“Great location and exterior rooms need updating”

This is a great old building and the porch and White rockers just fabulous BUT the rooms need updating to give guests a bit of comfort. The beds were truly terrible hard smelly and creaky. We had a suit as our group consisted of 2 adults and our 17yr old son. The pullout bed in the lounge that he had to sleep on was so old in bowed in the middle and was made up with a synthetic blanket you expect in a cheap motel. The carpet was damp and the a/c very ineffectual.
We loved the area and would return but would go back to this hotel unless I knew the rooms had improved
Our stay was also spoil by a Wedding party that went on for 2 days !! They totally took the place over and we were very much second rate guests after they came !!! Shame the staff should have made the other guests feel welcome as well I overheard another couple who felt the same!!
So be aware it is quaint and in a nice location but don't expect high standards in the rooms

My husband and I were on the third floor where the roof created a huge protrusion into the room which required us to bend over to move about or to sit in the chair and we are not tall people. The one small window in the room was blocked by this protrusion so that the room was dark and gloomy all day long. This room should be used as a service closet, not as a full price guest room. We did attempt to change to another room as soon as we walked in, but were told that none was available. The location of the house might be good (though I debate that too because I don't enjoy watching and listening to a steady parade of cars up and down the road while I am sitting on the veranda), but if I cannot be comfortable in my room, it is not a place I want to stay.

Our two wheeled group was dependent on weather and had to cancel twice but the third time was a charm. The reservation folks were very understanding and moved us date to date very graciously.

If you're looking for fancy, this is not your hotel. But if charm and old world hospitality fit your need, this is a wonderful hotel. Now completely air conditioned, the rooms are very well kept and comfortable. The common areas are lovely and the dining room is fine as well. Although the kitchen was short staffed the evenings we were there and the food was a bit late, it was very well prepared and excellent.

This was our second stay and will not be our last. This hotel has become a favorite destination.

We had a ground floor room with views to another wing of the hotel with its peeling paint and overgrown weeds. Carpet felt damp. Small window A/C struggled to keep up with heat and humidity. I found the brunch very good with variety for the entire family. Views from front porch are spectacular. We found desk staff very friendly while the wait staff was not as attentive.

Room Tip: Avoid "Ground Floor" rooms due to humidity and lack of views.

Very very old. Rooms extremely humid.. Carpets in the room needs to be washed or even better changed. M'y mother complained of back pains due to humidity.. Location was great.. Close to north conway shopping outlets.

Friendly and helpfull staff at check inn. Stayed two nights in a small room on the ground floor. Room and bath was OK but at bit worn down. Outside porch is great with rooking chairs and a great view. Nice pool area. Restaurant is a bit pricy, but serves good food. Portions are a bit small. Great breakfast buffet with lots of choices. Great little golfcourse close to the hotel.

Maybe it was the bad weather but I did not really get this place.Check in was what i can only describe as abrupt.The room was disappointing.It was drab and dreary and badly needs an upgrade. You can hardly turn around in the bathroom.Yes the verandah was lovely and the food was very nice.The guys serving the meal were very nice and chatty. All in all i was glad to be on the road the next morning.
