It was our first stay at a B & B. Kathy and Joe were very friendly and welcoming. The room was charming and comfortable. Kathy's breakfast was amazing. I look forward to staying again.

This is the second time we chose to stay at The Dominion House during "leaf peeping" season in Orange County, NY. This is a beautiful old house with charming antique furniture--but there's a pool table available, too! Breakfast is served at a long table that's beautifully set and the food was excellent, always starting with a homemade sweet roll or slice of yummy sweet tart. Kathy and Joe, the owners, are delightful, friendly and helpful--we were ready for dinner when we arrived and they immediately made a reservation at a wonderful local restaurant for us. Our room was beautiful and comfortable and all in all, we had a delightful stay. And the weather even cooperated, including beautiful leaves and a gorgeous full harvest moon.

What a deal - a hot tub, pool, billiards, lounging room, AMAZING hospitality, fantastic breakfast, library, quaint location, beautiful porch - all for a reasonable rate. I almost hesitate to tell you how fantastic this place is because I don't want The Dominion House to be booked up the next time I go! I loved my stay - and conversation with the owners was SO easy and fun. Highly recommended!

Kathy and Joe are our new family. Period. They shared their lovely, historic home graciously and were more than accommodating to our requests for a couple extra services. Great conversationalists and very friendly, they were also sensitive to our reason for staying: to spend quiet, private time with our new West Point daughter, who also happened to be celebrating her birthday during our first visit with her since June. The home is stately, situated outside of town at the end of a lane, with a lovely, pristine in-ground pool, very pleasing landscaping and no shortage of outdoor seating (perfect for wildlife observation, hence another reviewer's 'unpleasant' walkabout), as well as offering a billiards table, tv/lounge room, hot tub room, well-stocked library with WIFI, and unlimited 24/7 beverages and snacks. No eating in the bedrooms, yes, but who would want to with the lovely and peaceful outside atmosphere, or indoor dining set tucked into the bow kitchen window? Breakfasts: delicious!!! Having stayed in many B&Bs - some fancy, some not - Kathy and Joe made our very special weekend absolutely perfect, perfect, perfect. Dominion House is our new favorite B&B - can't wait to go back!

The Dominion House is a lovely bed and breakfast. Kathy and Joe were warm but professional hosts, breakfast was delicious, and the house was a charming 1880s farmhouse with all the original furnishings. There was a very pleasant backyard pool, a hot tub, a library full of books, wireless internet, and a 24-hour tea/coffee/cookie service. The atmosphere was romantic and quiet, but the hosts were very kind and helpful with our toddler. Joe, the owner, is a licensed pilot and you can also arrange private flights with him (though we did not). One or two caveats: our room shared a bath with another room -- though some rooms have private baths -- and for those who like to walk places, the B&B is tucked a mile or two away from the nearest town of Washingtonville. All in all, a real find.

from the moment we started driving up to Blooming Grove, until the day we checked out, we could not have asked for a more perfect get weekend. we arrived at the Dominion House later than anticipated, we were greeted with such warmth. It was liking staying with family. Katy and Joe do the most amazing job at keeping the history of the house alive. Katy is a great cook and Jo sure makes you laugh all the time. They were very attentive to all our needs and made sure we knew what exciting things were happening ib blooming Grove and its surroundings. we can't wait until our next weekend getaway The Dominion house will become our weekend getaway upstate NY.

Excellent hosts are Joe and Kathy. We felt quite fortunate to find such a comfortable and affordable B&B so convenient to Storm King Art Center. Joe sagely advised us on the best way to experience and navigate Storm King, and Kathy printed out a list of Indian food places for dinner.
Blooming Grove was new to both of us. For me, it's just the right mix of culture and quiet.
Not an easy task for art-seeking, nature-loving loving vegetarians. Probably return next summer with our teenager.
