What a lovely "Mom and Pop" motel experience. Right on the Saco River next to where you can put in to to amble down the river on a hot summer day. Wonderfully clean, professional staff, adequate breakfast sitting outside in sunshine, clean pool. Makes you feel like you're in New Hampshire rather than in just any old place in one of the big chains. Beautiful adirondack chairs around the fire pits. Nice new grills and picnic tables. Nice play area for kids.

Room Tip: Had a room on the front and no road noise at night!!

Went to this place after reading the reviews. It really was a lovely place to stay. Very clean. Staff very helpful. Would revisit if ever in the area again. Although close to the road the sound was not bad. The colourful chairs around the fire pits really looked nice. Everywhere is very well kept. Keep up the good work.

Room Tip: We had a two bedroom suite. Had everything in it that you would need during your stay.

This motel is a pretty good place to stay if you aren't looking for anything too fancy or modern.
Pros: Staff are friendly, rooms are clean, wifi works, there is a pool, and nice picnic area with BBQ pits and so on. It is a short drive from North Conway where all the outlet stores are, which is nice. Although rooms are a but outdated, the bed was comfortable and we had everything we needed...even a microwave and fridge.
Cons: The only small room complaint would be that it smelled musty. The only disappointment was the free breakfast. Make sure you are up early or else you will be left with...a granola bar and maybe a piece of fruit. There isn't a dining area so you will have to take your food outside or to your room. Oh, and if you don't like the sound of loud traffic and shaking of trucks passing by, you might want to ask for a room in the back part of the motel.
Other than that, I would recommend this place. It seems to be run by a family, so it is nice to support the small business.

Room Tip: Tips to choose a room would be: if smells bother you, choose non smoking as the rooms already smell...

We were not expecting much--just a basic no-frills motel--and were pleasantly surprised. The room is small, but for one night, we did not care. It was VERY clean, and the owner/staff could not have been friendlier. Even the breakfast exceeded expectations. The only negative was the thin walls (could hear snoring in adjacent room). Despite that, we would return.

Nothing special about this motel, but nothing to complain about. Older building that looks like it has had some recent renovations. We booked 2 rooms, one smelled of overuse of febreeze. We could clearly hear conversations in next room, but luckily had very quiet neighbors. Friendly check in, free wifi, free breakfast in the lobby, which didn't really get off the ground until after 8 a.m., pancakes, muffins, yogurt, only room to seat 6, but very informally. Truly, no complaints for rate that we paid.

.This comes a little late but I was just looking at pictures from this past July 2013-when a group of about 30 of us stayed here at the lodge and i just wanted to say that it was a wonderful weekend-we canoed for hours, we cooked out on the grounds here-
we had a bit of a "reunion"of sorts-
the accommodations were nice and clean,the pool area was beautiful-plenty of sunshine & sparkling clear water- the continental breakfast was plentiful-thanks girls!!!
and the proprietors were the nicest people, so helpful, kind-hearted
and went out of their way to make us all feel welcome-we hope to go back again next year

While there is nothing special or particularly outstanding about this motel itself, I did find the staff to be very friendly and helpful.

This is an older property and areas of my room particularly the bathroom showed it although I could see that some effort has been made to “spruce up” the place.

My room was somewhat comfortable although cramped. It did have a small microwave, fridge, desk and the free Wi-Fi worked well.

After checking in late in the evening although I knew about the early check out, I was disappointed when someone who I assumed to be a cleaner tried to enter my room before 10 am.

With only a few guest staying at the property this was very annoying.

Breakfast was included in the rate ($69 plus tax) and was surprisingly decent with a nice selection of items. However, you have to eat it in your room unless you do not mind standing in the check in area.

I did enjoy being able to sample an apple from the local area.

One plus, Saco River Motel is conveniently located within walking distance of “Saco Bound” a great company for trips on the Saco River.
