We had a great stay at the Oliver Phelps. Jack and Donna were wonderful hosts and also had great local information. We will definetly return here!

Jack and Donna are wonderful hosts. This is the first time we stayed at a bed and breakfast and were so thankful we did. Jack and Donna helped us decide what to see and do along with where to eat. The breakfasts served were absolutely delicious. We can't wait to stay there again.

Be careful - Be sure of your plans! If you cancel two weeks ahead- just one day out of a 4 day stay- they will charge you full price for the day you weren't there- Cancellation policy is 30 days... even if you book your stay less than 30 days in advance!
The rooms are very small (except for the suite). Price is high for what you get. The home cooked breakfast is great though!

Because bed and breakfasts in general are small businesses with 5 or less rooms they, unfortunately, cannot offer as narrow a window for cancellations as larger inns and hotels. While a large property, especially a chain, can afford to absorb the loss resulting from a cancellation, it is much more difficult for a small bed and breakfast to do so.
Our normal cancellation policy is 14 days in advance which is, pretty much, an industry standard and folks booking at a bed and breakfast should take that into account. In cases of family emergency or other serious unforeseen difficulty we are always willing to work with the guest by offering a full or partial refund, a gift certificate, or a discounted future stay.
However, when an individual books the entire Inn the policy has to change because the financial risk of losing that many rooms is much greater. When our entire Inn is booked we do require a 30 day notice for any cancellations in whole or in part. Even in this case we are more than willing to be forgiving if there is serious need. When the guest has simply not paid attention to the policy, however, or chooses to ignore it or hold themselves above it, we are not able to be as forgiving. In this case, after having booked the entire inn, 3 days prior to arrival 2 rooms for one of the nights were cancelled. Finally, after many changes, only one room was not taken for one night. We did not charge for this cancellation but we did keep the non refundable security deposit ( which was less than the cost of the room lost).
When booking a property, guests should always make certain they understand the policies and they should, in good conscience, stand by their agreement to respect those policies. Properties also have a responsibility and should always publish their policies and should make every effort to make them known to their guests.

The art of hospitality is a gift to be shared and enjoyed by those fortunate enough to find it. Inn Keepers of the Oliver Phelps House, Jack and Donna, have perfected the art. You will not be disappointed. The house is immaculate, the amenities surpass all reasonable expectation; the food is authentic, fresh and creative able to satisfy the most discerning palette. A gracious sensitivity distinguishes the Oliver Phelps House, above all. Rest in the gardens, sink into freshly laundered linens on premium beds, and you will find peace. Whatever your schedule MAKE time to simply enjoy this nurturing retreat. I highly recommend it!

Outstanding - the property is pristine, the gardens beautiful, bed and room very comfortable, Jack and Donna are excellent innkeepers, gourmet breakfast.

I highly recommend this B&B. Our room was wonderful, the host and hostess were great, and the breakfast was incredible. Canandaigua is a gorgeous town in a beautiful region.

Celebrating our 40th anniversary, we had a wonderful, restful 4 days in this lovely home. Our hosts were most welcoming and attentive - with helpful suggestions for places to dine, daytrips, boat trips, antiqueing, etc. The room was decorated with taste, and was well appointed. We slept comfortably. We heard some traffic noise but it did not trouble us. Jack and Donna spoiled us with their culinary creations each morning which we enjoyed immensely on the back porch. There we could look over a lovely garden where there were a number of spots one could relax with a good book. We found the online pictures of each room helpful as we wanted one with two comfy chairs and a bed with no footboard. (Both of which are surprisingly hard to find.) We would definitely recommend this B&B to others, and would return another time. The standard set by the owners will be hard to match elsewhere. Thanks for a lovely break away from it all!
