The Boat Land has become an institution in Luang Namtha.

The rooms are clean. The plumbing exemplary. The location on the Nam Tha river is lovely. The staff consists of young people from the village who make a real effort to keep the guest house as the previous manger would have liked it. They do speak basic English.

There is no wi-fi.

The tranquility has been shattered however by a karaoke bar that has been installed about 200 meters from the guest house. The noise (music, singing) was loud. It started in the late afternoon and went on into the night. Not late, but late enough. It happens daily. One does not need that kind of a distraction at a location such as that of the Boat Landing. It is unfortunate that local officials allow the noise pollution.

The food continues to be excellent; truly some of the very best northern Lao food. The cook out-does those in Luang Prabang.

In summary, the Boat Landing is trying hard to keep up the standards that were set for them. They are unable, however, to control external factors that spoil the environment.

Room Tip: Ask for bungalow number 5. The bungalow next door blocks some of the noise from the nearby karaoke.

First impression 'oh wow'. This changes very quickly however as one starts exploring.
The gardens are beautiful, the lodges overlook the river, and the bird life is amazing, with not much else to do. Enjoyed an amazing dinner, but no assistance returning to the rooms in pitch darkness. There are sensor lights but these only stay on for 3 seconds, I had the last (# 11) room, which although very comfortable in size, had clearly not been used or properly cleaned in quite a while. The bed linen is VERY rough and shabby, the window and door screens do not close tightly so bugs do get in/out very easily.
Bathroom was spotlessly clean with decent towels and solar powered hot water.
Just a little attention will make this property well worth a visit.

Room Tip: Insist on room numbers 1 through 6 - easier access after dark .......

Enjoyed having dinner on the patio. Very quiet in the evenings - be sure to bring earplugs for the AM to block out the animals waking up. Rooms were in small villas (2/villa) with small decks overlooknig the river.

An outstanding place in every respect. Beautifully situated on a bend in the Nam Tha river, surrounded by villages and paddy fields (and with bicycles to rent to explore them). Light footprint, with eco power and water services and set in a lovely garden full of birds and butterflies. Superb restaurant, with authentic and hard to find minority cuisine (Akha, Yao etc.). Friendly helpful staff and well integrated into the village life that surrounds it.

The Boatlanding guest house is situated far away from a not very nice Luang Namtha. When you are in the hotel , there is not much to do but sit on the balcony or on a bench altough the small river in front of the guesthouse has not a lot to offer for entertainment. The rooms are dark and the whole place feels old. Bathrooms are adequate, we did not lack of hot water and were used to hand flush from our stay in Nong Kiau.
We could not lock our door and the nice lady at reception sent us someone very promply to sort it out. The staff was generally pleasant.
We found the food in the restaurant very good and not too expensive.
On our last day, our flight was in the afternoon and they sort of kick us out of our room around 9.30am although check out was at 11am. They were happy to look after our luggage while we went to town as we could not bear to just sit around the place till our pick up for the airport.
We are not sure that Luang Namtha is worth a visit. Trekking was good but we did not see much wildlife around!

This is an older eco-lodge and is a pleasant stay, but no wi-fi and I did not get a hot shower, as it was a solar heater with no back-up and other guests had used all the hot water. Not great value either.

A great place if you want to sit by river and read, relax. I saw interesting riverside activity - cow/pigs being delivered by boat, fishing, locals bathing. And I thought the meals were good. But it's far from town and you have to call for tuktuks which quote higher than average prices, there's no Internet access nearby at all, and staff were nice but of limited English assistance (no sign of the couple featured on website). If you are coming from a trek, note that laundry there is per piece or about 3-4x cost of other places. As a solo traveler, no useful info for local sites/attraction. They booked for me a $57 solo bicycle tour which was a disappointment - I should've gone into town to look for options. Seemed more a destination for older, English speaking tourists on prepaid tours, traveling with their own guides and vans.
