This is the second time we have stayed at the Royal Atlantic Beach Resort's Condo. The condos face the beautiful ocean where you can experience not only the smell of salt air, the crashing waves but also magnificent sunrises.
The condo itself is large, 2 bedrooms, 2 full bathrooms and one half bathroom. The main living quarters are on the top floor of the condo making it even more pleasurable to dine by the most fantastic view of the sea, should you chose to eat in. The bedrooms are on the lower level. The master bedroom is very spacious. Each bedroom has its own bathroom.
If you should decide to eat out, the restaurants there are magnificent. If you are a fish lover, you have really reached heaven. And, so much of this is in walking distance. The town is just a few blocks away. The beach is at your toes. I ask you, What could be better?
The rentals are a bit pricey, but you wont find a space like this for less. Try it in off season too, its just as awesome and many eating establishments are open for business year round.
Make your way there, you wont be disappointed.

My family had a 4 night prepaid reservation the weekend when Hurricane Irene hit last August, so we departed after the 2nd night and requested a refund for the last 2 nights. At that point the beach and hotel pool were closed, and almost all of the hotel employees had departed the area. The hotel refused a refund and offered only a credit that had to be used within 90 days. Since the summer was ending and Montauk is a seasonal/summer resort town, the credit was completey useless. Being treated this way in the face of what was expected to be a major hurricane & a dangerous situation was horrendous- DO NOT STAY HERE.

I have been coming to Montauk for 14 years along with my 25 friends/family. WE LOVE IT and SWEAR BY IT! Just had renovations within the last 2 years which makes this place even better. Yes a little on the pricey side but its worth it in the end, Right on the beach, right in town PERFECT LOCATION!! You people have to remember ITS MONTAUK. You are not going to get really anything better, unless you spend even more money at Gurney's Inn which is at least a 10 min drive from "Town". If you are a First class "primadonna" The Royal Atlantic isn't for you.. actually in that case Montauk isn't for you, STAY IN THE HAMPTONS.. but if you are looking for a relaxing, enjoyable family SUMMER vacation! YOU WILL LOVE IT!

By the way.. A sitdown Breakfast is included with the price of the room! and The BEACH BAR AND GRILL is AWESOME and always a fun time! the bad reviews make me really laugh, lets just say some people are over reactors.. its the best you'll find in montauk

Stayed off season got a great rate for an oceanfront room, room was very clean and smelled nice. Hotel is walking distance to town.

Royal Atlantic....it sounds regal doesn't it? We stayed there during the first week of November 2011 for 3 days. Just for the fishing. Well for $100+ per night you don't get much. When I tried the key{do hotels still use actual keys} I thought we had the wrong room.I had to jiggle it,pull it out a little,move it back and forth and finally after about 3 minutes of this it opened. The room smelled OK thats a good start,the view is great, right on the beach,and the beds were comfy but thats about it. The bathroom is very small, no shampoo, the light fixture had one clear bulb and one frosted,no exhaust fan,a paper bath mat,small towels and no tissues.What's with that? No tissues? I Had to blow my nose with toilet paper. I have never stayed in a hotel that didn't have tissues.The very small kitchen area had a coffee maker but no coffee, no filters, no sugar packets, no cups, no creamer, nothing. The flat screen TV picture looked horrible.Some channels were unwatchable. There was no program guide in the room anywhere so you we were on our own. No phone book or a reference guide to show us what's in town. No clock in the room anywhere. The hotel from the outside looks like it hasn't been painted or cleaned in probably 10 years or more. The outdoor carpeting on the steps{we stayed on the second floor} was dirty and very worn, and paint everywhere on the north side had green mold growing on it. It was quiet though, being November there were not many people around.I don't know, $100 a night sounds pretty steep for what you don't get at this Royal place, but hey,this is Montauk, take it or leave it!

My wife booked us there for a week in August and after reading some of the reviews I was a little nervous. The place was amazing the ocean beaches were gorgeous. And the newly renovated rooms were first class. My compliments to the attentive staff they really went the extra mile to make sure we had the best vacation. Will stay there again next summer.

The location is very good, in town and on the beach. However our one-bedroom suite ("RA North") was very outdated and in disrepair-with non-working telephone, lack of dishes & silverware, torn screen, etc. Customer service is completely lacking. At $325/night my family was VERY disappointed and would not go back.
