“Great Place, Mandatory Tip for sub par service. . :(”
Reviewed October 16, 2012

I really loved this place. My partner and I stayed here for 3 nights while visiting town for a wedding.
Pros:
The room was nicely decorated, the fireplace was really cozy, and the bed was so comfortable.
The food for breakfast was really delicious. The lemon and blueberry muffins were amazing,
It was nice to have fresh water placed out in the foyer, home made cookies, and tea. Hot coco would have been nice tho ;)

Cons:
Ice is really only accessible during business hours and you have to make contact with an employee to get some. I suggest a small ice machine somewhere accessible to guests at any hour.
The material in the foyer for local stuff to do and events was somewhat outdated. several were for events that ended back in september. Its now mid October. I'd suggest keeping that up to date.
There was no book in the room to explain things like: TV, Channels, places to eat, places to visit, where to get the iron, or what to do in case of an emergency, or local numbers to the hospital. . . In fact, the room had nothing posted on fire emergency exits and procedures.
The fridge in the closet was hardly cold (on the lowest setting).

Now on to the mandatory tip. I was first hesitant to book here because of the included tip in the cost of the room. I don't particularly like the idea of a mandatory tip, because the tipped employees can give subpar service, knowing it doesn't matter. They're still going to get tipped. And thats just what I experienced. When the room was refreshed each morning the only thing done was the bed was made, towels replaced and the trash emptied. The cup we used in the sink was not cleaned and replaced, the sink and shower were not wiped down. Even at the cheapest hotels (who dont require a tip) the maids will wipe down the shower and tub, sink, replace soaps and lotions, and the water cups. At breakfast we sat with our drink glasses empty and had to get the attention of the server to get more. I was even kind of mocked because of how much juice we were drinking.

I'm only picky because I work part time at a B&B and I know that when guests book at a B&B its because they want something different. They want that little extra care taken of them. The place is beautiful, the food is amazing, the innkeepers are so nice. Just some things to take into consideration to make everyones stay even that more special.

-A laminated small card with channel listings
-A nicely put together book with instructions, and recommendations
-When rooms are refreshed: Wipe down the showers and sink. Clean the water glasses and replace them. When we refresh rooms we make them look as if they just arrived.
-At breakfast, try doing pitcher service. have the server go out to the dining area with a pitcher of juice to refill, instead of grabbing glasses taking them to the kitchen and bringing them back.

Thanks so much for a great stay. If we ever visit we will stay again. :)

Thank you for your suggestions; many are good ones and several are on our “to do” list. We will address a few of them in the order you presented.
There is an ice machine, iron & board and other items in a “guest” closet on the second floor which you should have been told about upon checking in and since we always have an on-site knowledgeable innkeeper available many of your questions could have been directed to him/her. These days most of our guests access dining & entertainment options on their electronic devices and considering that many of the local restaurants change menus and hours frequently, we have found that a printed guide is outdated almost before we put it in our rooms. We are very pleased to recommend personal favorites and make reservations when asked.
We were confused about the dated material you found in the foyer since we cull through it daily when we put out the newspapers. You may have been referring to the promotional flyer for next year's 150th anniversary of the Racetrack, a huge celebration spanning May through September of 2013.
A good suggestion: we will add the Time Warner Cable listing channel to our in room information to make it easier for guests to know what is available.
Emergency information: We take our guest safety very seriously and since our building is newly built it meets or exceeds all safety requirements including all exits being covered by a sprinkler system. When our guests have medical needs we feel it is best to personally direct them to the most appropriate of several nearby medical resources and, of course, 911 should be called in the case of emergencies.
Regarding the matter of tipping: we can assure that our young housekeepers and summer breakfast waitress give the same service whether they are tipped or not. We have many guests who have extended stays of 3 or more days and we have found they prefer the automatic 5% gratuity which eliminates having to leave a daily tip and many add an additional tip when they check out. In addition it equalizes the tips which the housekeepers, who work as a team, share no matter which rooms they clean.
Lastly we have discussed your comments with our housekeepers and since we pride ourselves on having a clean, attractive B&B, we have asked them to be watchful of the small details when doing a room freshen or clean.
We are glad you enjoyed your stay and hope you will be a return guest in the near future.
Best regards, Lyn, Leslie & Peter

Leslie, Lyn and Peter went above and beyond to make our stay perfect. After the hustle and bustle of NYC, we were looking forward to some R&R in Saratoga. Now that we're well rested, fed and caffeinated, it's time to continue on our tour of the US of A. Thanks

The rooms are comfortable, the service is excellent and the breakfasts are delicious! My daughter has a new favorite breakfast modeled after the one she ate every day while we stayed here this summer! Everything was perfect and we can't wait to find time to come back again.

In honor of our 50th Trip Advisor review we are writing to thank all of you who have taken the time to tell others about your experience staying at The Springwater. When we started planning The Springwater Bed & Breakfast after twenty years running the Inn we had so many ideas about how to make the new building comfortable and welcoming for all sorts of guests, no matter what their reason for coming to Saratoga. But would people embrace the idea of a “new” B&B in Victorian Saratoga Springs? Your responses are gratifying. We are truly appreciative of all the warmth and enthusiasm you share with us when you visit. Best- Lyn, Leslie & Peter

Leslie and Peter are very friendly and welcoming as InnKeepers, as is Lynn, Leslie's mom. They all make your stay so very pleasant and warm. Our room was beautifully appointed and comfortable. The attention to details is evident everywhere. And Peter's blueberry pancakes are THE BEST anywhere. They were very helpful and accommodating in every way. And the Turf Tavern was also excellent -- had a great dinner.

Room Tip: I'm sure that all the rooms are wonderful...it's just that kind of place.

What a beautiful beautiful establishment. The owners have to be proud of themselves. The detail, not only in the service and the room, but in the building itself. You have to see it for yourself.
We stayed in the Polaris Spring room, it was immaculate, impeccably decorated, and the bathroom incredible. They have thought of everything. We had a balcony that faced the street, completely private, fireplace, office area, walk in closet(auto lighting when you open the door). The linens are top quality, and the bed was incredibly comfortable. We had a fridge an ice machine and a jug of water(Saratoga is known for their spring water...which is delicious) just outside of our room.
Springwater is close to the downtown, so extremely walkable, and right across from the racetrack. The streets are quite at night
Leslie suggested a few restaurants for us to try. We had a wonderful meal at Maestros. The downtown is lively and very esthetically pleasing.
Breakfast was very well prepared. You are requested to enter your choice of breakfast from 6 different options the evening before. We ate on the outside patio, which has a fireplace for those colder mornings. So beautiful
We had wonderful conversations with Leslie and her mom( I wish I could remember her name), both lovely people. They are terrific hosts.
I can't wait to return to this beautiful B&B! Like I said, I want to move in!

Room Tip: You won't go wrong with any room!

The owners of this Inn have thought of everything. I have never stayed in a nicer B&B. Every detail was perfect. The breakfast was wonderful and they even made ours an hour early to accommodate our schedule. Our room was huge and had every single amenity one could ask for. I will definitely stay here again--I wish I could bring this B&B with me where I travel!

If a spacious, beautifully appointed B&B with a friendly staff and a scrumptious breakfast is your idea of a get-away, then look no further. This B&B was built for the purpose rather than adapted for it. Rooms are large and nicely decorated. The bathrooms are up-to-date and everything works. Saratoga Springs is a quaint town with an abundance of good restaurants in all categories.
