You will stay in the student rooms of this madrasa. So they are fairly basic but they are comfortable and make for a great experience. Location is amazing. The staff does not speak English but that was not an issue.

In Bangkok, this would be two or three stars, but I guess we have to "grade on a curve" for Khiva and give this four stars.

PROS:
+ Superb location (yes Khiva is small, but it is also hot so being near the center is important)
+ Free wi-fi (unlike most other hotels we used elsewhere in the country)
+ Nice modest breakfast (ask for eggs don't just accept the mystery meat)
+ Sweet helpful staff
+ Adequate working air con
+ Spacious room
+ Nice little garden restaurant for dinner

CONS:
- Room decor was bland
- Bathroom was mediocre but OK

Room Tip: Ask for a quiet room on the second floor.

Stayed here for one night during an eight day trip to Uzbekistan. The rooms are ok and have airconditioning. Reception staff were friendly. The best thing about this hotel is the location - ideally situated in the heart of Khiva - you just walk out of the hotel and you're right in the heart of the sights. The other really nice feature is the lunch/dinner outdoor area - they have the sofa bed type seating where you can really lie down and relax for hours at a time while eating and drinking. The food and drink at the hotel was excellent.

OK, so the location is good but Khiva is such a small place that almost any hotel (not the other Malika, which is a bit far out) is going to be walkable. We stayed there at the end of October, and were two of only four guests. The restaurant was shut out of season and they had no electricity (and hence no hot water) for 36 of the 72hrs we were there. The neighbouring hotels and restaurants all had electricity in this period, and they told us the Kheivak was taking shortcuts in only having two lines of electricity when other places have three or even four. While the staff were nice, they displayed no concern or urgency to fix the problem. Stupidly, we had paid in USD in advance of arrival. Had we not done so, we would have been in a position to bargain a much better price and even a partial refund. Wifi signal was v weak, when present at all. The rooms are spacious and the bathrooms decent spec but I really think you can do better than this place. It was the most expensive place we stayed in in Uzbekistan (out of 5 places) and yet the second worst.

We stayed at the Malika hotel outside the citywalls, but went for dinner to the Kheivak Restaurant in the old citycenter twice.
You can eat outside in a nice garden, filled with tapchans and also some tables.
The food is the best in town and there is even wine.

Stayed for1 night.It would be difficult to get a better location.Its within the city walls.The staff were friendly enough.The rooms were however very small and the bathroom fittings somewhat antiquated and the water supply a bit sporadic,However the air con was effective.
The hotel advertises wi fi but they were having "technical problems" with it and so was unavailable,There was also a problem about dinner,You had to book ahead but if there was no demand the dining room closes!
The breakfast was however very good and varied.
I would normally rate this as an average Hotel only but gets the extra marks simply for its good location

The Malika Keivak is just a regular hotel in Khiva. The location is inside the city walls, but there are a lot of hotels inside the city walls that are better value. The rooms are well equipped, but they are nothing special. My TV didn't work and there was no hot water in the morning. We were the only people staying at the hotel and the managment just didn't care. For example, when I asked for milk for my coffee the manager told me there wasn't any because they had ordered it for the day and now it was finished. But we were the only people at the hotel??? Then he asked us if we wanted to order dinner because we would have to order 2 hours in advance- and he let us read the entire menu- which was very large. So when we had finally decided he told us that the food we wanted was not available because it was "not in season". Finally we just gave up and didn't order anything. Overall this hotel is a disapointment.
