My family and I stayed in Cottage #1. I was on the fence about the mixed reviews, but decided to go with it anyways because of the location. We arrived early and were allowed to check in since the cabin was available. The innkeeper did ask for the balance of the bill to be paid for at check-in, not check-out as almost every other place does.

The cabins looked quaint from the outside. However, the lack of upkeep and maintenance was evident immediately. The 2-bedroom cottage was uncomfortable because of the layout. The carpet was worn and dingy, the bathroom was very dirty, and the place had a weird dingy cigarette smoke-like smell.

The living room has an old futon that squeaks with every move. The refrigerator is small and has a microwave sitting on top of it. The tv is archaic - don't expect the latest technology and was placed on top of a wooden makeshift stand.

The bathroom was tiny and getting into it was a hassle because the door kept getting in the way. The shower stall needed some cleaning and had did not have the proper drain cover. If you have small children, this is not the most practical place since it only has a stand-up shower. The shower-head wasn't quite working properly either - it was spraying water everywhere and was even wetting the ceiling. I imagine that will lead to larger issues.

Although I initially thought the location was ideal, the property is located right on the main road, which makes it noise. The one pro of the place, quickly turned into a con.

Since we had already paid for the stay in full we had no choice but to stay. Luckily, we brought flip-flops and extra socks so no one had to walk barefoot. We also had our some blankets.

Overall, I would not recommend this place. It needs a lot of work and is too over-priced for what it is.

We are sorry you and your family did not enjoy your stay with us, as you made your reservation on-line you saw the pictures and description of the cottages and that the cottage was priced and most comfortable for up to four guest. You made your reservation for four but showed up with six, 2 adults and four children, the extra charge did seem to bother you but we now had six to feed for breakfast, six to clean up after. The description of the cottage bathroom clearly states shower only, shows the carpet which is fine. At the time of check-in,yes we did ask for the payment of the room as we also informed you the times breakfast was served (8:00--9:30) and we asked if anyone was allergic to any breakfast foods, we pointed out some of the area attractions that might be of interests to you and the kids, I then walked you over to the cottage and explained the gas fireplace to you. The reason we do this is because in the morning we do not have time with serving breakfast and inter acting with the other guest to be ringing up guest check-out charges. You chose to show up for breakfast at 10:05 the following morning well after breakfast had ended, well after all clean-up was done. If you had any questions at anytime you could have called us since it is always best to deal directly with the property owners rather than a travel site.

Susan and Richard were great hosts who were super kind and hospitable to each of the guests. The rooms are clean and comfortable with a lovely gas fireplace that adds a nice romantic touch ;) the breakfast was different every day and made fresh upon our arrival in the dining room.

We enjoyed a family ski trip to ring in the New Year. We stayed in Cottage 1, two bedrooms and pet friendly. Although we were close to the main road, we did not hear street noise at all. Housekeeping service was excellent and the sumptuous breakfasts served in the main inn dining room were outstanding. The innkeepers are pet lovers. Their two dogs will often greet you at the main inn entrance. This is a pet and family friendly inn-a rare treat in the B & B lodging category. We will return to the Old Red Inn for our next White Mountain ski trip. No hotel in North Conway could give you such a large space or such friendly personalized service in downtown North Conway. Also, we received discounted passes for Cranmore which was a nice bonus. We also enjoyed the New Years Eve Party at Santa's Village-free food and such a touching patriotic fireworks display which we highly recommend as well. Thank you Old Red Inn owners for being our home away from home-truly.

Richard and susan were friendly from the first phone call! The price was reasonable and the outside was beautiful on arrival. The inside could use some updating but it also made it homelike. We went up for the polar express and susan and richard made our stay very magical for our son. The holiday spirit was alive in this inn! Family pictures by the tree followed by gifts for our little one, kept him smiling all weekend! The location couldn't be any better. I will definately return in the future!

We chose this inn at random, wanting to stay in North Conway to hike and needing some where dog friendly. We couldn't have been happier ending up here! The inn is within walking distance to a few restaurants and shops and only a short drive to everything else (the outlets, downtown and lots of great hiking trails). The cottage we stayed in was small but cozy, the "fireplace" was an unexpected, excellent addition. Susan and Richard (and their dogs) are very sweet and will start your day off with a delicious, home-cooked breakfast. Eating with the other guests was a nice way to meet a few people and share suggestions on where to go and what to see. We would definitely return.

Stayed here for two nights from 9 Oct during our holiday and as usual we have no bookings for accommodation but thankfully North Conway has full of choices for inns and hotels. And luckily we found this charming inn with very hospitable hosts. We stayed in the cottage and though the bathroom is small, it was a cozy little place. Sue and Richard really makes you feel welcome and I just love breakfast not only for the food but also the lively atmosphere that Sue and Richard makes for the guests. Really a delightful stay and very much recommended.

This was a GREAT choice and a fun place to stay. We went EAST to see the Fall colors and ended up in N Conway NH ! The Old Red Inn was perfect! Stay was great - food was great and the insights and tips we received from the hosts made for great day getaways. It was info we would not have known. And the in room "fireplaces" were awesome on the cool nights and romantic!
We will return and stay again !

Room Tip: We took a cottage and it was excellent, ---they have rooms in the Inn.
