My best friend and I booked "Garden Bedroom B" this past Memorial Day Weekend, and had the BEST time both at FIP and at The Madison! Super-clean, super friendly staff and perks like frozen margaritas and fresh baked cookies, breakfast spread, etc. HIGHLY recommended! We will be back without any hesitation or doubt. If you are looking for someplace on Fire Island Pines, you can’t get a better Bed and Breakfast than this. All this and just steps away from all the action at the bay, but far enough away that you can’t hear any commotion. You have two solid promoters here! Eric W. and James N. from Miami Beach.

Room Tip: Garden Bedroom B is a great corner unit; call and ask about other locations that may also be great; but I'll bet nearly all are exceptional.

As a returning guest, I certainly can recommend The Madison. The rooms are spacious and nicely appointed. The common spaces are also very comfortable, inviting and great spaces to meet other guests who have become friends. Luke has created a serene atmosphere with the assistance of his team Mike and Tim. From the delicious breakfast each morning, to the afternoon frozen margaritas to the elegant candles that light the house, pool area, hot tub, roof decks and trees. Luke, Mike and Tim are always visible and making sure that each guest's stay is memorable and creating the resort feel.

Room Tip: Main House Dexter Room B is very private and Garden Room B is off the pool with floor to ceiling windows and lush views.

Good? Location. Staff. (friendly)
Bad?
Roof deck: Unkept, cushionless seating, falling apart.
Pool: Nice, but unheated. Unkept deck, filthy. Hot tub roped off, broken. Splintered decking surrounds, cushionless chaise lounges littered with debris, leaves, etc. "community grill" out of propane at around 5PM... staff reluctant to take time out of their "busy" schedule to replace.
UNlocked door to boardwalk leading to hotel at all hours. Anyone can let themselves in. Anyone.
Room: Small, cramped. (cheapest, smallest is around 650.00 a night. Disgrace for what you get.)
Staff: Friendly, yet unattentive and reluctant to help. (see above). NO MAID SERVICE. At those prices you'd think you'd get turndown service and at least pillow chocolates on clean sheets. Cheap toilet items. (And what's with the "Fire Island Survival Kit" seen on beds in the website photos? No, they don't exist).
No concern over guests at all, nothing to foster cameraderie among guests. (Say a pre-tea mixer at the pool.... with wine or something... again, with those prices...
Investigate fellas. Maybe this sham got it's act together but I doubt it.

Hi Peter. I appreciate your sharing your thoughts and am sorry you weren't satisfied with your experience. With that said, over a hundred other reviewers on this page would beg to disagree with your depiction of The Madison - 80 percent rated their stay as "excellent," contributing to a rare TripAdvisor rating of 4.5 out of 5 stars.
But more important than ratings is the reputation that we have earned over the past decade as the most professionally-run accommodation on Fire Island. We are continually upgrading our property, which in my humble opinion is the most beautiful of any guest house on the island. We hold ourselves to enormously high standards for guest relations, cleanliness and service, and on those occasions when we fail to reach them we try to learn from our mistakes.
We unquestionably have our off days, but on the whole we are extremely proud of the experience we provide our guests. I hope you return to the Madison sometime and witness us at our best.

We have been coming to The Madison for five years and it is always a special experience, with superb service by Luke, fine appointmemts (linens, decor, etc), and everthing we want from the Pines atmosphere.

Luke is especially attentive to our needs and keeps the place spotless, the music going and surprises us with special treats throughout our stay.

With the new hot tub it was the perfect fall trip.

We will be back in the spring!

The Pines is the Pines: you like it or loath it. And the Madison is a clean, comfortable place to stay. I can't say I'm a fan of the hotel's rather naff decor, but what was outstanding was the two helpful guys who look after the place - Phil and Luke. Nothing was too much trouble and they have a calming way about them. If you want the Pines experience then without a doubt this is the place to stay.

Room Tip: None of the rooms are large - go for one of the more expensive ones in the main house.
