“Great Hosts, Great Breakfast”

We stayed for a weekend because the price was right. The hosts are genuinely friendly and happy to have you as a guest. They make you eggs to order and everything is delicious. the house itself is a three story old charmer. Rooms and bathrooms are clean and roomy. It is a very short walk to the beach and shops; maybe 4-5 minutes. Some reviewers complain about it being worn and having "second hand" furniture, yes, there are a couple of pieces like that on the bottom public floor, but for the most part, who cares? It's an old Inn! The place is charming and warm with charming and warm hosts.

Room Tip: We had a room on the 3rd floor which had a very hard mattress

First stay last week. VERY old building, mostly well maintained, clean, hosts were more than pleasant and inviting. Room was large, bathroom clean and inviting. At $150, a better value than anything you can get on Cape Cod!!! Breakfast was excellent. There are 42 B&B s in Rockport. We shopped around a bit and found 3 that were as good if not better for the price. We would recommend this establishment.

Room Tip: Everything is there, community fridge and feezer, tourist advice, staircases, historic house...

I've stayed at the Linden Tree Inn several times both alone and with my family and have always enjoyed myself. The place has personality and is clearly well-loved. John and Toby are helpful and accommodating, not intrusive. The rooms are quiet and comfortable, not overstuffed as is often the case in B&Bs. In addition to the grand dining room, there's a spacious living room and shaded deck where I spent hours reading. They also make snacks, cereal, and coffee and tea, available all day, so it's a welcoming place to relax after a morning spent touring the village or swimming. It's conveniently located on a beautiful street overlooking the park and very close to a small beach. It's also a quick walk from the train station if you want to go into Boston for the day. In comparison to the other places I've stayed at in Gloucester and Rockport over the years, this is a great deal and my favorite.

We were happy with our stay at the Linden Tree in Feb 2013, but it was nothing special. While comfortable, the furniture was old in the second-hand sense and extensions cables snaked across the room to replace sockets. The inn feels like it needs a lot spending on it to bring it up to date.

Room Tip: The carriage houses are very motel-like but have balconies and a garden.

We stayed at the Linden Tree Inn for a couple of nights and were made very welcome by Toby.
She made us a lovely pot of tea on arrival, always a good start for us Brits. The breakfast was excellent with plenty of selection including home made scones (delicious) . The bedroom was adequate although I felt it was looking rather tired and needed some updating.
The Inn is well situated and we enjoyed the walk to the beach and town. The only downside to visiting Rockport in November is that there is only one restaurant open and that closes at 7.00pm.

I'd stayed 4 days at the Linden Tree Inn because I was in Rockport for a special program with Saskia Roell. During the day I was away. The people who run the Inn are friendly and helpfull.
The room & bathroom were each day cleaned. It is a traditional Inn with special English cooked breakfast in the morning. I only ate fruit but for the other guests they cook a breakfast. I walked to the beach every day, this was only 2 min walk and from my room I could hear the see. The furniture was a bit old in the living rooms. It is not a design place but a cosy and warm Inn.
The other guest were very nice and friendly too. One day I lost the key of my room and everyone was very helpfull. They don't serve dinner but there are other places nearby.

Room Tip: The rooms are visable on the website, the Inn is located in a quit street so there are few cars pass...

We've stayed in Rockport many times now - and keep coming back here because it's the nicest place we've stayed. The Linden Tree has character - an increasingly rare commodity these days. This is the antithesis of the pristine but bland, soulless room. Tobey, the innkeeper, is right that the house is just so friendly and relaxing - you just feel at home as soon as you get in. It's like staying with friends; this is a place to chill. It's in a lovely location; a quiet side street with ample off-street parking and an attractive 10-minute stroll into the centre.
There's a good breakfast - and you get freshly-baked scones and the personal touch to set you up nicely for the day.The strong coffee is also a joy. And you learn what a place is really like when you get the out-of-the-ordinary; we were there when Hurricane Sandy passed through and Jon and Tobey couldn't have been more helpful in reassuring us that we'd be ok and in making preparations so that our stay was enjoyable rather than stressful.
We'll come back again; we've only experienced friendliness and a warm welcome.

Room Tip: We go for a top floor room - but check out the cupola at the top of the house regardless. The rooms...
