Overpriced. Poorly maintained. Non-responsive staff (office failed to check messages & return calls). If I hadn't needed a room for a last minute job, I wouldn't have even checked in. The only positive thing I can say is that it's right on the beach. So are a lot of other motels. Don't waste your time or money on the Sands.

Stayed for one night before the start of Labor Day Weekend, we booked another resort nearby for Fri-Mon and decided to head out a day earlier and wanted a more economical option for the Thursday night so I chose the Sands. We had a standard room with a balcony and partial ocean view, the room was small and very very outdated, bathroom same. The location and grounds are excellent; propane bbq grill available for guest usage and you are in the center of everything, beach is across the road and a nice pool in back of hotel which is unfortunately situated on a busy intersection. we stayed in the main building where the office is, it appears the newer building across the street seems much nicer and the balconies have more privacy, our balcony felt like a "communal balcony" as thin wood planks divide them apart from eachother.

My honest rating would be 2.5 but I will curve up it up to 3 b/c overall I do think its a decent place and my assessment was based on the main building in an out-dated room and only for one night which I dont think I would have been able to endure for ANY LONGER THAN THAT, but I do think my experience would have been better having stayed in the other building or a newer/larger room.

We stayed in the suites located across the street from motel office over 3 nights labor day weekend. We read reviews saying how they charge you for extra people etc, considering this was already over $1000 for the weekend we were worried if we had extra people. Upon check out we realized they were indeed spying on us, counting the number of guests on our balcony at once! I feel that for paying this amount of money you should not by spying on your guests who most likely will invite friends over to sit out side and drink coffee none the less. Especially when the room is moldy and the white stucco ceiling near the A/C is black with dust. But the best part is that the toilet in the bathroom above us was leaking down into our bathroom, dripping onto our heads as we used our own toilet. Needless to say Disgusting. AKA don't throw stones if you live in a glass house Sands Management! We were all under the age of 27 so for our purposes of sleeping, running across to the beach, and walking down the block to the village, bars, etc. The location was perfect! Would I recommend it? Considering all of the other places there are, I would say try someplace else first, being spied on and dripped on is not ideal for a vacation... but it worked for us this weekend.

We just got back from 5 days at the Sands. The rooms were extremely clean as well as the pool. It was our 2nd time there and would continue going back. Unlike some of the others who wrote reviews we found the staff to be friendly. Some more then others It is well worth the price

We stayed in a one bedroom at the Sands for 3 nights in August. Our room was a little outdated, with an older tv. However the tv worked well, with full cable. All of the rooms do not look like this though. We were there with 3 other couples, and one couples one bedroom seemed like it had been upgraded recently. The other 2 couples shared a suite, with a full kitchen and a living room/dining room area. There were 2 beds and a pull out couch in the suite also, however the 2 beds were in the same room...something to keep in mind.

There are a couple of BBQ's on site, and a picnic table too. We took advantage of this, and did BBQ one of the nights that we were there. Also, the staff at the front desk was very nice and supplied us with BBQ utensils, and also a big pot.

The location of this Motel is probably the best thing about this place. It is RIGHT across the street from the beach, and walking distance to all the bars, restaurants, and deli's.

I would probably stay here again if we were looking for a motel in Montauk in the summer. The prices are a little high for the quality of room, but not any different from the others around it...especially in the high season. Also, they do add an 11% tax when you arrive, so it ends up being more than you think.

We stayed in a 2 1/2 room suite at the Sands and it was very nice! The property is a bit older, as are most of the hotels/motels in Montauk. Our suite did have some upgrades (flat screen TV's, new mattresses and new couches). The suite was extrememly clean, and had everything we needed, even if it was a bit outdated.

The location can't be beat. We could see the ocean from our balcony (on the 2nd floor), and we were just a very short walk to town.

The staff seemed to really care about the property, and it showed. I would absolutely stay here again!

Room Tip: The 2 1/2 room suites were great...had a small kitchen, dining and living room with a pull out sofa...

A vintage motel (Babe Ruth stayed here) but nicely restored, and clean. one row of rooms is on the second floor, and the other row of rooms is set back from the street. We had an ocean view with a little deck, working fridge, for $179 in the high season. The bathroom was freshly tiled. You can easily access this place without a car. The Jitney stops across the street, and the 7-11 and plaza are a block away. Even in high season, the midweek was pretty quiet.

Room Tip: Get a room on the end, or kids running up and down the deck might wake you up.
