My husband and I stayed in one of the upstairs rooms with a private balcony for our honeymoon.

The view: Heavenly. I've never seen anything like it! The view is worth five stars. From our balcony which wrapped halfway around our room, we had an amazing view of the town, the caldera and the rest of the island. Seriously, there's no way to stay in this room and not walk away in love with the hotel.

The service. Tasos is great! We only had email contact while we were booking the hotel, but we had no problems. When we arrived in Oia it was well past midnight but Tasos stayed up and waited for us. We never had to carry our bags. Tasos was very helpful in recommending restaurants (Blue Sky is delicious, we went back a few times) and activities (sailing tours!). Every morning we called Tasos when we were ready for breakfast. He brought us greek yogurt, fruit, croissants, orange juice, and coffee. We ate breakfast from our private balcony overlooking the caldera. Let me repeat that: EVERY MORNING WE HAD BREAKFAST ON OUR PRIVATE BALCONY OVERLOOKING THE CALDERA! I love this hotel, if you can't tell.

The room: please remember that this is a cavehouse and not a traditional American hotel. There was a lofted area above our room which we did not use. If you are planning to have people sleep up there, it's probably best if it's only small children. There were two twin beds on the top. The bathroom is also small, but again, this is not an American hotel. Sure, the shower set up is a little funny - but this is a cavehouse in OIA, not a Holiday Inn. The bed wasnot the most comfortable, but it is surely passable. I've seen a few comments about bugs on this forum. We did have some ants in the room. We don't chalk this up to the hotel, but the fact that this is a cavehouse perched on a cliff on an island. Let's be realistic with our expectations.

The location: We explored a few other towns on Santorini and we're so glad we chose Oia for our honeymoon. It's picturesque! There is no shortage of amazing places to eat. Kima is about a 10-15 minute walk to the very tip of the island where the famous sunsets are (by the way - make sure you go at least one night!). Along the way are restaurants, shops, churches, and so many places where you just want to stop and stare at the views. It's a perfect location!

Prior to arrival, I specifically was told that the 2 bedroom suites had 2 sepearate bedrooms by Tasos. On arrival, I found out the room was actually a 1 bedroom with a loft. The loft was consistently 20degreesF warmer than the bedroom and the stairs were too steep for most people-especially for a middle of the night bathroom trip. As the AC unit was in the bedroom, the bedroom door had to remain open in order to sleep in the loft which resulted in no privacy.

In general, privacy was in short supply. From the pool, you could hear what was happening in the ground floor rooms. There were only 2 rooms with private balconies.


Other gripes besides being blatently lied to, we had several bugs, the wi-fi could not be used in our room and an odd odor from the shower drain.

For the same money, stay in one of several other properties. Several of which have rooms with two distinct bedrooms, private balconies, and rooms that cannot be overheard from the pool.

Our self-contained small studio with private balcony overlooking the caldera was gorgeous. Simple decor, very comfortable and excellent service. You won't regret staying here. The hotel is a short walk from a grocer which stocks everything from fresh vegetables, cheese and biscuits to excellent wine. Its far enough away from the main drag so you won't get the annoying bus loads from the cruise ships. Tip: Go for a swim in the Oia port, the ocean is crystal clear and worth the walk down. We'll be back.

Room Tip: Get a room upstairs so people around the pool can't look in.

Kima Villas is an excellent choice for anyone who wants to stay at the caldera of Oia in Santorini. Without being the ultimate luxury spot, it combines a lot of other important parameters that make it a real gem to stay at:
- great prices compared to all other similar hotels in Oia's caldera,
- great location not very low from the main street, ie. not many steps to go down that would make it too difficult to go up again
- a mini market right on the spot of the street where you go down to the hotel
- a great location in Oia's caldera, easy and very close to everything that is happening there
- a really great (and useful for the hot hours!) pool right at the edge of the cliff with a great view of the caldera left and right and of the volcano/sea
- spacious comfy studios with balcony, with a small shower bath and a nice cosy breadkfast
- and, MOST IMPORTANTLY, a great Hotel Manager, Mr. Tasos Anthopoulos, who is very polite, friendly, welcoming and willing to assist with everything that you may need as he is very well informed about Santorini and things to see/do: from arranging a catamaran cruise for you, giving you tips for all that you may want to do, to making great frappe and serving a glass of ouzo. Tasos is an extremely reliable and polite person to deal with. I stayed there with a friend, it was an excellent choice exactly because it combines a lot of different parameters to consider when one wants to stay at Oia, and I highly recommending it to friends also.
A real gem for all that it offers at competitive prices.

What a truly beautiful place. We had such a wonderful time in oia and made better by great accommodation at Kima Villas. Tasa (Manager) was warm and welcoming and could not do enough to help. The villa was clean and comfortable and there are great views. Whilst the pool was quite small it was big for oia's standards. Kima Villa's has a small selection of accommodation which made it very friendly and personal - we made some great friends by the pool. I would recommend his place to anyone!

We were welcomed by Tassos who helped us down the stairs with our luggage. The view is magnificent.
Samba, the cleaning lady, keeps everything in shipshape. It is a great place to stay at.

My stay here was truly memorable. The view from our suite balcony was truly beautiful, and having breakfast with that same view was amazing. Our room was spacious. However, when we booked it the room was advertised as a suite that accommodated three adults. The room only had two double beds. One of us had to sleep on the dining table bench. Other than that minor issue, the room was great and it was near a little market on the main walkway of Oia. Also, it's not very far from the bus/shuttle stop. So you don't have to worry about too much walking down the pedestrian path. And be prepared to walk down quite a number of stairs to get to the villa, which is the case for most of the hotels on the caldera. The hotel is well maintained by the staff as well. And as an added bonus, they bring breakfast to you. Overall, great stay and I would recommend you check out this quaint little hotel.
