We rented out the entire place for one off-season night and it was ideal. The rooms are clean, the beds are incredibly comfortable and the owners are doing a fantastic job. There's even a hot tub to relax in.

The Prince Albert Guest House is a lovely place with comfortable, immaculately clean rooms and very friendly and laid-back hosts. The decor is warm and inviting without being too "cute" or pretentious. The continental breakfast is served in a bright and homey dining room . The outdoor areas are perfect for lounging and people-watching. I felt as if I were visiting friends and staying in their guest room. The dog (Shelby) is an added bonus, as friendly and hospitable as the innkeepers. Overall, this was a very pleasant experience. I will definitely return to this Inn and will recommend it to friends.

I recently returned from my annual Labor Day pilgrimage to P-town and stayed at the Prince Albert, again. I've stayed there several times. Usually stay Room #2-Captain's Room, overlooking Commercial Street with private screened porch. Tall ceilings, beautiful furniture, and the comfortable bed ... OMG. Bob and Stephen are warm, gracious hosts and make me feel as if I'm part of the family. They treat everyone that way, I've noticed. The service is excellent in every manner and the location is perfect. I love the breakfasts!! Can't wait to go back.

We love Provincetown, so for my birthday, my husband planned a surprise vacation. Of the many places we've stayed over the years, the Prince Albert Guest House was beyond anything we had previously experienced. There was a feeling of comfort, elegance and relaxation that permeated the premises. The owners make sure that all your needs are met and are very accommodating and sociable. After a day of exploration and activities, it was wonderful to come back to such a warm and inviting place. Shelby, the dog of the house was adorable and kept an eye on all of us. It was very enjoyable to get to know people over breakfasts in the dining room and have a terrific breakfast at the same time. We would definitely return there when we are in Provincetown again, as our stay was memorable and we couldn't have asked for anything more.

This was our first visit to Ptown and we loved the B&B. We stayed in room #2 (I think) it was in the 164 building on the main level facing the street. The owners who were so nice and helped with restaurant suggestions said this was the best room in the place and we have to agree! The view to the courtyard and across the street to the sea was amazing. Honestly the only con about this place was the breakfast.

We want to thank you for your excellent review but clarify our breakfast! Our breakfast is included and plentiful; served daily from 8:30 to 10:30 AM! Although it is a continental one, it is “expanded” offering: Organic yogurt w/granola and cereal, daily fresh baked muffins, fresh cut strawberries, fresh cantaloupe and bananas as well as fresh blueberries when in season, hard boiled eggs, selection of bagels, cream cheese and breads, Nutella, Premium coffees by Starbucks or Cello hand-roasters from Oregon and Nespresso coffee, cappuccino & lattes, teas AND thick and hot Belgian Waffles that the guests cook allowing them to customize with any of the aforementioned selections. - Stephen Young, Manager

My husband and I were celebrating our 4th wedding anniversary(Oct 9th) and we wanted to go somewhere fun and gay friendly. We had never been to Ptown nor stayed in a B&B. So when my husband told me, he had booked the trip for us, I was very excited. We had a chance to see a picture of the room(#10) he chose to stay in. It looked nice online, but when we got there four hours later, what a huge dissappointment. When we walked into the room, the first thing my eyes went to was the old bedding and I don't mean in style, but literally old and stained. The sheets were very old and worn as well. The carpet on the floor was also old and stained. There were cobwebs in every corner of the room. There was a ceiling fan that had piles of dust on every blade. There was a small wooden panel refrigerator that was leaning and did not fit the rest of the room at all. There was nothing that matched the theme unless they were going for a "shabby yardsale" look in a very bad way. I really thought this was a joke and someone was going to jump out and say "you have been punked". No such luck. It was about 7pm when we checked in on a Friday on a holiday weekend so there was no way we could have gone to another place, and from what we saw as we drove in, there were no vacancies. I was heartbroken due to it being such a special time for us. All we could do, was try to make the best of it. They next day we went to explore PTown which was awesome. When we came back to the room, the maid had been in to "clean". Well, we had champagne the nite before. There were glasses provided in the room. When the maid cleaned the room instead of replacing them with clean glasses, she just rinsed them out in the sink and put them back on the table. You could still smell the champagne in them from the nite before. So fast forward to Sunday, checkout time. My husband goes in to return the keys and the manager Steve, relates to him, that they need to remodel the side of the building we stayed in. When I heard that, I was so upset. We are not confrontational people so we never said anything. So this is why I'm righting this review. I will never stay there again. They knew that room was not up to the quality at the price that they charged. This experience is definitely one for the books.

We were saddened to see Will Johnson and Ken Walker’s review of their stay in room 10. We stand by our pictures as an accurate depiction of this king room which has the same bed, dresser, mirror, wall art and floor lamp as shown online. A number of returning customers have requested this room year after year so we would like to address the items in the review as follows:

Champagne Glasses - When we asked the housekeeper that cleaned this room, she stated that generally champagne is consumed in one night and she disposes of the bottle and the glasses the following day, but given there was a little champagne left in the bottle, she opted to rinse the glasses out rather than dispose of the champagne/glasses. The housekeeper should have replaced the champagne glasses rather than wash them.

Room Quality – Each of our rooms receives daily maid service unless requested otherwise. This room was checked for cleanliness before the guest arrival by Stephen (mgr), whom noted that he wiped one of baseboards and that he spot cleaned 2 areas of the carpet which completed the cleaning; there were no stains on the comforter (we have plenty of extras and this key during inspection and was not a problem prior to arrival). The carpet was installed two years ago in 2010 and shows slight wear.

Mini-fridge - The wood paneled mini-fridge is an upgraded model (a replica of an old fashioned wooden w/clasp handles). As Ken and Will stated, “we have never stayed in a B&B”, and We therefore believe this was an issue of expectations. We stand by our other reviews in terms of service and cleanliness, and the excellent job our staff does.

Ceiling Fans - I personally cleaned the ceiling fan in this room 4 weeks ago and while it had some normal dust, it was not as described in the review; unfortunately Cape Cod’s dampness and winds require periodic extra cleaning, which is done on a monthly basis as a 10 foot ladder is required due to the high ceilings.

Cleanliness and Service - Are of utmost importance to us. As mentioned above, the room was inspected by the manager whom even knelt down and inspected a baseboard; if a cobweb was found it was NOT in every corner of the room; they are cleaned and inspected between every guests stay. It states on our website and our registration which each guest signs and gets a copy of at arrival (not because of lack of doing but because we want 110% satisfaction), “Please bring any issues of cleaning necessity, or that of personal hygienic needs, to our attention at once so that we may happily accommodate you!” We have our sheets professionally cleaned, provide upgraded linens and thick towels and almost all of our beds are “Westin Heavenly" mattresses.

Pricing and Value – Provincetown is a seasonal resort destination and we are frequently below market on the pricing scale given our location, amenities and private baths in every room! We are apart of the ten member “Distinctive Inns of Provincetown” group and have one of the best locations, patio spaces (front and back) and an unobscured harbor view from our courtyard. Our breakfast is included and plentiful! Although it is a continental one, it is “expanded” offering: Organic yogurt w/granola and cereal, daily fresh baked muffins, fresh cut strawberries, fresh cantaloupe and bananas as well as fresh blueberries when in season, hard boiled eggs, selection of bagels, cream cheese and breads, Nutella, Premium coffees by Starbucks or Cello hand-roasters from Oregon and Nespresso coffee, cappuccino & lattes, teas AND thick and hot Belgian Waffles that the guests cook allowing them to customize with any of the aforementioned selections.

We wish Mr. Johnson and Mr. Walker had brought their concerns to our attention when we checked in with them several times over their stay so we could have resolved their concerns immediately, as is our practice. – Bob Sanborn

Best place to stay in Provincetown by far! Rooms are nice and are decorated well in an 'upscale colonial" way. We loved the owners who consistently went out of there way to make us at home. We just loved the place!!!!
