“annual girls scrapbooking getaway”
Reviewed May 2, 2011

This was the 2nd year in a row we stayed at the Inn. We reserved the Barn and it was wonderful. There was plenty of room for everyone to sleep and the rooms were very clean and comfortable.
In the Barn we had plenty of space to spread out and scrapbook. The Innkeepers were very accomodating and made sure we had everything we needed and would check in with us to see how things were going. They were very friendly and their children were delightful. I think their daughter is on her way to becoming a future scrapbooker and we enjoyed spending time with her.
The breakfasts were very good and we really enjoyed the barbecue. Thank you to the Chef again, it was delicious. I especially love the dessert. It was nice to see Colleen again, she was a big help to us last year and we were glad to see her again.
The area is beautiful and your'e closeby to shopping and several restaurants. If your'e interested in a walk make sure you check out the waterfall which is only a short walk from the Inn.
We are already in the process of making our reservations for next year and we enjoy it so much here we will keep coming back each year.

We look forward to having you all back next year - we will set up an extra table for our daughter to join in. Although her enthusiasm might have had something more to do with the snacks in the fridge.....! Sandra

We had a fabulous time! We stayed at the Carriage House and absolutely loved it! Our room was spacious, comfortable, and the decor was lovely. We had massages at the Spa, went shopping in North Conway, and had a wonderful dinner at the Red Fox Tavern 1/2 mile away.. (the hotel restaurant was closed for renovation, will try the hotel next time we go) The staff and the Inn Keepers Gary and Sandra were all so wonderful and pleasant... We are looking forward to going back again this summer and winter and staying the the Carriage House Suites. This trip was exactly what we needed!! Thank you again, Gary and Sandra!!

First off, the room I stayed in was so small, I couldn't turn around without bumping into something. The only thing smaller than my room, was the 1980s TV that I couldn't see from the bed (and that's not saying much since the room was so small). The bed was soft and lumpy...no sleep for me. The Main Inn lobby area and dining room are tired looking and dilapidated (historic is one thing, run down is another).

Secondly, I was not impressed with the owner. A staff person on duty at the front desk apparently told me erroneous information when I inquired about shortening my stay shortly after check-in. I was told that there would be no problem applying my deposit to my first night's stay. Lo an behold during checkout, SURPRISE, the owner refused to follow through on what the staff person had previously told me. DON'T MISLEAD YOUR GUESTS (and if a staff person told a customer something in error, follow through with the promise).

We do appreciate all guests taking the time to share their experiences on TripAdvisor. In this case, it allows us to further communicate our policies.

When a customers reserves a room and pays a deposit, we protect the reservation and guarantee that a room will be available when they arrive. We do not overbook to compensate for possible cancellations and no-shows, and risk that no room will be available (like many chain hotels do). In high demand periods (as most weekends are) we regularly turn other business away in order to guarantee the respective room is available. In exchange for this guarantee, we rely on our cancellation policies to protect our business from no-show customers, late cancellations and early departures - a loss of business. Our policies are considered fair and reasonable by industry standards, clearly detailed on our website and communicated verbally for voice reservations. We also send a written confirmation for all reservations, which include our cancellation policies. Ultimately, customers have a choice on whether they accept these conditions or not.

Regarding this booking, a reservation was made for a two night stay on a very busy weekend. The room was guaranteed and protected for the customer in question. After already occupying the room, the customer decided to depart early and cancel the second night, a Saturday. The receptionist asked about the reasons of her change of plans and was assured by the customer that there were no issues in regards to our inn or the service provided. She was informed by the receptionist that the amount paid for the second night would not be refunded, which is consistent with our cancellation policy. Subsequently, a number of cordial conversations were had that evening, at breakfast and at check out, with reference to their early departure. The guest shared a number of personal reasons for her early departure. No complaints or issues were raised by the customer in regards to the inn or our service. After check out, the husband and then the wife came separately to inquire about the lack of refund for the second night canceled. Upon reviewing the facts, the reception manager professionally and politely explained our cancellation policies again. At this time the customer threatened to write a damning review on TripAdvisor, unless we refunded her immediately. As the Inn Keeper, I reviewed the facts and supported the conclusions made by the reservations manager.

Respectfully, we do not cower to threats and blackmail. We work hard to offer our guests a fantastic experience. Our only expectation are that our guests pay their bills and treat our other guests, employees and property with respect. We regret if the customer did not understand the booking and cancellation policies communicated to her verbally and in writing, at any stage.

In regards to the other issues raised:

The TV is almost 10 years old and in good working order.

A picture of each of our rooms is on the website. We offer Traditional Inn Rooms, Family Studios, Cottages and Suites, all subject to availability and different rates at the time of booking. As in this case, the customer chooses which room they book and at what rate. We pride ourselves on having a room type and rate for all customers, and encourage readers to have a look at our website or stop in to see it for themselves.

We thank all readers for their interest in the Christmas Farm Inn & Spa.

Our girls getaway couldn't have been better - did some downhhill skiing and some snowshoeing and the Inn provided fabulous breakfasts and dinners to keep us going. Food really was exceptional and the overall cost of the stay was surprizingly inexpensive. The owners and staff were very helpful in recommending places to go and we felt perfectly cared for. Beautiful pool and whirlpool building with view of the mountains, too. We'll definitely go back again!

The inn was great. Roads were kept clear even in the rain, snow and ice storms. Breakfast was tasty and timely. The hotel rooms were large and had a separate sitting area and bar mini fridge. The spa was beautiful and the staff very friendly. Hot stone massage was excellent. We had a great time and felt the inn was a wondeful portion of our get away

My sister and I had the good fortune to spend a recent weekend at the Inn. The new innkeepers Gary and Sandra were front and center with their guests. Gary visits the dining room at breakfast and dinner talking to all his guests to make sure they are comfortable. Sandra was there for us at the fabulous "Spa" ensuring we were taken care of as well. Because we were at the spa for the day, we were offered the option to have lunch delivered (they were currently closed at lunchtime), our choice, whatever we wanted. This wonderful couple is putting a lovely European flair into a warm and comfy New England atmosphere. Can't wait to go back and bring my husband and friends! Definitely worth a visit! Thanks for everything Gary and Sandra, keep up the great work! We'll be back!
