We stayed in a family suite that included two full size beds, a king size bed and a pull out sofa all in one huge room. Included Frig and Microwave. ALL for around $90!!!!
Clean and lots of room for a huge family. Shower is a little short for those over 5'5" but it works and is clean. Beds are firm but clean. Nice for a quick overnight trip and open for holiday season.
Location is perfect and walking distance to several theaters and attractions.
No online reservations and old fashion key entry...
Hard to find an older hotel that is well kept, clean and safe. A true find!!!

My husband and I travel alot and this has to be one of the cleanest places we have ever stayed! The staff was very helpful with all the places in Branson and we had a wonderful time. The room was comfortable and affordable, we don't need a fancy place to stay when in Branson, we are always out and about. We just want a clean, nice place to sleep and shower....this is the place! Try them out!

The office, lobby and breakfast bar are located in the space of one room. It is by far the smallest I have ever seen. I did not even bother with the breakfast. Only 2 or 3 tables and hundreds of unknowing people staying there. The water in the room had reversed hot and cold on the faucet. The shower is good if you are under five feet tall. Only one bedside table by bed. Everything is done on the cheap except price. The price is equal to other hotels with adequate ammenties. If it was half price, I could understand. I will not be staying there again. The option is up to you.

The hotel is a bit run down, but it wasn't bad. My problems started with pillows that were not on the bed, toenail clippings on the floor by the bed, and small bag of tomatoes that were left from the prior guests stay in a dresser drawer. Housekeeping here was bad! If they could not do just the minimal amount, they probably didn't clean at all. Oh, there was an empty soap dispenser installed in the shower.

We stayed for two nights in June 2010-middle of the week. The hotel is just far enough away from the strip that you can enjoy the pool in peace but close enough that a 1 minute drive gets you in the middle of Branson. It is very cheap but very clean. We didn't require alot of high maintenance, just a place to sleep, shower and swim at night. This place fit the bill. My husband smokes so we like staying at a motel where you have a door that leads right out to the parking lot (he won't smoke in a room). There are deadbolts to lock at night so we felt pretty safe. The breakfast was meager--I was hoping for a banana or oatmeal but all they had was donuts, coffee and juice--not a big deal though since we aren't big breakfast eaters and the room was cheap enough we could've afforded eating out if we had wanted to. The wi-fi worked everytime I logged on so that was a plus too!
One note: we did bring a fan to cover up any noise that would come from the rooms above us or the parking lot outside. I think there was a family with a bunch of small kids above us because they jumped around ALOT (at all hours)! But, that isn't the hotels fault --just rude guests. The fan helped buffer the noise a little

We stayed at Twelve Oaks two nights prior to Memorial Day with a $5 per night coupon, but could only use the coupon for one night because Thursday counts as Memorial Day weekend (?) Rooms were clean and location was fine. We usually stay at a hotel that provides some type of breakfast, but donuts, coffee and juice (no milk) was meager for us.
The deal-breaker was my spouse witnessing an encounter between a hotel representative and a child guest. Profanity was used loudly because the child was in the pool when it had apparently not been opened to guests for the season, although this detail was not indicated verbally or in writing. If Thursday counts as Memorial Day weekend, why was the pool not ready for use? Certainly there is NEVER an excuse for using the F-word in the presence of customers of any age. We'll stay elsewhere.

We stayed at the 12 Oaks this weekend and it was just wonderful! The staff was so friendly and accommodating we just had to brag! The place is family owned and operated and they do an awesome job! The rooms were spotless and very roomy! We are a family of 4 and always on a budget. The rooms were perfect size with plenty of space to move around. They had a beautiful park for the kids to play. This place is just great! We will definitly be back!
