While the views from Nikos Villas are certainly amazing, we had a terrible time. Nikos' demeanor, the dated furnishings and poor management are not worthy of the establishment's postcard perfect location or the rates. We are a family of four; two young girls traveling with another family with girls of similar ages. We were very rudely received on our arrival at reception and told abruptly, without any salutation or greeting, that they don't take young children; despite our booking forms clearly indicating all of our daughters' respective ages and us having pre-paid for the accommodation. Nikos and the booking agents blamed each other, but neither offered any apologies, solutions or alternatives. In fairness to Nikos, the place is certainly not young-family friendly (a deep pool and low walls everywhere), but his rude behavior to us on our arrival was certainly not justified. We were made to feel unwelcome; a feeling that did not leave us throughout our stay. While we were there, Santorini suffered unexpected power outages with an accompanying lack of piped water (taps, showers, toilets etc.). Whilst certainly not the fault of the proprietor, management did nothing to ease the obvious inconvenience to guests. We weren't offered candles, bottled water (and which we would have gladly payed for) or even buckets to fill the toilet cisterns with pool water. Only after buckets were asked for well into the second day of the outages were they provided. We found the housekeeping and general staff helpful and friendly but Nikos was unnecessarily rude and combative to us. We certainly won't be back and wouldn't recommend the establishment to our friends (even those who don't have young families).

This family owned property is well located near the center of Oia. Beautiful view over the Caldera.Common swimming pool. Regular greek breakfast. Disadvantage far away from the capital Fira. Car needed.

I keep reading about the place where this ''hotel' is situated but my opinion is that the view is definetely not enough to chose such a moderate place with such a rude owner.
To avoid !!! You can find thousands of descent and beautiful hotels to stay on the island with nice views, good services, plus you will not have to PAY for a wireless which is not even working!!! Design of rooms really old fashioned, resception available not all day like in the other hotels i've been. I CERTAINLY don't recommend this place.

Last time we stayed here (2 years ago) we had a room up by the pool. This time we had a room (number 11) right down at the bottom of the hotel. The room was fine - clean and a reasonable size if a little old-fashioned in its furnishings. The view across the caldera is stunning. But it is around 100 steps up to the main road so not for the unfit. Great place to stay though.

So, unlike many reviewers I will not compliment/complain about the things that Nikos Villas cannot do anything about: it is in a good location with excellent caldera views; it is a schlep from the road with luggage; the rooms are practically villas.

Instead, I will focus on what the proprietors have done to provide their guests with a quality experience.

Cleanliness

The rooms are well-kept, if simple and the pool and rooms are immaculate.

Services

The front desk is unhelpful in booking anything: restaurants, cabs, tours. Don't even ask. The wifi was laughable and mostly unavailable, and when available, only in the reception.

Bathroom products were very cheap. For this price, you should expect better quality.

Breakfast

Typical Greek buffet but here's the kicker: don't ask to take a tray to the pool, or to your room. No, you must stay in the cave-like reception and eat your doughy croissant. And do not ask for anything because the staff are surly and will respond like prison guards to any request. If you are lucky, the guards will be off on smoke break and you can eat your breakfast in the dark silence.

Conclusion
Take my advice, pay a little more and stay in a charming Oia hotel with nice amenities and customer service. Niko and his Villa are a poor example of Greek hospitality.
