A lovely, warm atmospere greeted us. The Innkeepers made us feel like family ! Our room was very clean with a really comfortable bed and a nice reading area. We both thought Tobey's homemade scones for breakfast were The Ultimate! My husband, a big breakfast kind of guy, indulged in the asparagus frittata, fresh fruit, and yogurt as well. We liked having teas and cold drinks available along with cookies and the tempting candy dishes scattered throughout the Inn. There was plenty of information readily available for "What to do?" queries and the innkeepers were also very helpful with suggestions and directions.

This probably should be listed under the "B&B" category,

My husband and I stayed here for two nights and found it to be quite ordinary. Elderly guests should be aware that there is a very steep staircase to the second and third floors.

I didn't really like having to wait until 8:30 or later for breakfast. Guests are told they can have French-press coffee before 8:30, but by the time I came down for some at 7:15, the pot was empty.

For the cost, I would have expected a more bountiful breakfast. The scones were excellent, but, other than toast and cereal, there was just scrambled eggs one morning and a spinach fritatta the second morning.

If we return to Cape Ann, we'll stay somewhere else.

Just a note, we had a booked a room here for 2+ months in advance. On the same day (within 5 hours) we needed to cancel the reservation due to a family issue. They refunded the 50% down they had already put on the card, but would not waive their $25 "processing" fee when I asked. I realize this is stated on their website so I did not argue it, but would think that cancelling this far in advance and within hours of making the initial reservation, there would have been some leeway. A $5 or even $10 fee under the circumstances would have been reasonable, $25 seems a little steep. So, as an FYI, make sure you will not be changing your reservation under any circumstances or be prepared to pay $25.

Linden Tree Inn is a wonderful inn to stay at. We visited in August for our Anniversay. We brought our three children with us. Not only were our children welcomed, but Toby made sure they were comfortable. She gave us movies to watch and homemade cookies were avaliable every afternoon. By the way my husband loved the cookies too!! Since it was our anniversary, my husband suprised me with our favorite wine and a beautiful arrangement of flowers, which Toby took care. We stayed in a Two bedroom room with a standing shower. It was very nice because the children could watch TV/movies with us and then at night they could retire to their room so mom and dad could be alone. Rockport is beautiful and a great place for a romantic get away or with the children. We also visited Glouster, which is very nice too. Glousters beaches are much nicer than Rockports beaches!!!But stay at this inn if you have the chance. The inn was very clean, the owners are gracious and caring..and the breakfast is delicious...Toby's scones are to die for!!!!

We stayed here after a whale watching trip from Gloucester and it proved to be a good choice. Rockport is a pleasant place within easy striking distance of Gloucester which was exactly what we wanted after an afternoon at sea. The Linden Tree Inn is set on a residential street just out of town but within very easy walking distance of the main town square, shops and restaurants. We were greeted by Toby (who baked excellent cookies) was very friendly and helpful in recommending places to eat and to visit. Our room was a good size with very comfortable bed and the breakfast room and guest lounge were large and comfortable, Tea, coffee, hot chocolate and cookies were available to help yourself to and there was a nice, relaxed atmosphere.
