They call this a guest house but they certainly didn't make us feel like a guest!

PROs: Very clean, central location in a charming, well-maintained location. Adequate morning breakfast with different home-made pastries (they do amazing scones).

CONs: Teeny tiny room with the lumpiest bed I've been in since sleep-away camp when I was 10! They charge more then many places in Provincetown (and you get significantly more in places that charge the same). While I'm not a big fan of the overly friendly b&b host, the owners felt cold and distant throughout the stay. Maybe the long summer was getting the better of them- but they are in the hospitality business and we felt more like intruders than guests.

BOTTOM LINE: Adequate as a last minute booking but keep in mind you don't get what you pay for

Stayed here 3 days during the Month of May 2014. The staff was great, the room which I stated was on the small side for the price we paid. The B@B was more like a bed. The breakfast was a joke, and the kitchen closes early so if you needed ice or anything you better get it prior to 9pm. Overall all not bad, but wished for a little more. Would be great to have an omelet station in the am.

Although this B&B is pricier comparing to area motels and does not have a pool, it is definitely worth the price.
The location is perfect – literally one-minute walk to the very busy and tourism-oriented Commercial St with shops, galleries, restaurants and pubs. Although the place is located in such a close vicinity to Commercial St, it is very quiet. There are multiple balconies available including a roof terrace with a nice view.
Extremely clean - my wife is a freak when it comes to cleanliness of places where we stay and this is the first place ever she had absolutely no complaints about. It felt like home especially with access to the kitchen; however, we were told upon our arrival that it is open till 10 PM and owners kept closing it before specified 10PM.
The only thing we found that could be improved is the breakfast. Only one yoghurt flavor was available during our stay – vanilla. There was a choice of a couple different cereals with only one kind of milk and no eggs or even orange juice. A nice thing though was something freshly baked – every day something different.
Parking area is limited to just 8-9 first-come/first-serve spots so once you get there and park, you really do not want to move your car unless you are ok with trying to find another place to park. The whole town is so small though that everything is within walking distance.
Piece of advice – when arriving (or leaving), avoid driving Commercial St. It is very narrow and although it is not a promenade, people walk there as if it were, taking its whole width. Better to come to the BB from the other direction.

Great location and the surrounding outdoor garden areas were filled with flowers; all looked well maintained. The staff was fine, but the parking was a bit tight. We dared not use our car for fear that we would have no parking space when returning after a day on the beach. It's not a real B & B in the sense that there is no hot breakfast or special social gathering before dinner with wine or a snack. Also, there was no attempt by the owners to introduce us to the house or any of its guests. Thus it is correctly advertised as a "guest house", nothing more.

The true bummer was the BED (in the Chatham room); it was super soft and sagged towards the middle, providing no back support for me or my husband. We suffered for two days because of it. I took a good look at the mattress model and deemed it to be a really cheap mattress. One night we had the windows open to capture a breeze, but were awakened at 7am the next morning, by two chatty guys talking non-stop, who were seated on the patio below our room. The next night we took no chances on the noise situation and had the windows closed with the unit-air conditioner turned on, even though there were some nice cool breezes.

In summary, I would not stay here again or recommend it as there are a number of more charming true B&Bs in the area. We booked last minute and found an OK rate (still pricey), but next time we will book earlier at another more special place.

Booked this because it was off main street. The house us nicely decorated and comfortable. We were upgraded to the Beaconlight Suite, which was very spacious. The only downside to this room is it's location under the third floor terrace. There were several times it sounded like someone was stomping about on top of us. If we met the "grumpy" owner, it was at checkout, and he was pleasant enough. The owner we did meet was very friendly and a good host.
Breakfast was very good. Fresh scones, still warm, from a local bakery, granola, and fresh fruit.
We would stay again.

Pros:
Beautiful house, exquisitely maintained
Prime location in Ptown…close to everything in the West End! (a block away from the Boatslip, block and a half from Spiritus…)
Decent continental breakfast
Clean rooms
Whirlpool tub in the back
Roof deck

Cons:
Almost ignored during check-in, not given any introduction to the house or information about facilities
Smaller rooms (but you do get your own bathroom!)
Cold vibe from the owners except during check-out (yet even though, we weren't asked our names, which room we were in, etc.)

Bottom line:
It's a charming B&B in a great spot in town, has some great amenities, moderately affordable. Didn't feel welcomed by the owners or most of the staff.

We stayed for 3 nights and had a wonderful time. Mark was the perfect host. The breakfast was delicious. The area is lovely. We keep talking about that trip and remenber how great the Beaconlight Guesthouse was. Our only regret is that we are French so we won't have a lot of opportunities to come back... but we will definitely try!
