Our original hotel had lost our booking. By chance Clifton Gardens had a cancellation...
First time at a B&B, all I can say is WOWWWWWWWWWW. John & Kay went out of their way to look after us. The home is 5 min drive out of town. They greeted us at the driveway, showed us their beautiful property with beautiful views, showed us to our room, made us comfortable. Their local knowledge was first class. It was like visiting mum and dad. The room we stayed in was clean, fresh, crisp. The bathroom was spotless. The lounge was comfy. We had a great nights sleep. It was very warm considering it was about -5 outside. Breakfast was out of this world. First a massive bowl of fresh fruit with fresh squeezed orange juice, I thought that was it, I was full, then came eggs,bacon, mushrooms, toast, jams, honey, tea, coffee. The only problem was we had to leave....If you are looking for a B&B in Orange you CAN NOT go past Clifton Gardens. John & Kay, thank you very much. You will see us again if we are driving through..

This B&B has been converted from the owners John and Kay's own home: the building is Y shaped with 2 private guest suites and the owners suite, so it works very well. It has a quality homely feel with each suite having a large bedroom with en suite and dressing area, dining area, sitting room (with log fire).

The B&B is not in central Orange but on 5 acre plot a few kilometers (5-10 mins) out of the main town: this adds to its serenity and charm. John was happy to drive us into town for dinner and it was $25 back in a taxi.

As others have noted, furnishing, cleanliness, breakfast etc are all of a high standard. The hosts make you feel very comfortable. Much better than an impersonal hotel.

Suitable for a single night or for a longer stay. We would always return here if we came back to Orange.

If visiting vineyards, we felt that Philip Shaw was the best experience. On restuarants we went to Lolli Redini (see review) which was excellent.

Room Tip: Only two suites and both lovely - both have views to the front and the rear.

We had been in Orange a few days at the Town Square Motel (booked following reviews on here) which we found extremely convenient and highly satisfactory. However for our last 2 days we wanted to spoil ourselves a little & had booked this B & B. Before we arrived at John & Kay's we were really wondering why we had bothered to pay so much extra for the last 2 nights when the Motel was more than adequate. I was especially nervous as my husband was not keen to go to a B & B in the first place "couldn't see the point" and didn't like the idea of staying at someone else's house, as he is very uncomfortable with strangers. How all that changed!
From the moment we arrived it was obvious this was going to be worth every cent.
The welcome was warm and hospitable without being overbearing and intrusive....and both hosts maintained the ideal level of attentiveness without obtrusion or annoyance, something which put my husband at ease. The layout of the place is ideal, with the two guest wings quite private from each other and from the owner's residence. Each guest wing has it's own dining facility and breakfast is served separately at a time of your own choosing. And what a breakfast! The thing that sets this place apart is that everything is quality, be it the REAL freshly squeezed orange juice or the Twinings tea or Pantene shampoo - none of this mass produced packaged stuff. It certainly did not feel like a motel, but a home away from home. The rooms were spacious and comfortable, a log fire awaited us on our return the second night, which no doubt was in part due to my husband commenting that he had a cold on the way out....
The place was absolutely immaculately clean, I wish my own home was half as good! Quality linen, towels etc. A nice touch was the array of books, magazines and Dvd's at our disposal, and the wine and port left in the rooms. It was nice just to sit and relax and read, and I took advantage of the free wifi to check out a few emails & look up some local information.
I don't think there was anything not provided that anyone could want, but if so, I'm sure just a request to John & Kay and it would be done, they are such lovely people.

We're just back from our visit to this georgeous B&B just outside Orange. The genuine warmth of the welcome provided by John and Kay to their beautiful property as well as the top notch rooms and great breakfasts provided stands as first rate. We visited in spring with the blossoms in full array a more beautiful image would be hard to find so scerene and peaceful. Thanks John and Kay for sharing this lovely piece of paradise with us.

Clifton Gardens B&B is the loveliest B&B we have stayed in, both in Australia and Europe. We have stayed here on a number of occasions both in winter and summer. it is located in a quiet and picturesque setting on acres of manicured gardens and established trees. The bird life and horses greet you as you walk around the boundary of this place of paradise. The suites are beautifully presented, warm on arrival in winter and cool on arrival in summer. A lovely full country breakfast with fresh fruit & juice, a log fire, heated swimming pool for summer, private access with reverse cycle air conditioned suites and only minutes to Orange CBD. John & Kay are extremely generous with their hospitality adding the finest of touches that make your stay that little bit more special. Highly recommend.

Room Tip: The winter suite is beautiful.Log fire & private lounge room to sip red wine by the fire.

We're just back from our return visit to John and Kay Grandsen's gorgeous B&B just 10min outside Orange. What stands out about this B&B is the genuine warmth of the welcome provided by John and Kay Grandsen. Their property is a leafy, magical place in summer, where shady trees, flower gardens and a refreshing pool offer a fantastic place to relax and enjoy blissful relaxation. In winter, the very comfortable bedrooms and lounge areas are cosy, homely and inviting, and the log fire only adds further charm to this delightful B&B. Breakfast is fresh, hearty and delicious, and can be enjoyed with a view over the immaculately maintained garden and beyond to the hilly landscape that changes continuously as the days transition from morning to evening. There is so much to see and do around Orange - wineries, bushwalking, bike-riding and a myriad of foodie delights to mention a few. Clifton Gardens is a real find and a place you'll want to return to - year round.

This B&B is situated on a beautiful peaceful 5 acre plot a few kilometers out of the main town.
The accommodation consists of two large air conditioned guest suites which are furnished and decorated to the highest standards. Both suites have large lounges, a good sized bedroom and en-suite facilities. We loved the quality touches such as having fresh fruit and flowers in the room, a sample of the local wine and beer and a part bottle of port!
The hosts Kay and John Gransden were very welcoming and could not do enough for us. They took us in their car to a restaurant so that we could have a drink with our meal and not worry about driving. On one night we purchased a frozen meal and they prepared it for our evening meal and provided a salad as well with no extra charge.
The breakfasts were great and The whole experience was delghtful.
There is a nice swimming pool but during our stay it could not be used because of water restrictions.
I can recommend this place without reservation.
