The location is beautiful. Great on site bar and restaurant with comparable prices to neighboring resorts. Fun hammocks. Breakfast was included but only had fruit and omelette.
We were supposed to have a safe and air conditioning, both of which we did not.
Clean rooms and establishment. Excellent security.

Kendwa budget option. We stayed here via G adventure tour bookings and were really disappointed. The grounds really pale in comparison to the neighbouring resorts which seem to have better lounge chairs, restaurants and atmosphere.

Pros: Room was spacious. Our room safe worked.

Cons: The bathrooms are gross. Full of all sorts of bugs, filthy and no proper ventilation. Upon arrival, we had to ask staff to get rid of all the ants in the room. Reception staff seem disinterested. The beaches are not combed like the other resorts. Lack of activities at night and cheaper/better water-sport options at the other resorts. Restaurant not so great. Bed sheets smelled.

Room Tip: Ask for room near the beach ahead of time if you choose this place

First the Hotel
We had a Beach Bungalow and it was OK. Toilet was acceptable clean and the bed was good with new mosquitonet and working (almost) AC. It's strange that the AC sometimes was without electricity even if there was light.
BUT: The service at the reception is lazy, unpolite and in no way serviceminded. Something was wrong with the booking and instead of trying to solve it the girl at the reception didn't care. We had to call the tour operator from Zanzibar City before we got a temporary room. To bad.
We had some clothes delivered for laundry and only the half of it was returned at the beginning. First after some discussion did they find the rest - + a little more belonging to someone else!
Maybe our expectations was wrong - the hotel seemed more like a backpackerplace. There was extreemely loud disco music half the night.
The restaurant:
The food is bad and expensive. The drinks and beers the same. a few minutes south along the beach there is a restaurant called essence. Everything there is far, far better at the same or lower prices. If You stay at Sunset Bungalows (the beach is wonderfull) stay away from the restaurant and go to Essence instead.

Room Tip: The Beach Bungalows are good, but the noise at night is incredible.

This was the cheapest place I could find to book on this beach, which at $60 per night I sill consider to be quite expensive, but we were quite impressed.

The room was lovely - not as polished as a 'hotel' but a nice bungalow which was clean plus mosquito net and safety deposit box. Breakfast is fine but service can be quite slow so order as early as you can if you're off on a day trip.

There are numerous security guards on the beach mostly moving on the touts, (although we didn't find them to be much of a problem) and plenty of shade.

We thought the food at Moccos was the best on the beach, and the food at Kendwa Rocks was better value, but the drinks at Sunset are good value.

Things to note - we read a review on here and stocked up on water before we arrived (there's a mini supermarket opposite 'mercurys bar' on the right as you leave the station) which saved us about 2500tsh per bottle. And the only ATMs on Zanzibar are in Stone Town so get cash before you arrive. While (unusually) you can pay by credit card there is a 6% fee to do this. Kendwa Rocks was advertising a beach party every Saturday night, but we weren't there at the weekend so don't know how noisy it is.

we spent about a week in the sunset bungalows.
very nice staff, proffesional and smiling.
the rooms are very clean and have great athmosphire.
the beach restarant is defenetly a place to relax from the sun :)
the mattresses man is the most efficiant one in zanzibar.

Just as a note, this was actually my third visit to Kendwa and my second stay at this facility, so I would consider myself someone knowledgeable about the area and the quality of the nearby offerings. I would rank my first stay as decent, but overall, our stay at Sunset this time around (December 2012) was miserable and I would not stay here again.

For one thing, prices have increased, and honestly the price requested for the quality of the rooms you end up with is really poor. I'm not picky about where I stay and don't mind a place that is average or even run-down, as long as I'm paying for the rooms to be in that condition. Here, our room was rustic to say the least, plenty of gaps for creepy crawlies and kind of dirty.

Service started out on a rocky note, as our safe did not work, and I had to call reception for help. We ended up being assisted by a grouchy woman. Later at dinner, we received more cold

Firstly, there are NO signs for this place! Possibly because they want you to pay the extortionate $50 for a ferry pick up. If you're making your own way there take the turning for kendwa rocks or white sands as it's between those two. I stayed with friends in a triple fan room so for the price we paid we didn't expect much and the room was fine. Our friends splashed out on an a/c room but the generator ran out of diesel overnight so they ended up with not even a fan and weren't offered a discount or apology! The beach is stunning so if you are looking for a place just to lie on the beach, sunset is great. The bar area is also nice with lots of sofas and a pool table. The service is hit and miss and the breakfast is nothing special. Foodwise I was most disappointed that their 'fresh juice' is a powder mixed with water - there's no excuse for that on Zanzibar! We were also there on a Friday night and it was pretty seedy with lots of older guests disappearing down the beach with young Zanzibaris (female and male)... I felt very uncomfortable dancing as there were so many beach boys just waiting for their next target! All in all sunset is cheap and cheerful and good for the beach.
