To start off, the only positive thing that this motel has going for it is its location right on the beach. But other than that, I wholeheartedly agree with everything that Tim J wrote, and I also am sorry to be posting a negative review. Just returned from one night at this motel and we will never return.
When we first checked out our assigned room we heard a dog yelping and barking in a nearby room. We went back to the reception and learned that this hotel allows pets. We did not know that, it is not listed in the brochure. Normally we avoid hotels that allow pets because of allergies, and because we don't like to sleep in a room where a pet has done who knows what.
The person at the reception called the room where the dog was staying, but there was no answer. Clearly the dog owners had left it in the room by itself, which is against the motel's "policy" (posted on little signs everywhere).
We insisted being moved to another room. We were re-assigned to a room on the ground floor. In the middle of the night the people in the room above us decided to have a loud party. Since the walls and ceilings are paper-thin, it's like we were in the party. We called the reception, but there was no answer. You're totally on your own in this place.
After a bad night's sleep, we checked out the promised "Continental breakfast". Well, it's a joke: coffee, tea, orange juice, and several boxes of donuts and muffins strewn around the reception area. No tables to sit at, just a big old couch.
The motel boasts that it has been in business for 40 years. Well, it sure has not been updated in all those 40 years.
Our advice: do not stay here.

Perfect location with a beautiful beach. Lovely walk on the beach. Pet friendly. Muffins and coffee in the morning. Rooms a bit dated, but comfortable. Would not hesitate to stay there again or recommend

The motor inn is right on the beach and the view is worth a million dollars! Ok so the room is simple but clean. You just cant beat the location and the view from our balcony was breathtaking. I booked on the run and did not read the reviews. It is sad that the person who really gave this place a bad rap knows how to type. The people were friendly, the price was right, and the view was extraordinary! We had a wonderful stay and will go back again. Our neighbors told us they come every year for their anniversary too.

Room Tip: A balcony room is wonderful.

I'm sorry to have to write a negative review - but in this case it's necessary. My wife and I stayed three nights at the Cape Ann Motor Inn in September 2012 and it was one of the worst hotel experiences I've had in a long time. That's saying something since I've traveled around the world and have spent more than my fair share of time in fleabags with beds as soft as church pews and neighbors like something out of a Felini film. The GOOD NEWS is that the hotel is located right on Long Beach and it has beautiful views of the ocean and direct access to the beach. The BAD NEWS is everything else. The rooms are small and dingy with old furniture, indoor/outdoor carpeting, cigarette burns on the bathtub and clothes racks bolted to the wall. In fairness though, the cleaning staff did a good job every morning and made the best with what they had to work with. The management however, obviously stopped caring years ago and didn't even ask if we enjoyed our stay when we checked out. I'm guessing they've learned not to ask that question for fear of getting an honest answer. Even though it is a fairly large hotel there is no night clerk on duty after around 10:00 p.m. This was a BIG problem when the Mexican bikers (no kidding - their license plates were from Mexico) next door and over our heads were having a loud, drunken party until after 1:00 in the morning. The next night it was the six middle aged women in santa claus hats having a drunken party screaming and yelling until after midnight. Yeah! And we heard them exclaim, as they drove out of sight the next morning: "Did anybody bring the Captain Morgan from the room? That's the most important thing!" The hotel says that it is "Pet Friendly". Let me translate: "You can let your dog run and crap on the beach and play in the ocean and then they can sleep with you in your room." Ahh - I love the smell of wet dog in the morning. It smells like - Victory! Judging from the number of dogs at the hotel this seems to be a big attraction for lots of folks. The bed was like a rock and I woke up every morning with a back ache. But Luckily, I woke up bright and early around 6:00 a.m. when the bikers next door started yelling at each other and blasted their TV set to get the day's weather report. In conclusion let me say, if you want a place on the beach where you can get drunk with your friends and raise hell all night with no problems from the management this is the place for you. However, if you want a nice, enjoyable sea side vacation spot for you and your loved ones you should look elsewhere in Cape Ann. Happy Trails!

Room Tip: All rooms have a common walkway directly in front of their sliding glass doors on the beach side. T...

My wife and I have LOVED this incredibly scenic, tranquil, affordable, etc, etc getaway for the past 10+ years. Situated right on a beautiful beach, pet friendly(excellent walking opportunities), clean and very responsive personnel, what more could you want?? Oh yes, don't forget to check out the many local eateries, especially for seafood specialties! Hopefully, we'll get at least a "freebie" overnite for this review!!

The roomas are clean and all of them face the ocean. Listen to the surf at night and wake up with the sunrise. Ideal location. The hotel is a bit dated, but it is clean and the beach very convenient. The staff is very pleasant Fulls up in the summer, so get your room early. The handicapped room has renovated bathroom and but it is in a high traffic area.

I've been coming here for 20 years and have always found the week relaxing and fun. Brad, the owner, is always there keeping the place upgraded as needed. The staff is friendly and helpful. The morning continental breakfast is a plus! The view from each room is beautiful, and I like hearing the surf hitting the sand all day and night. Not fancy but clen and affordable.
