We booked a suite for 5 days and was disappointed upon arrival. The grounds are nice- beautiful lake, nice pool, and lots of room to enjoy the outdoors. The inside is a different story. The suite is small but we were expecting it from the reviews, but the rooms were not clean.
We arrived to coffee still in the coffee pot. The small fridge had to be cleaned before we could use it. One air conditioner was broken and was full of dirt. I went to the front desk because the office is not open after 5 ( you can call a # if it is an emergency) the next morning. The front desk lady said it would be cleaned that day. Arrived back to the room and coffee pot was still dirty, sheets had not been changed, but the room was pretty clean.
The rooms do not have telephones. They have a fridge in one room but the microwave is in another room and you have to go through the bathroom to get from one to the other.
Upon check-out I spoke with the property manager who apologized and issued us a small credit.

Stayed 2 nights for a quiet getaway. We chose Sun N Sand based on reviews and price, compared to what was available in town. The "resort" was indeed quiet and very clean and served our needs just fine. The staff was friendly, although not around much ... the office didn't open until 9 am. The room we had was very small, but was clean and had decent amenities (AC, fridge, etc.). The bed was old and way too soft. I was up early each day because my back was screaming at me. The beach house is nostalgic and has neat character. Not sure if I would stay here again or not.

We booked 5 rooms for the 4th of July holiday based on the positive reviews on this site.
We had a total of 3 families and not one was impressed with this property. The rooms are so small, one could literally trip over something. The mattress were so soft and old, it was gross.
The housekeeping is good.

Our family stayed at the Sun N Sand for three nights this past June. This is an old hotel with a lot of character. The rooms are a little small, but very clean and enjoyable. Our family stayed in a suite which gave us plenty of room for the four of us. This hotel is located just north of South Haven and only about 15 minutes from Saugatuck, an easy drive up Blue Star Highway. The pool and bath house at Sun N Sand are brand new and the kids had a blast. There is a great fire pit in the back of the property that we did not get a chance to use because of bad night time weather. We met the owner of the property and he was very helpful and friendly. He gave us great restaurant suggestions and made us feel at home. The entire staff was just great and even with the rain at night, we were able to enjoy the wonderful veranda around the hotel. We would go back to this place in a minute

Room Tip: We loved suite 205 facing the pool.

We just got back from two days at the Sun N Sand Resort. I read all the reviews prior to making the reservation, so I already knew the rooms were small. Here are the positives: The rooms are immaculate! I cannot say enough for how clean everything is! The beds are very comfortable and even though these were the smallest rooms we've ever stayed in , everyone said they had the best night of sleep ever - I do think each room should have a mirror. The pool is fantastic and is also very clean. That being said, for two couples, the "suite" we stayed at was still just too small - even though it was two bedrooms connected by the bathroom, because there was no room to just "hang out". It would be great if they would figure out a way to keep the large room near the reservation desk open late. This would give people a chance to unwind at the end of an evening. We had some lout people standing outside of our room, which made it even worse. How about a screened pavilion with tables and chairs?

The quaintness of this hotel, and the price, still made it a nice stopover. But I'm not sure that we would return, or stay longer than one or two nights.
