With some minor exceptions, I always enjoy my stay at the Grandview, and I've stayed there 3 times so far. They are all newer buildings with very nice one bedroom apartments. The units are in pairs and can be combined into two bedroom units for larger families. The weird thing is that there is one hallway door, then two doors inside a small foyer, each one leading to a unit. If you're utilizing both units, you can leave the inside doors open and only open and close the door to the hallway. However, if you're alone or a small family and are only using one unit as I always do, you have to open two doors with your key to get into your unit each time and it gets old, especially if you're carrying things. The units themselves are large, quiet and clean with brand new furnishings and appliances, nice sized kitchen, and a large jetted tub off the bedroom. The king size beds are firm and comfortable, although the foam pillows are so thick that your neck might hurt in the morning. Maid service is typical for a timeshare - once per week with a midweek towel replacement and trash emptying. Haven't used the pool or hot tub, but I've heard other guests say they were clean and the hot tub was nice and hot. The small food/refreshment store isn't open very late, but it's adequate. I recommend going to the Food 4 Less just a bit north on Las Vegas Blvd. and stocking up your kitchen. Two tips: first, when checking in, they send you to a another counter for your parking pass and to try to sign you up for a sales pitch. I tell them I'm in town on business and then they don't attempt to give me the pitch. Second, don't stay on the west side of building #8 - the early morning construction noise starts early. Overall, I give a big thumbs up to the Grandview.

My dad and I had a two bedroom condo for the Thanksgiving Holiday. It was extremely spacious and was stocked with more than we needed. We had a wonderful, fabulous time. This place is beautiful, extremely clean and housekeeping is just great. The staff is willing to do whatever they can to make the stay enjoyable. We will be going back for Christmas 2008. If they had a restaurant onsite it would be even better. However, it is right next door to South Point Casino and they have plenty of restarants available.

Would recommend Grandview any day of the week.

our family was there over the Christmas holiday. After reading many reviews about this hotel I was very hesitant about staying, but I had not control of our accomodations as they were may by a friend. Most reviews gripped about the sales people & location of the hotel.

The hotel was located about 10 mins from the strip. There are many restaurants within driving distance if you fancy Thai, Japanese or even buffalo wings. There is an Albertsons a couple miles away.

When we checked in I noticed the timeshare sales dept was closed for the holidays, so I was very happy about that. The front desk was like a circus, kind of all over the place. But I admit the front desk was very casual, but friendly.

We stayed in the Iris building. The room was very nice & the kitchen had all the luxuries of home. A couple negative things about the room were the walls were very small. I couple hear people talking next door at 1am & also when they dragged their chairs across the floor. Also sadly we could smell cigarette smoke on our non-smoking floor. Our neighbors next door were smoking in their room daily & the smoke was seaping into our room. We complained to the staff & the front desk a couple times. Nothing as done. Also the bathroom door, in our suite, wouldnt lock properly. So it was easy for others to walk in when you thought it was locked. There was no turndown or maid service either. You have to throw your own trash away down the trash cute located on each floor.

There was plenty to do for the kids within driving distace, like Shark Reef(Mandalay Bay), M&M World & Ethel M Chocolate Factory. Just remember you are in Vegas so there is a LOT Of cigarette smoke so its not good if you have small kids or asthma. One big disappointment was many restaraunts were closed on Christmas Eve & Day on the strip.

Over all, a very nice stay.

Our flight was delayed and we did arrive at 3am. The agent was very nonchalant. She didnt provide any explanation about the resort and placed a bunch of papers in our handsand sent us to a room that was not cleaned and appeared to either have an occupant, or the person just left. .Thankfully no one was in the room or that would have been a mess. The agent who checked us in seemed annoyed but a guard was accomodating and bought us a new key to our new room.
That night was cold and we had no heat or hot water. The room was freezing. Maintenance worked hard to replace a broken heating system which took a considerable amount of time. They offered us no concessions for our trouble and needless to say "WE ARE OWNERS." The hot water came on afterwards.
Just be prepared that you are a distance from the strip and the so-called shuttle is run by vegas.com. It doesn't come regularly and you will have to wait a considerable amount of time.
Also, try not to book your tours at the Grandview because they get a big commission for making a phone call that you can do on your own.
The room was spacious and can house 4 people comfortably. Any more than that would be crowded. Dont bother going on the free tours that they offer-it is a waste of time if you are limited. They are trying to sell more spots and can become pushy.
I think they need more accomodations for guests such as shuttles, info etc...
Otherwise the staff was friendly and accomodating.

Our family of four stayed for 5 days over Christmas 2007. Note, our kids are 20 and 22 and had a real blast but I do not recommend young kids in Las Vegas! The young children we saw (and their parants) looked miserable. If you have young children, go to Disneyland and take them to Las Vegas later. This is a suite property and our room was a one bedroom (King bed) living room (Queen sofa bed), full kitchen (most non- food supplies are provided) and dining area. Price was about $85.00 per night. This is a new hotel with our room in superb condition. It is about a 4 mile drive directly south of the strip essentially on Las Vegas Boulivard. Rent a car to get here to get around or you will be unhappy - parking is free at this hotel, rental cars in vegas are cheap. This hotel is about 10 minutes easy driving time from the airport. Thee is a Food for Less grocery store on las vegas blvd and I suggest you stop in there to stock the fridge in your room. Buy some coffee too. Although there is free coffee at the front desk, that desk is 10 minutes walk time from your room from some locations. There is a coffemaker and micro and stove in your room. It is nice to have a cold beverage waiting for you when you get home from an active Vegas day. Although you are 5-10 min (easy driving) away from the main strip, there is one giant casino next door (Southpoint) which has 16 or so theatres and 50 or so bowling lanes. Bootlegger Bistro is 5 minutes down Las Vegas blvd towards the strip and is a great restaurant find. Prices are reasonable, portions are large and its a bit of old Vegas. Lots of pictures of celebrities - a real nice spot for a family dinner. I highly reccomend the pizza! We used this hotel location to take a one day bus tour to the Grand Canyon (bus picks up from Southpoint, next door). Now, going to the Grand Canyon was the highlight of our trip, but it is one heck of a long bus ride (5 hours each way) and cost about 100.00 each. But the 3 hours on the rim of the canyon is spectacular! Also, the outlet mall in Primm is good (about 40 minutes West on the highway). Very easy to get from this hotel to anywhere in Vegas.

Booked this hotel through Hotwire. It was like a 1-bedroom apartment with a nice floor plan. The floors were tiled except for the bedroom.

This hotel is great for chemically sensitive individuals since they have all tile floors, do not use air fragrance in the hallways nor the rooms and the bedding does not smell like detergent. The rooms have also out-gassed.

There is also a washer/dryer in the room in case if you need to wash the linens with your own fragrance-free detergent.

Overall, it was a good place and they did not pressure us into purchasing a timeshare. The only time we were asked was during registration - we kindly declined and they left us alone for the rest of the stay.

Big complex, on Las Vegas Blvd. about 7 miles from main strip.

Easy access to most things.

Check in okay, usual "have to get parking pass “from another clerk who is your time share host - didn’t take too long not as pushy as some.

No luggage carts were available when we needed one, found them later after moving all our stuff. People seem to hoard them the night before they check out .

Hallways and doors needed repainting, elevators dirty.

Heating and cooling worked fine and we had good view of the pool area and mountains. Kitchen was adequate, with usual coffee maker, toaster, dishes etc.

Room was okay except for when the people above us started their jetted tub, thought I was on a airport runway listening to a jet take off. Somehow they missed the sign that said no jetted tub after 10:00 PM

The bathroom lighting was way undersized for the vanity area, very dark and hard to see for shaving etc., the shower was a good size but the door didn’t close properly. The towels were motel 6 ish.

Overall the place I thought was below average, not terrible but not as good as other timeshares we have stayed at. Especially since it is a relatively new.
I would say a blue not a red trade for those familiar with RCI trading.
