Firstly before I start with my review, I would like to point out that we booked a suite package. We paid around $330 US for two nights accommodation, dinner for two, massage for two, transfer and breakfast. This property offers value for money.

Location: Down a laneway right next to the Hu’u Bar (many reviewers have talked about noise issues – we experienced none from the bar (stayed 21-23 Dec). The new Alilia is being built right next door, so there is a lot of construction going on all around the hotel. There was a lot of rain whilst we were there and the laneway was very muddy (it’s basically just dirt). Good location 5 minutes to the beach. Lots of restaurants, bars and shops within easy walking distance.

Room types: Suites and Villa. This review about the suites.

The room was absolutely huge, it has a lounge suite and bed – there was room for another couple of beds. The room didn’t feel very Balinese.
The room was clean and well kept. The room has huge windows which don’t open (so there is no way to get fresh air into the room). There was also a gap in the frames so mosquitos were an issue (having said this housekeeping sprayed each night).
Amenities – all the usual in addition it has a water cooler (hot/cold water).

Bathroom:
Again a massive large room. The toilet was off to the side (however no door) as was the walk in shower (excellent rain shower head). The main bathroom had a huge bath – I did try to fill it but the water was a brownish colour and it wasn’t hot enough to fill the bath.

Property features:
Small pool which is nice enough (not resort style).
Café/bar area where breakfast is served. Food and beverages available all day.
Pure spa – located next door (see separate review).

Cons:
This was a very noisy hotel in terms of internal noise – if you’re a light sleeper this might be an issue. The suites are all in the main building (3 floors). Each floor has wood floorings which were very noisy, additionally the room doors were extremely heavy and they banged when closing.
The suites don’t offer twin bedding – we asked for an additional bed (which was 25US per night – when we arrived they had put a single bed mattress on the floor – obviously this wasn’t what we were expecting and they were happy to remove it and not charge us.

Pros
Very friendly and helpful staff.
The reservation staff are great – they responded to all my email enquiries in a very timely manner.
They offer customised day tours. Half day US40 and full day US60.

Would I stay again – no, this wasn’t my style of property. Whilst it was excellent value for money, I didn’t love the location and the room was too noisy. For the same price you can find other properties (see reviews on Sense Hotel and Ize Hotel).

I wouldn't describe the dipan as a resort more like a boutique bed and breakfast. The hotel is very small. There wouldn't be more then 15 rooms. There are a mix of villas and standard hotel rooms upstairs. The staff are friendly and helpful, eager to chat and please guests. The food is pretty good and the shared pool is very pretty and shady. I have stayed here twice, both times in a 1 bedroom villa. I think for the location and quality of the rooms they seem to be very good value.

Tip- I know in the rooms/villas close to Hu'u bar it gets quite loud on the weekends so pack ear plugs! ... There was no problem with noise with the villas on the other side though nor on week nights.

Great location, Walking distance to semniyak square and the shopping area. Only good things to say about the very modern room, quality breakfast, and front desk staff were very helpful. Very clean, well kept and would stay again for the location. Only downside (or plus depending how you look at it) it's right next to a resto club that plays music till late night and yes you can hear it from the rooms. We didn't find it anything to complain about but could definitely disturb some sleep.

If you stay close to the staircase you can hear the front desk and other sounds.

Good hotel!

First of all we could not fault the staff always cheerful and helpful. BUT and it's a big but, how can any hotel work well when it's placed between a construction site and a night venue? Noise is the real downfall of this hotel. The first night we booked into one of the hotels rooms, but my wife had hardly any sleep due to the 'thump thump' music that went on till the early hours of the morning. Then in the morning the construction starts and with hard surfaces in all corridors, the banging of guest doors only adds to crescendo. We made the point to the front desk who quickly upgraded us to a villa, which was so much nicer but did not escape the night time music. Breakfast was average and generally served cold. But the noise was the killer. Can't stay at Dipan again!

This accommodation is well situated if you enjoy the hustle and bustle of the seminyak area.
The staff are very friendly and an asset to the establishment ..
The downfall was the construction noise during the day and the incessant thud thud of the local bar till early hours of the morning ...there was no mention of this when placing the booking when clearly it is going to be an ongoing issue
The price did not reflect good value

I stayed at the Dipan Resort with a friend in June 2013 for two weeks. It fitted our needs perfectly as we wanted to stay in one location and travel around Bali from Seminyak, instead of changing accommodation every few days. Staff were very friendly and accommodating, and the room we stayed in was always kept very clean, with a turn down service every day. The receptionists at the Dipan were also able to book us our day trips from the main desk which was helpful. Most excursions such as surfing, trips to Ubud, and the elephant safari offered a pick up service and were able to collect us up from the hotel. The breakfast provided was also very good, and the menu was quite varied. The pool area was very tranquil and quiet, and a high standard of service was offered.
Unfortunately there was construction work going on during our stay, however we were told it would be temporary. The surroundings of the construction site somewhat affected the beauty of the area. A lot of construction is happening in Bali right now anyway, so this was typical of many regions.
Overall, the Dipan was good value for what it provided and met the needs of our trip.

Really nice & modern villa in seminyak, we stayed in 3rooms 2 level villa. Good location, good facilities nice pool and superb Breakfast with custom Tea or Coffee. Should have allocated more time to enjoy villa instead of maxing time outside. Bali has so much things to do & enjoy!!!. Only thing is the ongoing construction next door sort of mess things up a little. Definitely great place to stay in Bali and highly recommended. TQ.

Room Tip: Stay in multiple rooms villa, have larger area & facilities.

Indeed , our location is prime so do the Resort and the services , as I have mentioned on the other responds , construction in Seminyak area is happen every where and the Alila construction at our neighbor will complimented the area become better and particularly will impact The Dipan positively .So far our guest were happy and we do have and memorandum of understanding with the project manager and the local owner of the Alila to not working beyond the working hours and also to maintain the cleanliness of the area from any mass and dust.
Therefor we are very much looking forward to welcoming you back in the short future to see how nice the area will be after the project is done.
