Not bad. Jersey shore hotels are notoriously overpriced in the summer weekends and usually pretty lousy so for $120 per night we were really afraid of what we would encounter, especially with it being right next door to a strip joint ) learned this upon arrival). Our room faces the pool and was on the higher floor so I think we may have had a better room than others. It was fairly large with a big king bed clean sheets and a very new looking clean bathroom. If there are roaches here as others say we did not see any although if we had we would not really have been surprised. The nicest part is the patio area around the pool. Clean with manicured plants. People inside were decent enough and hey had cereal and bananas in addition to the lousy donuts so were happy with the cereal. All in all we would give it a b- or a c plus
