This hotel is comfortable, clean, and inviting. If you are not looking for the Four Seasons, then you will be fine. The bathroom may not be the biggest, but the beds are comfortable and the grounds are well kept. The waffle lady, Dottie, will smile and say hello early in the morning while making breakfast. What more can one ask for in starting the day?

Not bad overall, but for $200/night, I expected a little more. Strong smell of mold or mildew in the room, the sink drain was stuck, the bath didn't drain properly, the AC work only sporadically, etc. For that money, these things should be addressed without having to say so.

The hotel was clean and modern with a very friendly, helpful staff. About a mile walk from thecenter of Rockport. Nice indoor pool area with an adjoining outdoor patio area was very nice.

I had read all the comments about Dottie the waffle lady. She was very friendly energetic, hard working and kept the breakfast area fully stocked and clean. She deserves all the recognition she gets but it was a liitle disconcerting to hear her ask guests to specifically mention her on the review sites.

A great palce to stay in the Rockport area.

We had a great stay. The rooms were very clean and I'm allergic to animals so I was concerned. I felt great. The free breakfast in the morning was wonderful. Nice selection complete with waffles. We had a wonderful visit.

Room Tip: Very clean and updated. Nice beds and bedding.

Although not on the water and quite a walk to town (there is a trolly that stops out front, but it stops running early evening), the Inn is a great find in Rockport. It is well appointed (except there was no hairdryer) and is in a quiet location. The room was clean and the staff were very helpful and friendly. Breakfast was typical continental (lots of carbs), and Dottie's waffles were as good as reported by others. As with most places in this area, this is a small local hotel that harkens back to motels of the 50s but with good updated amenities. The Internet worked better than in most chain hotels, and it was free! Pool was usually filled with kids, but there is a nice sitting area adjacent but it was quiet there. Highly recommended in Rockport!

Room Tip: Definitely pay $10 extra and get a suite!

We stayed here for a quick weekend getaway and were pleasantly surprised. The property was very clean and well kept. The location allowed you to walk into town safely as there are sidewalks the entire way. A public trolley is available for $1.00 per person and runs right by the hotel to the downtown area. The room had a comfortable king size bed, mini fridge, and microwave. Flat screen TV was nice with many cable choices. The indoor pool was beautiful and did not smell overly chlorinated with a nice outdoor seating area if the weather is favorable. Breakfast area was a bit congested due to a wedding but staff seemed to keep food fresh and well stocked. Waffles are probably the best part, so make sure to place an order. Overall it was a great visit and would definitely stay there again.

The Good:
1. Very clean;
2. Indoor and heated pool (great for winter or if it's raining outside)
3. Friendly (for the most part) staff;
4. Continental breakfast included in price (Not bad either. The "Waffle Lady" makes a
great waffle.)

The Not-So-Good
1. Do not stay in a room near the main lobby. You'll wake up in the middle of the night
from all the other guests coming and going;
2. The soap leaves a film on your skin;
3. No hairdryer in bathroom;
4. Rooms could benefit from having paper towels in them;
5. The "gym" consists of basically 2-3 treadmills in a very small room;
6. The Inn is located about 3/4 mile to the downtown area. I like to walk, but became
spoiled the first time I stayed in Rockport at another place where the ocean was
across the street. If you want to explore other areas (Gloucester, Essex, et al.) then
the Inn's location should not be a problem.
