This place was in need of refurbishing...and indeed they did. The king size bed was very comfortable. Not your normal park bench hotel bed! The bathrooms could be done up a bit more but realize it all costs money,however i feel they are doing well and hopefully will not wait too long to do more updates. The continental breakfast set-up in the lobby is a bonus for busy customers.

We recently stayed here on a whim, we have traveled to P-town many times but normally rent a house or stay at an inn near center if town and always bring our dog. We were able to book this within 2 months - it was clean priced right and let friendly. It lacks that charm of an inn, however it had everything we needed plus a nice pool area. It is fairly close to town; a nice walk to shops and center of town in 15 mins. you could call a pedicab very easily to pick you up if your feet need a break. Overall I recommend this place - affordable and clean definitely family and let friendly too

In general, the hotel is fine for what it was, especially given the cost of renting rooms on this part of the Cape. The front desk staff was very friendly when checking in. In the back, they have bike racks, a volleyball net, table tennis net, horseshoe pits, and grills. The room at first glance was clean and typical cute Cape Cod. Then you walk into the bathroom, and it was like an awful throwback to some seedy bathroom from the 60's. Not in the cool vintage modern type of way, more "I need to remodel my bathroom ASAP" kind of way. Had the bathroom been updated at all, it would have made this more of a 4 or 5 star. When you take a shower, the water goes hot, then cold, and vice versa. At second glance you realize that the furniture is really old and completely outdated. There was also a small-ish flat screen TV with a small fridge and freezer that the TV actually sits on.

The noise is also an issue. You can hear your neighbors, and the porch is also in need of a remodel, and you can hear and feel every footstep on the porch. We never had the chance to get in the pool, but it looked clean and there were kids swimming with their parents each time we walked or drove by.

Checkout was pleasant, but everyone literally mobbed the breakfast area. That reception area is way too small to accommodate a continental breakfast. We were so turned off by how mobbed it was we didn't want to wait and deal with it, so we left.

It was a comfy sleep though. However I wouldn't mind paying a little extra for some upgrades somewhere else.

I have stayed at this location for 20 years. The improvements are amazing, The rooms are clean, the expanded breakfast was wonderful and the majority of staff were extremely helpful and pleasant as they have always been in the past. The only thing I would say that past owners would not have tolerated some of the behaviors that were present. Bikes were never allowed on the second floor, making it difficult to walk by and the atmosphere around the pool was always inviting respectful of all patrons this time this truly was not the case.

But I have to say, I would absolutely go back! Sheila at the front desk is the best!

Room Tip: Pool side first floor. The king suites are great!

Just had an awesome family vacation at the Cape Colony Inn. From the pristine, freshly painted room, super-comfortable mattress and crisp white sheets to the clean, heated pool and weekly free ice cream truck visit (real homemade ice cream!), everything exceeded our expectations. Enjoyed our complimentary continental breakfast (including make-your-own hot belgian waffles) by the pool, then walked into P-town or drove to gorgeous nearby beaches. Would recommend to anyone seeking a clean, quiet, relaxing place to enjoy the beauties of the outer Cape.

Our room at the CCI was spacious and clean, with very comfortable beds. We were there during Ptown's "Carnival" (a lot of fun), and the place was completely booked, so, unsurprisingly, the lobby's breakfast scene got a little crowded (more toasters!). Staff was friendly and helpful. It's a mile's walk from the hotel to the MacMillan wharf/downtown area ... and though we just schlepped back and forth most of the time, you might want to check out the town shuttle bus, or rent bikes if you plan to be "car-less." The following has nothing to do with the hotel -- but Tmobile customers should know that their phones won't be able to make/receive calls at the CCI -- a "tower" issue or something. I tried using a phone card with the room phone, but the other party couldn't hear me. You WILL be able to make calls when you're downtown, however.

Contrary to the name, this is not an "Inn." In fact, it's a 60s-era motel with a retro vibe. The place is clean and nice. The front desk staff are uniformly friendly and helpful. When I travel, it's usually to 5-star hotels, but for a 4-day mother-daughter vacay in Provincetown, I chose the Cape Colony Inn based on the reasonable price and the convenient location. I had pictured an "Inn," and was at first disappointed because the Cape Colony is a classic motel (rooms all in a row in a low-slung, 2-story building with wooden outside stairs and a common balcony that runs the length of the 2 long buildings), but the place grew on me. If you're looking for an affordable stay in P-town, about a 20-minute walk from the center of things, than this is a good choice. The free breakfast is functional (yogurt, cereal, muffins, a waffle machine, coffee), the beds are comfortable, the place is immaculate, the bathrooms are a neat throwback to the 60s, and the parking is free. What's not to like?

Room Tip: If you want to be away from the noise of the street, ask for a room in the back, near the shuffleboa...
