine cellar tour very impressive!! i definitely will come back

This place is really awesome. Everything is done to perfection. The rooms are so nice and extremely comfortable beds. The 1708 House location is great, right in town and close to everything. You can walk to shops, dinner without worrying about driving. I have been back seval times and will keep returning to. This awesome place.
