My wife and I recently spent the night at Overlook Mansion and were so impressed with the building, its history and enduring ambiance that we plan to return in the fall. Jim (the innkeeper) was so friendly and made us feel immediately welcomed. You really can't find this type of service in many places, these days. The rooms are beautiful and furnished with period pieces - including wonderful, old books. The view of nearby Little Falls is stunning. The Mansion is truly a treasure worth exploring!!

Room Tip: The balcony room is highly recommended for its enclosed balcony and spectacular view of Little Falls...

This place is beautiful and with the 1800's style Mansion you are sure to enjoy your stay. The character and ambiance make your visit a very pleasant one. Jamie is a very nice host and Jim does a fabulous job making your stay just right and making you feel at home (Better). The breakfast is very good and prepared to order when you are ready. There is no rush on a set time schedule in the morning which is very nice. My wife and I were able to do some nice wine tours around the area, visit Cooperstown then spend a great time at the Overlook Mansion relaxing and chatting with other guests. We could not have asked for a better two day stay.

Can't wait for our next visit!! See you in 2014 :)

A real treat, staying at a restore 1880's restored mansion. 5 BR high on a hill overlooking the valley and Little Falls, NY. A great full breakfast with made to order bacon eggs etal.
Accomodations were wonderful and nothing was 'overlooked' as to the service.

Room Tip: requires driving up a steep hill to get to it.

This mansion is beautiful. The very nice family is working to restore it and get the bed and breakfast to be successful. However, the bathrooms could be a bit cleaner and the building is old. It was a cool event when we stayed so the windows were open. In the heat there would be a window air conditioner which is probably enough to get the room cool. The hot water for the shower was tough to regulate.

Breakfast was good but muffins and cakes were not home made. They were very accommodating to meet a quest's schedule. Be sure to ask for a room with a private bathroom as not all too s have it. Also carefully follow your GPS directions for the location as it is up an I obvious hill and road

This beauty is right on the hillside, overlooking the Erie canal, and the quaint town of Little Falls N.Y. A very lovely old mansion, with an awesome view. The great service started when we called to inquire about the inn. Jim was so amazing at helping with our planning, and booking. From the moment we arrived we knew that we had made the right choice! He was very informative about the mansions and town history. He was quick to recommend places to see and where to eat. But best of all was Jims amazing cooking skills, he listened to our needs and made the most amazing breakfast for us both mornings. Special request were no problem for him, if you wanted or needed anything, he was the man! Great stay, great time, great vacation! Special thanks to Jim, you made our trip!

Husband and I stayed here while we visited the B-ball Hall of Fame which is nearby. Owner is restoring a grand old home with lots of TLC. Stunningly beautiful look to it and location. Stayed 2 nights and hope to return sometime in the future. Owner gave us a tour of the place, interesting history. Breakfast excellent, coffee too. Friendly inn-keeper and cook as well. Highly recommend to anyone, in the top 5 B&B I've stayed at.

This property has only been open since February according to Jim, the caretaker. There were four rooms open with four more on their way. It is a work in progress, but they are doing a great job. I don't mean that you were aware of any construction, just that you can expect changes as time goes on.

Our room was very clean and comfortable with a view over the valley where the town nestles among the hills. The furnishings made a nod to the era that the house was built. I would suggest bringing a book light if you're a reader as there wasn't a bedside lamp in our room.

Jim could not do enough to make us comfortable, find things for us to do and made recommendations for places to eat. He's also an accomplished cook and worked some kind of miracle on an ordinary egg so that it was extraordinary. You will be well-fed with good food for your day's adventure.

We enjoyed hearing about the history of the house and of Little Falls. There are beautiful farms, lovely architecture and, of course, the Herkimer Diamond mines close by. We chose Ace of Diamonds as opposed to the KOA next door because it was less congested - though more rustic. That was a very interesting experience. Lots of fun and hard work, but you are sure to find a little gem for yourself.

We are hoping to return to the Overlook Mansion in the fall to enjoy the beautiful scenery of the area - and the thoughtful hospitality of the inn.
