My husband and I just spent four fabulous nights at Esperas. From booking to check out, it was a marvelous experience. The reservations and front desk staff were incredibly helpful, particularly Hassna, who provided excellent information about the property as well as the island prior to and during our arrival. We enjoyed our studio room, 120 which is one of the furthest down the hill/ away from the reception area and pool at this cliffside property. We chose it purposely for privacy as there are fewer guests walking by the terrace. So long as you're in good physical health, the stairs up to the pool and front desk are completely manageable. The straight walk from room 120 to exit the Esperas property and into Oia might make you stop to catch your breath for a second, especially if it's during the heat of the day, so if you don't get a lot of exercise, you might want to book a room further up. 
This property was magical. There are breathtaking views everywhere! We loved the huge window over our bed that opened up with a straight on view of the Aegean. Despite visiting many places in the mediterranean and many lush jungle properties in Latin America, we felt the view from our room was the most beautiful we have ever seen!
Esperas is an excellent value for your dollar. The grounds are well kept, pool is lovely and our studio room was charming and very clean. The bathroom was simple, but clean.  Oia was a picturesque town and a wonderful place to stay with many restaurants to explore. While on the island, our favorite activities were renting a car and exploring the Red and Black sand beaches on the south shore; going on the wine tour with Vaios; and a private afternoon tour on capt. Lampros traditional boat, which was so much fun and a lot less expensive than other speedboat options. It was a nice treat to be out with just our captain, jumping off the boat at various spots in the sea such as the hot springs. Esperas helped coordinate all of these activities. We are grateful to have stayed there and hope to return!

Oia is famous for its stunning sunsets. At the Esperas you can enjoy them from the comfort of your room terrace or from your chaise longue by the pool. Our group of four arrived in Oia from four different parts of the world, and we were all extremely happy with the warm hospitality we received, the excellent and relaxed service, the friendly staff and the peaceful atmosphere of the place. This hotel is centrally located and at the same time insulated from the crowds that tend to invade the town. The views are superb and the scale just right. Good advice is always forthcoming and service impeccable.

This place is tremendous. If you are looking for paradise this is it. The pool is never that busy. It's always quiet and relaxing. The view of the sea from all rooms is great. We had our own balcony where we could lay out, enjoy a bottle of wine and just enjoy everything that the Greek islands has to offer. The inside of the room wasn't breathtaking, but none of the hotels on the islands are. The cave feature in the bed was really trendy. The staff here was so friendly and helpful. They cleaned the room in both the morning and night. It's an excellent location near the town as well as near the marina below. Providing a complimentary bottle of wine for our honeymoon, and other small things really meant a lot. We loved it here and would highly recommend it.

My wife and I stayed at Esperas in June of this year for a week. We wanted to stay somewhere with a traditional “cave” style in Oia town and easy access for sunset viewing. We appreciate the Trip Advisor reviews to assist in selecting our accommodation. Price was on the higher side but relative to most of the other premium hotels was very favorable. In terms of what you get I would give a 4 star. Relative to other places in Oia based on value would give 5 stars.

Our room was number 113. Room size was very good with a front sitting section and separate bedroom. There was a small kitchenette, which we did not really use, but nice to have that option. Bed was fairly comfortable. The bathroom had enough space for toiletries and had only a shower. Initially there was a slightly musty smell in the room but either we got used to it or allowing some air circulation in the room helped it disappear. There was a small dehumidifier in the bedroom that appeared to be necessary as it filled up with water at least 3 times a day.

The terrace was more long than wide. There was enough space towards the front for two chairs and a round table to sit at while looking at the caldera. There were a couple of loungers in the back but we did not use them and I don’t think would be in the sun for much of the day. You are better off at the pool (which was not heated).

Due to the layout of the hotel in the cliff side, there are quite a few stairs/steps so this (as well as many other hotels in Oia) is probably not suitable for mobility-impaired people.
Breakfast had a decent amount of selection in terms of pastries, cereals, cold cuts and hot options. It was fairly basic, but enough for us. We did not eat other meals at the hotel but the prices looked very reasonable.

Views from just about anywhere at the hotel are great, overlooking the caldera. We did not watch the sunset from the hotel but it was short walk to places where we did have a drink and view the sunset. Our favorite was the Ochre wine bar and restaurant.

Apart from the views, the service was the probably the other highlight. All staff was very friendly and helpful while remaining unobtrusive. They made excellent suggestions for food, activities, and arranging tours/transportation.

We did a sunset boat trip that was excellent. It was the red catamaran that takes you to other parts of the islands with a couple of places to swim at, finishing off with a view of the sunset from the boat. Also would recommend a tour of the islands wineries. Assyrtiko is the best white variety. Reds are not nearly as good but the best was a mavrotragano from the Sigalas winery.

The best place for fresh seafood is down at the Ammoudi Harbor. We enjoyed a place called Sunset. It is a very steep trip from the town. There is a shortcut from Esperas, which cuts out some of the steep section. A donkey “taxi” is available for the trip up if you wish. You can also take a car.

Many other good food selections in town. High end would recommend Ambrosia, Red Bicycle, and 1800. Also good was Roka, Karma, and Kyprida,

All in all, this was one of our best vacations with Esperas forming a large part of that.

The location of this property is perfect. the rooms are cute. the sunset is perfect from your room's sit out area.

We had a bit of an issue with the flush but it was resolved very promptly.

Yvonne at their reservations and front desk was just so amazingly helpful it blew me away.

The hotel definitely worth every penny we spent.... Dont even think of another option!

Room Tip: all rooms have a view but ask for the ones that have the best sunset view when you book.

So obviously with three stays in seven years, I am a huge fan of Esperas and here is why - simply put - the service, the location, its unparalleled views and the value.....

The hotel is listed in TripAdvisor as a B&B but in many cultures, the definition of a B&B varies greatly so first off, consider this property a "hotel" - one that is comparable to the other luxury properties in Oia (Mystique, Katikies and Canaves). But realize that a "hotel" on Santorini/Oia is not a "hotel" in the true sense of the word that many world travelers have been accustomed to - for example, the reception and the bar at Esperas closes at 11pm so there is no access to an ice bucket after this time if you would like a nightcap.....or want room service, etc. This isn't typically an issue since dinners on Santorini are eaten late but is still important to note.

Esperas is located down below the Oia village so it is important to note that a considerable amount of hiking upwards is required as noted in previous reviews. In fact, from the door of our unit to the top of the hotel entrance was 88 steps up (this does not include all of the upward steps on the path leading to the village above) - please consider this carefully as the steps may impact families with children, the elderly, those with injuries and those who are not in good physical condition.

My new husband and I recently traveled from the U.S. to Santorini in mid-June and it was his first time to Greece so I was excited to stay at Esperas again but with him and to experience the greatness of Oia together. Prior to our arrival, I had prompt responses to all my email inquiries from the staff at Esperas as with previous stays. We reserved a seven-night stay in a Unit that I had stayed in before (Unit 112) - a studio room with a mosaic dome shower and cave bed. We easily could have chosen a larger Unit but wanted the charm of this one. Please note that there are 18 Units at Esperas, all are configured differently. A few observations on other Units - Unit #119 is a one-bedroom unit that is very private and has the BEST terrace. Unit #110 is a very small studio whose terrace is not so private and is on the main pathway of guest traffic. Unit #106 is the largest one ("the penthouse") which you would think would be off on its own but has a shared pathway with a neighboring unit.

George (the owner) repeatedly made sure our week in Oia was perfect by assisting us with recommendations and making reservations. Yvonne and staff were friendly and helpful as well. The staff noted my birthday during our stay and put free champagne, balloons, etc. in our room which was a memorable touch. I have traveled all over the world and the Greek hospitality here on the island, more specifically at Esperas, is unmatched. The Greeks have an enormous sense of pride in their culture - they embrace tourism and it shows. As far as the property itself, it did not show any physical deterioration in seven years - the upkeep and maintenance should be commended. The views from Esperas are breathtaking - this is a photographer's paradise. I can't say enough about our stay and the overall experience - I have never repeatedly traveled to one place so many times that is so far away (14.5 hours of flight/6,000+ miles away) - this alone speaks volumes.......

Even though I have been to Oia several times before, my husband and I did some different activities and ate at different restaurants - here are recommendations below:

- Santorini Sailing with famous Captain Ted (santorinisailing.com)
- Akrotiri ruins
- Day on Perivolas Beach
- Car rental from GEM rental company to tour island

Memorable Restaurants
- Sunset Taverna (down below Esperas on Ammoudi for fresh seafood)
- Ochre Wine Bistro (perfect for sunset)
- Skala (in Oia village, great views)
- Santorini Mou (for live music with gregarious, famous owner Mihalis)
- Roka
- Ginger

Overall trip takeaways and observations:
- In my three stays over the years, I would say that Esperas, and Oia in general, is inhabited by mainly couples.
- Santorini is the oldest wine region in the world but is terribly underpromoted - do the wine tour and drink the local wine - Sigalas, Boutari and Argyros. Drink Yellow Donkey beer too!
- Traditional Greek food is fantastic.....eat tzatziki, fried tomato fritters, greek salad, etc. We were however repeatedly disappointed by all three Gyros we ate on the island.....
- Take some sort of boat ride during your stay to see Santorini from the water....whether it's the volcano hike or sunset sail......ideally with Captain Ted at Santorini Sailing! (He has been on TV multiple times)
- Expect very hot temperatures! The sun reflects off of the white cycladic buildings and with no wind, it's very hot. Santorini might best be traveled to in May or September for this reason alone.
- Oia is flooded with hoards of cruise-ship daytrippers during the afternoons so avoid the village during this time. It is almost impossible to enjoy the charm of the village during the day with the crowds and the heat.
- With the financial situation in Greece, many of the establishments are only accepting cash and there are limited ATMs on the island (apparently on weekends, the ATMs sometimes run out of $$$)

Like those before us, we did a lot of research as there are many hotel choices. Esperas has it all, and there is no need to search further. We stayed six nights so we had the total experience. We were afforded an upgrade with out even asking. Amazing. We are a family of four and can say the hotel was family friendly as well. We took advantage of excursion services, rental car, etc. that was all facilitated by the hotel. Everything was perfect. Although choice was of course limited, food was very good and at very reasonable prices. The pool side bar and food service was huge for the times we wanted something or did not feel like going into town. We enjoyed the trek down to Ammoudi bay and there is a good place for snorkeling which we did several times. Will return to Esperas as soon as we can.
