Well you can certainly add our names to the list of guests who will strive to come back. It is hard to add anything new to the list of accolades this property has received in these reviews and rightfully so and here's why:

The breakfast is just splendid! Lynne and Bill work as a team to provide the guests with a full course meal that showcases locally grown fresh products in season, with a farm to table committment and approach. All the guests are requested to be down for breakfast at 9:00 or 9:30 am. You join other guests at the large tables so the whole atmosphere encourages visitors to sit and linger over coffee and conversation before, during, and after the meal as a sort of appetizer for your days' activities.

Their recommendations are right on the money. This was our first trip to the Finger Lakes and Bill's advice on what to go see, complete with maps, and Lynne's suggestions on where to eat lovely dinners were appreciated very much. I will pass along to all you readers that the Inspire Moore winery and Monica's Pie Shop were our favorite stops on an all day circle tour of Lake Canandaigua. Both are in nearby Naples and Bill had suggested them.

The location is 4 or 5 blocks walking distance to all the downtown antique shops, specialty shops, and restaurants for dinner if you care to experience the town of Canandaigua on foot. There are lovely homes and churches to admire along the way.

And of course the house, grounds, and guest rooms. We were in the Greencrest Room and that was quite comfortable for the 2 of us. We enjoyed a bottle of local wine on the back deck before dinner one evening. Most women would just love to have Lynne's kitchen set up!

Looking for an excuse to get back to the Finger Lakes and the Oliver Phelps House!

My husband Joe & I felt comfortable right away & we want to go back again as soon as we are able. It's a beautiful home filled with lovely furniture. The owners are a joy to be with & breakfast was yummy :)

Room Tip: Each room is special, but we enjoyed the quite room at the back of the house, no street noise!

This home is amazing! Stayed in the Oliver Phelps room; was worth every penny. Spacious and clean it was a great place to come to relax and enjoy. Being our first time EVER at a Bed & Breakfast, we were extremely impressed! Will definately stay here again. Our hosts were gracious. Couldn't have asked for more! Lauri & Tom Malefyt, New Jersey.

Beautiful house with large rooms throughout giving it a very warm and cozy feeling. Gourmet breakfasts were served each morning in the dining area at 9am with an amazing array of food from nut/fruit breads, parfaits, baked apple, quiche and pancakes. Bill and Lynne were very accommodating as well with dietary alterations when possible......being vegetarian Lynne was more then happy to withhold the meat addition to our quiche in the morning so we could enjoy and savor every bite. Everything cooked was to die for! Our favorite part was the outside hot tub that is enclosed by a gazebo, with spa robes in our room and plenty of towels available....a perfect way to relax at the end of the day on a beautiful fall night. This B&B encompasses everything from elegance, class, and warm hospitality!

Room Tip: Rooms towards the back of the house are the quieter ones, with this B&B being right on the main...

Pleased to report that not only is this a wonderful B&B , the new owners are quite knowledgeable about local cycling possibilities for recreational cyclists plus have covered indoor storage for bikes when not out on the road. Don't want to understate how great the location was in terms of accessing the local must sees, the ambiance and food were though. Quality, quantity and presentation were great!

Our first experience at a B&B was certainly wonderful. The rooms are beautifully decorated and very welcoming. We sayed in the suite, which was just lovely. The full body shower...oh joy! Our hosts, Bill and Lynn, made us feel so at home and were glad to give directions and suggestions for attractions to visit. The breakfasts are out of this world, too. We will definitely visit again. I enjoyed working on the puzzle during "down time" and the living room with it's beverage table made for easy interaction with other guests. A most enjoable experience!

Bill and Lynne were gracious hosts during our three-day stay at this beautiful NY state bed & breakfast inn. Our room was comfortable and private without being fussy. In fact the entire house is incredibly comfortable and inspires guests to mix and mingle in the living room over a jigsaw puzzle or cup of coffee, enjoy a board game in the game room, or even check email with the free wi-fi. A charming period house with all the comforts of home. Breakfasts were top-notch and never boring -- featuring homemade sausage, granola and other ingredients, local produce and juices, and all served with a friendly smile and hot coffee! The grounds offer quiet places to relax and read, and the innkeepers are ready with restaurant and sight-seeing suggestions when you are ready to hit the road. A must-stay in beautiful Canandaigua!
