It's centrally located, has decent though basic rooms, a great rooftop and friendly staff. My attached bathroom smelled a bit strange and the shower was awkward, but that wasn't enough to spoil my stay. They also supply cold beer and soft drinks in a fridge on the honor system. Breakfast was the standard samosas, bread, jam and tea.

An incredible, very cosy hotel in Khiva - excellent location, the nicest owner I had ever seen, good breakfast, authentic design - and a very fair price. The best view is from the second-floor rooms overlooking the ancient city fortifications. You will not be disappointed!

The B&B is shared with the extended family of the owner, so expect to see toddlers to grandparents wandering around the house. Breakfast was tasty and plentiful. Our room was basic but comfortable, with a large balcony. The air con struggled with the infernal summer heat, making the nights a bit sticky.

The location within the ancient city walls is excellent. The old town is quite compact, so nowhere is more than a few minutes walk away. The area of the B&B is very quiet, especially at night. It's also not well lit, so a torch could be useful if you're heading out in the evening.

The manager was very helpful and can arrange for trips into the desert for a reasonable price. We booked a taxi to the desert castles and really enjoyed the day.

One other point of interest, for anyone who has read A Carpet Ride to Khiva, is that the author Christopher Aslan Alexander stayed here during his time in the city.

The B&B is in the old centre, is a good place to stay. The location is great, just 5 minutes from the westgate.
The hosts are very friendly and help you whenever they can. The rooms are small very basic, we had a room with a balcony and view on the old city wall. Breakfast was absolutely perfect.

The place is good value for money!

very friendly, with a really great location....quiet but by the city gate - inside the walls.
The rooms are a bit basic, and probably they dont have hot water...
But this was more than made up by their friendliness and price - quality relationship is fine

Room Tip: We got the room where Christopher Aslam wrote A Caravan to Khiva....a great book!

I have really enjoyed my time in this hotel. They were very helpful with lot of information. It is in the old city and you can walk everywhere from there. It is also very easy to find. The breakfast is good but the view from the roof is even better. The also sell drinks for good prices.

This B&B has a beautiful location, inside the Khiva walls and so very close to the interesting spots. The room I had was nice (even though the bathroom was a bit “abandoned”), and the dining room too was nice. The family who owns/manages the place is very kind, and they arranged a tasteful dinner “on the spot” since there was no open restaurant. The only problems I experienced are connected with the unusual period I chose for my visit: winter is not a tourist season in Uzbekistan (I probably was the only obviously Westerner in town…), the cold is intense, and the structure is not prepared for winter (one of the mornings I stayed there I had to cope with an almost cold shower…). One noteworthy aspect is the price (just 20 $ for a single room).
