I just got back from a weekend hiking trip with my friends, destination Mt. Washington. We booked a two night stay at the Old Red Inn. Beside the hike itself it was the best part of the trip. The owners, Sue and Richard were the best hosts ever! Staying at the Inn was like stepping back in time to a homey farm house. The air conditioned room we stayed in was clean and comfortable; consisting of 1 double and two twin beds. The bathroom was equally clean and adequate for our needs with a shower and tub and fully met our expectations. We arrived later in the day for check in. Sue, our host was very accommodating, she was very helpful in directing us to where to go and what to see, in fact we were to leave early the next morning for our hike hence would be missing our breakfast, Sue made it a point to pack us our breakfast to go for our trip! WOW how is that for hospitability. After our hike we were late in coming in but Richard was there to ask how the trip was and to see how we had fared our hike. The next morning we were to leave promptly after breakfast and boy were we surprised to have served to us not only extremely fresh fruit and homemade pastries but a sumptuous hot breakfast of bacon, muffin and egg. I suggest and encourage a stay at the Old Red Inn and Cottages. Bring the kids, they’ll love the pool. The cottages are quaint and private. The Inn is at a great location, walking distance to the shops and restaurants and easy access to hikes and landmarks. Great job Sue and Richard and I’ll see you soon and I’ll recommend your place to my friends. Roselie,RI hiker.

After searching online for a pet friendly place to stay in North Conway, we (3 adults) chose a 2 bedroom cottage for our 3 day visit to the area August 26-29, 2012. We had never visited this area before. We planned to bring our elderly, cancer-stricken dog with us. We booked cottage #7 as she would be allowed to stay there. Unfortunately, 5 days before we arrived the cancer won and she was euthanized. I called Susan and Richard to update them and they insisted on moving us to a non-pet cottage-- cottage #6 right next door. We felt it was a very compassionate gesture, even though it wasn't necessary.
We arrived and checked in with no problems. Susan and Richard were very attentive and helpful. All requests were tended to immediately. Breakfasts were out of this world and Susan did her best to accomodate my other half's diabetic diet. Cottages were cozy and comfortable. I have seen some reviews complaining of musty smells. Honestly, we found NO musty smells or uncleanliness. We noticed most cottages had windows open and many doors open. Will grant that bathroom is somewhat small-- but its a cottage not a house. Bathroom was clean and well stocked--just small. Overall, the whole cottage was well stocked and Susan/Richard were both very prompt at replacing coffee,etc when we needed it. We were all impressed with how comfortable the beds were in #6. We have stayed in some "fancy" and expensive hotels where the beds were awful compared to this cottage.
We spent two afternoons lounging around the pool as our mood was not one for activities. The water was cool for first 5 minutes or so, then it was beautiful. While chatting with Susan, we also got some good advice on where to go locally for curtains we needed and a few other items. Went where Susan advised and were able to get the items we hadn't been able to find anywhere else. Not only were we able to relax and grieve the loss of our dog, but we completed some much needed shopping while there.
Overall, our stay couldn't have been better. We truly enjoyed the entire experience and hated to leave. Susan and Richard were awesome--they treated us like family/friends. We will definitely return at some point-- possibly in Dec for the Cookie Tour.

We atayed in cottage #10 which was small but roomy enough. The bathroom was small, especially the shower. It took a long time for the water to get hot. The bathroom door was difficult to close and we could not lock the bolt on the front door. There is a small outdoor pool which was nice. Breakfast varied daily and was good and served quickly when we went into the dinning room in the morning. Our cottage had a picnic table outside so we could grill out and eat at the table. The street was noisey, but then route 16 is a busy street running right through the center of North Conway. Cottage 10 was far enough away from the street so that we could tolerate the noise. We had a small refrigerator and microwave and we used them both. We were within walking distance of the center of town. Susan and Richard were very friendly and helpful hosts. We would return again.

We stayed at the Red Inn & Cottages AUG.24th - AUG.26th and like the other comments all they cared about was how your gonna pay the remainder of your balance ...
I mentioned to the woman about getting the free canoe rental for the saco river and she stated " you were supposed to mention that when you reserved a cottage" when I told her I didn't know about the rental until afterwards and if she would still honor it , she said  they've been super booked so she probably wouldn't be able to get me in but she'd let me know . Yeah she never did and I booked my own for rentals with all different times I could pick from. She's a liar trying stave some money but whatever... Bull frog.

NOW , about the stay there , we get into cottage # 2 and the smell was SO musty !
The bed was so stiff with springs popping out hitting me in the rib, thigh, & leg , so much that I had to use the terrible pillows to lay ontop of and BUY my own pillows at Walmart down the road . You could hear all the traffic on the road . The house keeper bamging on the door . The shower is either burning hot or freezing cold , no room whatsoever in there. We never had the breakfast they offer or snacks because we had daily activities planned ... 

So for anyone interested in the red inn & cottages DON'T BOTHER !

We pre-booked our stay a few weeks in advance. We not only booked by internet but also spoke by phone to the owner's wife at the time of booking. Having stayed here previously we had no reason to expect that anything would go amiss. We arrived the evening of August 19 after a four hour drive with our three children. The owner told us he did not have any record of our reservation. My husband showed him the confirmation email we had received including acknowledgement of our 75 dollar deposit. The owner's response? 'Oh, it must not have been transferred from the computer to our handwritten booking diary'. As he had no other cabins available we had to leave. While the owner did make a few unsuccessful phone calls to other cabins he allowed us leave with no alternative accommodation resolved. His apology was matter of fact and half-hearted which makes me wonder if errors like this are a regular occurrence. We ended up paying over the odds for a hotel suite. Very disappointed with this experience.

The cottage was more than adequate for what we needed - nice to have the mini fridge and microwave - however the bedding was clean, but the bathroom was unkept and VERY small to even turn around in!! With more attention paid to the bathrooms in these cottages it could be a great place to stay. Great value for your money because of location though! (And I don't think you should charge extra per night for small children.)

We have been going to The Old Red Inn and Cottages for 9 years. We are a family of 3 and always book the same cottage, it feels like a home away from home. Susan and Richard treat us like we are family. The Old Red Inn is located with in walking distance to town and very close to the outlets. There are many beautiful views of the breath taking nature New Hampshire has to offer. We would not stay elsewhere when traveling to North Conway. Susan always asks my son what he would like for breakfast and always accomadates. We have come to refer to the Old Red Inn and Cottages as the "little house" because we always book the same cottage.
