We selected this B&B because of it's rating on Trip Advisor. We were looking for a small B&B rather than the traditional name brand hotel or other larger property. We thought that it would help us better integrate into the Oxford atmosphere and make our stay more enjoyable. That it definitely did. Keith the innkeeper could not have been a better host. He was very welcoming and continually asked us to let him know if we needed any thing. The property is an historic home with just a few room but all have been nicely decorated and care given to ensure a comfortable stay. The made to order breakfast was delicious and it was fun to hear details about the area from Keith who knew it so well. Definitely a great choice and we told Keith we would return when/if back in Oxford.

Room Tip: A couple of rooms have a walk in shower

Decided to take a detour from our normal route from Livingston, AL to Jackson, TN to celebrate my wife's birthday in Oxford. We chose to stay at the 5 Twelve. We had a great stay! Not sure where to start... We were able to walk to dinner on The Square which was super convenient and enjoyed sitting on the 2nd floor balcony to just enjoy the evening after dinner. The owner is a great guy and have us a brief history of the place as well as showing us around the house. The room is small (no closet) but was expected given the age of the home. Our room had a huge claw-foot tub and updated furnishing throughout the room. Breakfast...perfect. We went down for breakfast and there was coffee and drinks with a few pastry options available. Once we got seated the lady came an took our breakfast order (included in the stay) with offerings of eggs, toast, hashbrowns, and fresh fruit. I decided that I should try it all and I was NOT disappointed. I would 100% stay here again on a return trip to the area.

We were in town to watch Ole Miss baseball and wanted a place in walking distance to the campus. This was cheaper than the hotel downtown and was my first B&B experience. Kieth, the owner, was welcoming, helpful and accommodating and the staff was charming and professional. The breakfast was ample and different each morning and we enjoyed several meals (take out/drive thru) on the patio. The beds are amazing and the en suite is spacious. Many comforts included like ice machine, hair dryer and toiletries.

We stayed at the 5 Twelve for a basketball game. We were able to walk everywhere we wanted to go--the square and campus. Great location and great price. Breakfast was wonderful, and the owners were so accommodating and friendly. Room was perfect!

This place has it. Walking distance from Square Bookstore and Ole Miss with free parking and a friendly owner. Our room was comfortable but not elegant or spacious, exactly what we expected. The homemade apple butter at breakfast was a real treat.
